TYPOLOGY CARD The former port activities had the result that the structure of the building blocks is twofold. On the one hand there
are the warehouses, on the other hand, the terraced houses. The confict between these two scales, moreover, has yielded little
open space.

The warehouses in the Cadiz area are mostly low and wide buildings with a horizontal articulation. They are usually developed on
the narrowest side of the building blocks and take the whole lot depth.

The row houses, however, are narrower and taller buildings arranged as apartments typically a commercial use on the ground.
These townhouses are found in sets. This allows the small size of the individual building will again scale with respect to the
warehouse type.

METHOD

By means of an installation plan, the block is located within the neighborhood. The four street walls of the building block to be
photographically represented: an assembly of frontal views and a view from every corner on the building block. The typological
analysis and evaluation is given in plan.

TERMINOLOGY

iconic by type: When the building, as type, is that both the value dialogue with the environment and the appearance of
the architecture to the public domain are perceived as enriching and inspiring development.

by iconic series: Inspiring for the development because of the series formation. On the Islet you will find different groups
of the same or similar properties. Often they are built together, but often grow harmoniously together. These series are a special
quality because scaling the individual property to a larger size; of the warehouse. They are usually simple variations on the terraced
house, with the property that the facades are urban, anonymous and replaceable.

image by distorting type: The absence of the mentioned qualities, thus distracting from the public domain.

image by distorting facade: When the value dialogue with the environment totally lacking.

protected monument: Already included in the list of protected monuments, city and village scapes and landscapes
Antwerp.

to protect: or investigate urgent

The building is preserved. Any reassignments are assessed for their impact on spatial, structural, economic and cultural fields, the
associated procedures do not affect the building conceptually, but on the contrary be valuable additions.

It is important when valuing the property as part of the block and still be considered in relation to the whole context.

VISION CADIX

The Master provides for the district almost a doubling of the area under cultivation (the existing quay pilots are not taken into
account). These new blocks will frame the district. Similar to the current situation on the Old Docks will be the building stronger walls
on the quays. This edge development will be higher and more homogeneous, comparable to the warehouse wall to Godefriduskaai.

It is good that the scale and character of the current Cadix influence developments at the edges. Conversely, the new construction
will give an impulse to the core. The restriction of 4 storeys to the existing building blocks was therefore intended to incite
renovation.

For the new building blocks at the edge is imposed a maximum of 6 construction layers. The new blocks will make the scale
transition between the vastness of the dokkades and the scale of the orthogonal grid. This is a specific given the architectural
elaboration.

The proposed building block typologies have been chosen in function of their particular location:

- the corner blocks (A1, A5, D1, D5)

- the building blocks to the Houtdok in the north (B1, C1)
- the building blocks to the Kattendijkdok-Oostkaai and at the Kempischdok-Westkaai (A2,
A3, A4, D2, D3, D4)
- the building blocks that do not lie on the edge but connect to the existing tissue (B2, B2 ', B3, B4, B5, B5', C2, C3,
C3 ', C4, C5, C6) The proposed types offer principles, on which variations can be developed.

The location E1 to Kempische bridge can be completed with an accentuated building such a tower (master) or a warehouse
complex (water plan).

MASTERPLAN Cadix WITH NUMBERING OF THE BLOCKS

101
TYPE to form: composite block
Developmental: As in a classic block these blocks may also be a composition of subprojects. A master plan for the block, however,
should form the basis of its development.

SCALE These blocks are adjacent to the large area of the docks. They also provide a street wall on the side of the existing
neighborhood. These two different scales need to be processed in the architecture of the building block. (See rules 'scale') A rhythm
in the construction of the building blocks must establish a scale relationship with the existing buildings.

ENVELOPE density: The relationship between the floor surface and the cultivable land surface: V / T max = 3.2. For each
construction layer may build a maximum of 75% of the surface are.

height: The maximum building height is limited to six storeys. This height is determined by the road profile, but also by taking the
historic warehouses on the Godefriduskaai reference. In view of the foregoing limitations, the maximum height can not be
maintained continuously. As a function of scaling and orientation can be used a varying height.

construction line: The line construction on the outer side of the building block is, in principle, on the boundary. Interruptions, import
and projections can be used provided they yield a meaningful interaction with the public space for articulation, scaling, etc. The
building line to the indoor space can be varied and freer, depending on the composition of the block, but must be the result a
composition.

