SECTION 33

MAINTENANCE EQUIPMENT

The following is a new Section added to QCS 2014 (Qatar Construction Specification) for this
project.

General:

- Qatar Construction Specifications (QCS 2014) shall be the basis of the Architectural
Specifications unless otherwise indicated hereunder.
- Comply with applicable requirements of the laws, codes, and regulations of authorities
having jurisdiction.
- Edition date of indicated Standards and Codes shall be the latest edition in force at the
time of contract award.
- Acoustic requirements shall comply with Project Acoustic Requirements.
- Comply with all relevant requirements of Qatar Civil Defence.

PART 1 MAINTENANCE EQUIPMENT

1.1 GENERAL

1.1.1 Scope

1 This section include maintenance equipment systyme attached to the building, for
movable and portableb

1.1.2 Related Documents:

1 Drawings and general provisions of Contract, Conditions and Specification Sections,


apply to work of this Section.

2 Façade Cleaning and Maintenance Report and Drawings.

1.1.3 DESCRIPTION OF WORK:

1 Extent of maintenance equipment is shown in Façade Cleaning and Maintenance


Strategy Report, Volume 2D.

2 Types of maintenance equipment required include the following:

(a) Window washing equipment.

1.1.4 Performance Requirements

1 Ensure that the structure is capable of sustaining the loads imposed.

2 Structural Loads:

(a) Wind Loads: As indicated in Structural General Notes.

(b) Seismic Loads: As indicated in Structural General Notes.

1.1.5 Design Requirements

1 Design window cleaning/suspended maintenance system to suit building and in


accordance with plans, specifications, standards, and regulations/codes and structural
loads indicated in structural General notes.

2 Locate anchorages to suit suspension equipment that will be used on the building with
respect to items such as reach, rigging, spacing, roof edge condition, and similar items.

3 Design all anchor components to provide adequate attachment to the building and suited
to current window cleaning/suspended maintenance practices. Ensure compatibility with
industry standard equipment.

4 Ensure all anchor components conform to proper engineering principles and have been
designed by a Professional Engineer qualified in the design of window
cleaning/suspended maintenance equipment, its application and safety requirements.

5 Design system fall arrest/Abseiling safety anchors and equipment supports to comply
with the following structural requirements:

(a) Supports for Suspended Platforms: permanently installed support equipment and
the structure to which they are attached to be designed for 1,000 lb. (4.5 kN)
minimum static working load.

(b) Fall Arrest Safety Anchors: designed to resist a 5,000 lb. (22.2 kN) load in any
direction without detachment or fracture occurring. To avoid deformation under
normal usage, anchors are to be generally designed to resist a 1,000 lb. (4.5 kN)
static working load in any direction.

(c) Ensure design of primary support equipment is capable of sustaining without


failure at least four times the maximum static working load applied or transmitted
to the components, i.e. a 4 to 1 stability factor.

1.1.6 Submittals:

1 Product Data: Submit manufacturer's product data, specifications, installation, and


maintenance instructions for each type of vault doors required.

2 Shop Drawings: Submit shop drawings for installation of window washing equipment.
Show anchorage and accessory items.

3 Submit shop drawings showing complete layout and configuration of complete window
cleaning/suspended maintenance system, including all components and accessories.
Clearly indicate design and fabrication details, window "drops", hardware, and installation
details.

1.1.7 Quality Assurance

1 Manufacturer: Work of this Section to be executed by manufacturer specializing in the


design, fabrication and installation of window cleaning/suspended maintenance systems.
The Manufacturer must have at least 15 years documented experience in design and
supply of cleaning systems for high-rise building.

2 All equipment consisting of monorail, wire ropes, cradles and other accessories shall be
from a single source.

3 Professional Engineer Qualifications: A professional engineer who is legally qualified to


practice in jurisdiction where Project is located and who is experienced in providing
engineering services of the kind indicated. Engineering services are defined as those
performed for installations of window cleaning eqipments that are similar to those
indicated for this Project in material, design, and extent.

