Draft an Absolute Deed of Sale over Real Property given the following details:

a. The wordings must be in Filipino/Tagalog.


b. The subject of the sale is a 270 square meter vacant lot (corner lot) located in #213,
Block 2, Lot 23, Hillsborough Heights Subdivision, Project 6, Quezon City. The
absolute owner of the lot is John Dela Serna, a Filipino citizen, who resides with his
family at Unit 3011 Grass Condominiums Tower III, North Edsa, Quezon City. He
has been happily married to Julia De Gracia since 2009. They have two (2) children
named Sandy and Andy, who are both minors.
c. John has to sell the lot since the proceeds will go to a housing unit that he and his
wife wanted to purchase in Batangas.
d. The property was inherited by John from his parents, who passed away when he
was still young. The property was placed in trust until John reached the age of 25,
and was transferred to him thereafter, free from all liens and encumberances.
e. The buyer is John and Julia’s best friend and best man at their wedding, Jericho
Reyes Serapio. He is a Filipino citizen, a businessman, single, and who lives at Unit
29, Linden Suites, Legaspi Village, Makati City. Jericho is planning to put up a three-
storey apartment over the property after he purchases it.
f. The parties likewise agreed that Jericho will shoulder the costs of expenses of
processing the transfer of the title over the property into his name, as well as the
costs relative to the notarization of the Deed of Absolute Sale.
g. The parties had their other common friends, Joy Santos and Beverly Antonio, both
who are Filipino citizens, witness the execution of the Deed of Absolute Sale.
h. The parties likewise agreed that the purchase price for the property will be P7.7
Million Pesos, half of the amount to be paid via Manager’s check issued under
Jericho’s account via Security Bank, North Edsa, Quezon City Branch, during the
execution of the Deed of Absolute Sale; while the other half is paid through
installment payments spread over a 24-month period from the time of the
execution of the Deed of Sale.
i. The title over the land will be transferred after the full payment of the purchase
price. In the interim, all taxes over the land will be shouldered by Jericho, although
all taxes over the property have been promptly paid by John even before the sale.
j. The property is not subject to any right-of-way.