INDOOR OPEN SPACE The indoor space consists of one or more patios. These facilities must apply the principle that they are
designed as space and not the result of negative residual spaces with the rear facades. In the case of a public function or a specific
concept housing may be a part of the open space are bounded in the shape of a conservatory. The patio can also be partially
exposed by smaller cuts to create views into the public space.

PARKING It is desirable to concentrate the underground parking garages to also limit the number of entrances and exits. These
accesses are preferably situated at the short sides street and not to the dokzijden. The concept and location of the car parks should
allow the planting of trees in the patios. (See rules "underground parking" p 160)

Kempischdok
Kattendijkdok

103
TYPE to form: The quay to the Houtdok is a narrow quay. She is set so that it will be of its buildings in the shade. Therefore, the
typology provided a consistent development which provides an interesting approach on zoning and spatial experience. Through this
typology variety and quality accommodation is also placed in the public space (green, air and light).

Developmental: An overall plan for the building block needs to be bound to any sub-projects a whole. These building blocks can
scale, public functions are included (kindergarten, nursery ...)

SCALE These blocks are adjacent to the large-scale space of the docks on the one hand, and on the other hand forms a street wall
on the side of the existing area. These two different scales need to be processed in the architecture of the building block. (See rules
'scale' P148)

ENVELOPE building volume: The cross-volumes have a width of about 8m. The patios have a width of 17m. If the floors are
accessed via a gallery system than this gallery may be provided in the patio area. The indoor long volumes have a depth of 8m + +
6m, and are retracted from the construction line.

height: The maximum building height is limited to six storeys. The on-site volumes of the street have 4 levels.

construction line: The building line to the long street side is formed by the end walls of the transverse volumes and, optionally, a
garden wall which connects them, and in terms of effect, and material forming part of the facade. This garden wall is up to 4m high.
The transverse volumes may at the quay max 4m protrude above the public space, the free height under the cantilever is minus 4m.
Also this construction line can be completed by a garden wall of up to 4m high.

INDOOR OPEN SPACE The indoor space is made up of a plurality of patios, interconnected to form a collective garden. In the case
of a public function or a specific house construction concept, the patios can be defined in part in the form of a conservatory. The
garden walls need strong at the quay actively participate in the construction of public space. But also be interpreted to the private or
collective space, the wall may as a storage room, entrance, bicycle, etc. The total depth or thickness may be up to 2.4m amounts.

PARKING It is desirable to concentrate the underground parking garages to also limit the number of entrances and exits. These
accesses are preferably situated at the short sides street and not to the dokzijden. The concept and location of the car parks should
allow the planting of trees in the patios. (See rules "underground parking" p160)

104
BUILDING BLOCKS B1 / C1
the Houtdok

Houtdok

Kempischdok
Kattendijkdok

105
TYPE to form: The blocks are perceived as patio buildings, the ground storey can be fully built. Notwithstanding this angular position
is no intention to use it for architectural 'overacting'. The character is similar to that of the other "edge blocks. The size varies, but
not the scale and not the character of the architecture.

Developmental: The blocks are considered as one project, one design, a monoblock.

SCALE These blocks will form the corners of the future Cadiz district. The architecture of this corner building, both the scale of the
docks as the streets are included. (See rules 'scale' P148)

ENVELOPE density: The ratio between the surface area and buildable land surface: V / T max = 3.6. For each construction layer
may build a maximum of 75% of the surface are. With the exception of the ground floor which can be built for 100%.

height: The maximum building height is limited to six storeys. This height is determined by the road profile on the one hand and on
the other hand by taking the historical warehouses on the Godefriduskaai as a reference. This maximum height may be maintained
continuously. The overall height of the ground floor can not contain two layers of construction, on the condition that the upper layer
is regarded as a duplex layer, and the surface thereof is only 50% of the actual ground level.

construction line: The line construction on the outer side of the building block is, in principle, on the boundary. Interruptions, import
and projections can be used provided they yield a meaningful interaction with the public space for articulation, scaling, etc. (See
regulations 'scale' P148) building line to the indoor space can be varied and freer, but must be the result a composition.