4 Standards Conformance: All rails and related equipment including trolleys comply with
OSHA and ASME/ANSI/IWCA safety requirements for window cleaning, and various
materials standards.

1.1.8 Warranty

1 General Warranty: The special warranty specified in this Article shall not deprive
Employer of other rights Employer may have under other provisions of the Contract
Documents and shall be in addition to, and run concurrent with, other warranties made
by Contractor under requirements of the Contract Documents.

2 Special Warranty: Provide complete system warranty in which Manufacturer, Installer,


and Contractor are jointly and severally responsible and agree to repair or replace
maintenance equipment that fail in materials, finishes or workmanship within specified
warranty period. Failures include, but are not limited to, the following:

(a) Deterioration of metals, metal finishes, and other materials beyond normal
weathering.

(b) Structural failures including, but not limited to, excessive deflection.

(c) Noise or vibration caused by thermal movements.

(d) Failure of operating components to function normally.

3 Warranty Period: Five years from date of Substantial Completion.

1.1.9 Delivery, Storage and Handling:

1 Deliver window washing equipment and accessories in original packing to provide


protection during transit and job storage. Provide additional sealed plastic wrapping for
factory finished items.

2 Inspect window washing equipment and accessories upon delivery for damage. Minor
damages may be repaired provided refinished items are equal in all respects to new
work and acceptable to Engineer; otherwise, remove and replace damaged items as
directed.

3 Store window washing equipment and accessories at building site under cover and as
recommended by manufacturer.

1.2 PRODUCTS

1 General

(a) The machine will be designed to ensure complete safety of operators.

(b) The cradle will be in a position to reach all areas of the building and will be
moved horizontally by a trolley on independent wheels and guided by an angle all
along the perimeter of the building.

(c) Access for the operators to the cradle will be safe from the roof level.

(d) The system should be designed to one of the following standards:

(i) U.K.-BS 6037.

(ii) European EN 1808.

(e) provide water outlets as per mechanical drawings.

(f) Power supply shall be available as per Electrical Drawings.

1.2.2 Monorail System

1 Monorail: The Monorail is an extruded aluminium profile with the following


characteristics.

(a) Monorails and mounting: designed with load capacity of 700 Kg; fabricated using
aluminum extrusions to ASTM B221 "Standard Specification for Aluminum-Alloy
Extruded Bars, Rods, Wire, Profiles andTubes".

(b) Monorail finish: Finish to be PVF3 powder coating of color as selected from
manufacturer's standard colors or custom color.

(c) Capacity/Data plates: rail entry systems to be equipped with prominently


displayed, non-corrosive plate clearly stating Maximum Service Capacity,
Manufacturer's Name, Serial No. and Manufacturing Date.

(d) The rail is connected to the building by stainless seel steel 316 brackets, Soffit
mounted bracket designed to blend with the architectural protruded cantilever.

(e) Concealed track above the false ceiling and turning capability inorder to position
the cradle parallel to all facades different planes.

2 Cradel: The cradle should be suitable for the purpose of cleaning all areas and must be
powered using a traction hoist. Friction and drum hoists will not be accepted. The cradle
to house all the necessary gear, including wire rope reelers, central control box,
container for electric cable, safety devices, male traction plugs, etc. properties shall be
as follows:

(a) Capacity of load : 200 Kgs.

(b) Cradle own weight: 500 Kgs.

(c) Lifting height: to suit building.

(d) Power supply: 380 V.

(e) Frequency: 60 Hz.

(f) Energy consumption: 5 kW.

(g) Safety devices

(i) Overload switch.

(ii) Overspeed device.

(iii) Emergency descent.

(iv) Upper limit switch.

(v) Lower limit switch.

(vi) Emergency stop.

