TYPOLOGY CARD The former port activities had the result that the structure of the building blocks is twofold. On the one hand there
are the warehouses, on the other hand, the terraced houses. The confict between these two scales, moreover, has yielded little
open space.
The warehouses in the Cadiz area are mostly low and wide buildings with a horizontal articulation. They are usually developed on
the narrowest side of the building blocks and take the whole lot depth.
The row houses, however, are narrower and taller buildings arranged as apartments typically a commercial use on the ground.
These townhouses are found in sets. This allows the small size of the individual building will again scale with respect to the
warehouse type.

METHOD
By means of an installation plan, the block is located within the neighborhood. The four street walls of the building block to be
photographically represented: an assembly of frontal views and a view from every corner on the building block. The typological
analysis and evaluation is given in plan.
TERMINOLOGY
iconic by type: When the building, as type, is that both the value dialogue with the environment and the appearance of
the architecture to the public domain are perceived as enriching and inspiring development.

VISION CADIX
The Master provides for the district almost a doubling of the area under cultivation (the existing quay pilots are not taken into
account). These new blocks will frame the district. Similar to the current situation on the Old Docks will be the building stronger walls
on the quays. This edge development will be higher and more homogeneous, comparable to the warehouse wall to Godefriduskaai.
It is good that the scale and character of the current Cadix influence developments at the edges. Conversely, the new construction
will give an impulse to the core. The restriction of 4 storeys to the existing building blocks was therefore intended to incite
renovation.
For the new building blocks at the edge is imposed a maximum of 6 construction layers. The new blocks will make the scale
transition between the vastness of the dokkades and the scale of the orthogonal grid. This is a specific given the architectural
elaboration.
The proposed building block typologies have been chosen in function of their particular location:
The location E1 to Kempische bridge can be completed with an accentuated building such a tower (master) or a warehouse
complex (water plan).

TYPE to form: composite block
Developmental: As in a classic block these blocks may also be a composition of subprojects. A master plan for the block, however,
should form the basis of its development.
SCALE These blocks are adjacent to the large area of the docks. They also provide a street wall on the side of the existing
neighborhood. These two different scales need to be processed in the architecture of the building block. (See rules 'scale') A rhythm
in the construction of the building blocks must establish a scale relationship with the existing buildings.
ENVELOPE density: The relationship between the floor surface and the cultivable land surface: V / T max = 3.2. For each
construction layer may build a maximum of 75% of the surface are.
height: The maximum building height is limited to six storeys. This height is determined by the road profile, but also by taking the
historic warehouses on the Godefriduskaai reference. In view of the foregoing limitations, the maximum height can not be

construction line: The building line to the long street side is formed by the end walls of the transverse volumes and, optionally, a
garden wall which connects them, and in terms of effect, and material forming part of the facade. This garden wall is up to 4m high.
The transverse volumes may at the quay max 4m protrude above the public space, the free height under the cantilever is minus 4m.
Also this construction line can be completed by a garden wall of up to 4m high.
INDOOR OPEN SPACE The indoor space is made up of a plurality of patios, interconnected to form a collective garden. In the case
of a public function or a specific house construction concept, the patios can be defined in part in the form of a conservatory. The

SCALE These blocks will form the corners of the future Cadiz district. The architecture of this corner building, both the scale of the

TYPE to form: It is a mixed one part typology of terraced houses with private garden and also apartment buildings (offices, small
public functions) in a collective garden. The plot depth for the apartment buildings should allow this high are developed in relation to

Developmental: A portion of the complex should be protected from industrial archaeological standpoint. The surface area makes it
possible to cultivate in addition to the site in conjunction with or independent of the complex.
VISION
The architectural development will rely heavily on the program of old and new and the combination thereof. Regulatory here would
only impose unnecessary restrictions. Perhaps a good contrast composition more appropriate than to strive for harmony, but
dialogue is a requirement.

VISION