OPEN SPACE These facilities must apply the principle that they are designed as space and not the result of negative residual
spaces with the rear facades. When the ground layer has been completely built-up, the roof of it has to be light-permeable and / or

useful as a collective or commercialized outdoor space. Great

interruptions facade and volume can this storey impose an interesting relationship with the public space. The patios can be resolved
internally as well as externally. Importantly, however, the block as a volume remains to connect to the front wall as a whole.

PARKING The parking here may be wholly or partially organized in the ground base, provided that it is almost completely
surrounded by public and commercial functions. A limited view through the parking can. The architecture of such parking must allow
this space to evolve to other destinations. The entrances are preferably situated on the road side and not to the dokzijden.

106
CORNER BLOCKS A1 / A5 / D1 / D5

Houtdok

Kempischdok
Kattendijkdok

107
TYPE to form: It is a mixed one part typology of terraced houses with private garden and also apartment buildings (offices, small
public functions) in a collective garden. The plot depth for the apartment buildings should allow this high are developed in relation to
the adjacent terraced houses. The sunlight and the privacy of the row houses are issues here.

Developmental: An overall plan for the building block serves to bind any sub-projects, and the two typologies to one whole. Both for
the project and for the entire neighborhood was interesting to use several designers for the building. The open space should be
developed contrast to an overall design.

SCALE This development is not at the edge but within the district. The scale dialogue is therefore directed to the scale of the existing
buildings, in particular, to the associations of rijwoningen as they occur in various blocks of the Cadiz-quarter.

ENVELOPE density: For apartment buildings, the ratio V / T max 3.6

lots: The townhouses have a lot width of about 6m and a lot depth of 24m +. The apartment buildings have a lot width of about 18m
and a lot depth of 48m +. The plot depth for the apartment buildings should allow this high are developed in relation to the adjacent
terraced houses. The sunlight and the privacy of the row houses are issues here.

Building depth: The overall depth of the terraced houses is 12m to all floors. The overall depth of the apartment buildings is + 48m.

height: The maximum overall height for the rijwoningen is limited to 4 levels. The apartment buildings may contain up to 4 levels in
the first zone of 24m (street side) and a maximum of 5 floors in the second zone (garden).

construction line: The line construction on the outer side of the building block is within the boundary. Interruptions, import and
projections can be used provided they yield a meaningful interaction with the public space for articulation, scaling, etc. (See
regulations 'scale' P148)

INDOOR OPEN SPACE The indoor space is formed by the private gardens of the terraced houses and the collective garden. Both of
them are compositionally a whole and running spatially into each other.

PARKING The underground parking is concentrating among the buildings. Of entrances and exits can be provided in the apartment
buildings. Aboveground parking for terraced houses in the form of an integrated carport. Carports or non-covered parking spaces
may be provided in the collective garden on the condition that the image quality of the inner area is green, and dominates the
garden aspect.

TYPE
to form: This part of the building block contains the North Pershuis-complex.
Developmental: A portion of the complex should be protected from industrial archaeological standpoint. The surface area makes it
possible to cultivate in addition to the site in conjunction with or independent of the complex.

VISION

The architectural development will rely heavily on the program of old and new and the combination thereof. Regulatory here would
only impose unnecessary restrictions. Perhaps a good contrast composition more appropriate than to strive for harmony, but
dialogue is a requirement.

TYPE
to form: The location on the Kempen bridge can be completed with an accentuated development as a residential tower (master) or a

VISION

If the tower is achieved, the living towers of the Kattendijkdok Westkaai will serve as a reference for envelope and image quality. If
one opts for pilots, is reusing the existing hangars at this place the most appropriate. The activities that take place should not burden
the public domain. An unsealed portion as a covered outdoor area is therefore appropriate.

VISION

The "custom building 'is a foreign element into the existing tissue, which is little or not enters into a dialogue with its surroundings.
The surrounding greenery and undeveloped space mitigate the negative impact of this building. The typology of 'a loner' in the
middle of a neighborhood, combined with greenery and open space, but can also be read as a "historic" and sustainable model, just
as the church in the village on the village square. The detachment of this building is mainly a consequence of the architectural
design and not so much from the dish and / or type. The open work and permeable of the site would be a relationship may arise
between building and public domain.