(vii) To avoid a trailing electrical cable, the brackets shall support a bus bar
running parallel to the monorail. The bus bar supplies continuous and
uninterrupted power along all areas serving the building.

1.2.3 Davits

1 Davit booms: Aluminum sections of engineered length and size to suit application,
equipped with: carrying handles;stainless steel dual line suspension trolley on outboard
end; prominently displayed, non-corrosive data plate clearly stating Maximum Service

designed to carry minimum vertical service load of 5.1 kN.

(a) Boom Reach: 4 m.

(b) Height Reach: 4 m.

2 Davit masts: Round tubular aluminum section capable of rotating through 360°; arrying
handles; connecting pins; erection winch; and transport wheels.

(a) Height: 4 m.

3 Davit bases: Round, hollow steel section piers of mild steel, Type 350W with yield
strength of 350 MPa, hot-dip galvanized to ASTM A123/123M, with Pro-Bel Protex 2.4
mm thickness, black colored two-component TPU polyurethane/polyurea coating system,
with 19 mm diameter U-bar safety anchor, and ecurement to suit application.

4 Tethers: All pins and loose pieces to be secured using 3 mm stainless steel cable
complete with easily inserted lead connectors to avoid loss.

5 Plate and all other sections: Galvanized mild steel as per davit bases above with yield
strength of 300 MPa.

6 Seamless spun aluminum flashing (for davit bases): Type 6061-T6 alloy to ASTM B221
sized with deck flange flashed in to NRCA or CRCA recommendations. Seal top of
aluminum flashing with conformable mastic tape and torch applied heat-shrink rubber
collar flashing.

7 Miscellaneous bolts, nuts and washers: mild steel, Type 300W with yield strength of 300
MPa, hot-dip galvanized to ASTM A123/123M or Type 304 stainless steel ith yield
strength of 240 MPa.

8 Fabrication

(a) Davit arms:

(i) Davits to be demountable, portable, capable of being easily and quickly


roken own into pieces weighing no more than 36.3 kg for ease of carrying.

(ii) A davit or part of a davit weighing more than 36.3 kg to be provided With a
means for its transport, which shall keep the center of gravity of the davit
at or below 915 mm above the safe surface during transport.

(iii) Davits or davit components that require more than 36.3 kg lifting effort to
raise the arm into postion to be provided with a mechanical means for
hoisting them into postion.

1.2.4 Fall Arrest System/Abseiling

1 Fall Arrest system shall comply with BS EN 795, BS EN 353 and BS EN 360 or as
acceptable to Authorities having Jurisdiction.

2 Fall Aresst system shall be located at the Roofing Perimeter edges, and in all Technical
areas thqat require Maintenance access where there is no Protective Balustrade.

3 Fall Aresst with contious line can be replaced by anchoring points, and to be placed as
per BS EN 795, BS EN 353 and BS EN 360 or as acceptable to Authorities having
Jurisdiction.

4 Fall Arrest System Requirments.

5 Rope Climber: Hoist for man riding capacity 300Kg for 15 m/min. Autonomy of Battery
600 m at full capacity.

1.3 EXECUTION

1.3.1 Examination

1 Examine surfaces and areas upon which the work of this Section depends. Report to the
Contractor in writing, defects of work prepared by other trades and other unsatisfactory
site conditions which would cause defective installation of products, or cause latent
defects in workmanship and function.

2 Verify site dimensions.

3 Commencement of work will imply acceptance of prepared work.

1.3.2 Installation

1 Install equipment in accordance with approved shop drawings and manufacturer's


recommendations.

2 Co-ordinate installation with work of related trades. Install all work true, level, tightly
fitted and flush with adjacent surfaces as required.

3 Manufacturer to assist and/or supervise installation of window cleaning/suspended


maintenance equipment installed by others.

1.3.3 Final Adjusting And Inspection

1 Adjust and leave equipment in proper working order.

2 Complete Initial Inspection Certification for Use.
