OF A PARCEL OF LAND

KNOW ALL MEN BY THESE PRESENTS :

This Deed of Sale made and executed on __________, 201_ in the Province of
______________, by and among :

AAA, single/married, of legal age, Filipino, and a resident of

_______________; hereinafter referred to as the FIRST PARTY;

BBB, single/married, of legal age, Filipino, and a resident of

_______________; hereinafter referred to as the SECOND PARTY;

and

CCC, single/married, of legal age, Filipino, and a resident of

_______________; hereinafter referred to as the THIRD PARTY;

by virtue of these presents;

WITNESSETH : THAT -

WHEREAS, the subject of this sale is a certain parcel of land denominated as

WHEREAS, the above-named parties state that they are the true and absolute owners of
the above-mentioned property. A copy of the TCT No. _________________ of the
Register of Deeds of _________________ covering the same is attached hereto and
made integral part hereof as Annex “A”.

WHEREAS, the subject parcel of land may be more particularly described as follows :

NOW, THEREFORE, for and in consideration of the sum of

from the vendee _________________________ is hereby acknowledged to the entire
satisfaction of the above-named parties, the above-named parties do hereby sell,
transfer and convey in favor of the vendee _________________________, his heirs,
successors, and assigns, in a manner absolute and irrevocable, all their rights, interests
and participation in the above-mentioned _______________, covered by TCT No.
_______________________, subject to the following terms, conditions, restrictions and
stipulations, to wit :

1. That from the execution of this deed of sale, the vendee shall be responsible for
paying the annual real estate taxes to the Office of the Municipal Treasurer of

2. That the above-named parties warrant peaceful possession of the property herein
sold and conveyed and shall defend the vendee from all claims.
