WITNESSETH, that
WHEREAS, the DONOR acquired ownership and possession over the said
parcel of realty by virtue of a WAIVER OF RIGHTS OVER A PARCEL OF
LAND recorded and appearing as Document No. 143; Page No. 36; Book
No. XXVI; Series of 2013 in the Notarial Registry of Atty. Danielle Faith C.
Aplaten, Notary Public for and in the City of Baguio during the execution of
said document of transfer;
WHEREAS, the DONOR hereby states, for the purpose of giving full effect
and validity to this donation, that he has reserved for himself and his family
sufficient properties, in full ownership or in usufruct, which are necessary
and adequate for his support in consonance with his standing in society;

WHEREAS, the DONOR further states, for the same purpose as expressed
in the next preceding paragraph, that this donation is not made with the
object of defrauding his creditors, having reserved to himself properties
sufficient to answer for his debts contracted prior to this date;
WHEREAS, the DONEE hereby accepts and receives this gift and donation
made in her favor by the DONOR, and hereby expresses her appreciation
and gratefulness for the kindness, generosity, and liberality of the DONOR.
IN WITNESS WHEREOF, the parties have hereunto set their hands this
_____ day of November 2015 in the City of Baguio, Philippines.

respective Valid Identification Documents issued by official agencies with
particulars appearing below their names above, bearing their photograph and
signature, known and identified by me through competent evidence of
identity, presented this integrally complete instrument and represented to me
