Kraanspoor Amsterdam
Kraanspoor is a sustainable building built on old
crane tracks in the Amsterdam North harbour
district. By separating the architectural elements
and HVAC installation process, an extremely
flexible solution was achieved, as well as high
efficiency during installation. The building is
heated and cooled using water of the river IJ,
combined with a heat pump.
La Fenêtre The Hague
La Fenêtre is a residential building offering distant
views of the sea. The owner, Vesteda, specialises
in developing, leasing and managing exclusive
residences and apartments. With a property
portfolio of some 28,000 residences, Vesteda is
the market leader in the Netherlands. Tenents
require a home they can redesign as they wish.
Flexibility, therefore, is of great importance,
and this was achieved here thanks to the pipes,
including those for HVAC installation such as air,
being fitted in a special duct floor.
Centre Pompidou Paris
In the Centre Pompidou, the HVAC installations,
which are highly visible and separated from the

rendering this, in principle, a very flexible building.

Slimbouwen®
A new way of organizing
the building process
Of the value supplied by HVAC installers,
25% consists of materials and 75% of
manpower, while it is precisely in the
amount of working hours that the risks lie.
Within the European construction industry,
there are many such telling figures to
point to; for example, construction and
demolition waste accounts for 30 to 40%
of the total amount of waste produced.
This figure clearly shows how HVAC installations can be hidden in floors,
without this leading to a loss of height, as in the case of a false ceiling.
Integration leads to great savings. Via the top layer, which can be
opened, the ducts are always easily accessible, which, from an HVAC
installation perspective, is also a highly flexible solution.
Need for being both sustainable
and effective
Buildings, including construction, use more
than 40% of the country’s total energy
use. Moreover, 25% of the transport on
European roadways is related to construc-
tion projects. At the same time, the
building sector in most European countries
accounts for 9% of the total employment,
while the share of the gross national
product is approximately 5%. These ratios
show that construction in Europe is not
very efficiently conducted. In practice, we
should make do with much less material.
This would render the building process
more sustainable and less expensive.
Installation sector
Over the past ten years, Eindhoven
University of Technology has devised
a new concept that is steadily gaining
acceptance in Europe. The concept is
known as Slimbouwen (Slim in Dutch
means both ‘smart’ and ‘lean’, Bouwen
means ‘to build’). The essence of the
philosophy is a new way of organizing
the building process, an organization that
already starts in the planning department.
Slimbouwen is especially important for
the HVAC installation sector. By organizing
the building process in a new way, the
installer needs to return to the construction
site less often. Moreover, even after
a building project is completed, the
installations and ducts remain accessible
for repair, maintenance and change.
New elements added
The developer of Slimbouwen, Professor
Dr Jos Lichtenberg, is a professor
of product development at Eindhoven
University of Technology. He first saw
a need for Slimbouwen when facing the

been added over the last century.
Back around 1900, hardly any services
were installed in buildings. Nowadays,
a third of the building budget is related
to installations and installers must return
to the building site many times during the
different phases of the building process.
“This can be done much more efficiently,”
Professor Lichtenberg says. “This type
of endless accumulation of innovations
in all segments of the building process
has made an unnecessarily complicated
monster of the entire building system.
There is so much proliferation now.
It’s now time to respect social values -
less environmentally polluting, less energy
use, longer life spans. This will not only
lower the construction costs, but also the
lifespan costs of a building.”
Unnecessarily complex
During the last century the building
process became unnecessarily complex
through the involvement of so many
suppliers and the apparent inability to give
them a place in a properly functioning
building process. The logic behind the
Slimbouwen concept is to separate
the building processes, so that each of
the four construction parties (the builders
of the structure, skin (outer walls and
roof), installations, and finishing work) can
work successively and thus independently
on the building site. “Already in the design
phase the architect and the four construc-
tion parties, including the installer,
make preparations in close cooperation.
This requires a lot of mutual consultation,
but with fewer parties involved.

This Slimbouwen process not only saves
time, but also a lot of money,” Professor
Lichtenberg confirms. In partnership with
various companies, Eindhoven University
of Technology has already created many
new products and solutions, also for Professor Dr Jos Lichtenberg

concentrated in the area of industrial
production of floors and walls, in which
space is created for installing the ducts
and pipes in one go, later in the building
process. This separation is carried out
in such a way that the installation
components are also easily accessible
during the occupancy phase of the
building.
Findings of leading universities
Until recently, this special type of
sustainable building was thought to be
more expensive than traditional building.
Research conducted at the universities
of Maastricht (NL) and Berkeley (USA)
however has shown that ‘green’ buildings
are also profitable. According to a 2008
joint report, sustainable office buildings
garner more rent per square meter,
have higher occupancy rates, and yield
on average 15% more when sold than
comparable office buildings.
These findings are consistent with
Slimbouwen’s experiences.
