DEED OF DONATION INTERVIVOS

KNOW ALL MEN BY THESE PRESENTS:

This DONATION INTER VIVOS made, entered and executed this

November _____, 2019 in the City of Baguio, Philippines by:

JACK E. BAGBAGA, of legal age, Filipino citizen, married to

MALAYA C. BAGBAGA, and a resident of No. 18 Purok 25,
Loakan Proper, Baguio City, Philippines. He is hereinafter
known as the DONOR for purposes of brevity.

-in favor of-

PATRIELLE E. BAGBAGA, of legal age, Filipino citizen,

single and a resident of No. 18 Purok 25, Loakan Proper,
Baguio City, Philippines. She is hereinafter known as the
DONEE to be concise.

WITNESSETH, that

WHEREAS, the DONOR is the lawful owner and possessor of a parcel of

land measuring in area of ONE HUNDRED SQUARE METERS (100
sq.m.) more or less definite in metes and bounds.

WHEREAS, the DONOR acquired ownership and possession over the said
parcel of realty by virtue of a WAIVER OF RIGHTS OVER A PARCEL OF
LAND recorded and appearing as Document No. 143; Page No. 36; Book
No. XXVI; Series of 2013 in the Notarial Registry of Atty. Danielle Faith C.
Aplaten, Notary Public for and in the City of Baguio during the execution of
said document of transfer;

WHEREAS, for and in consideration of the love and affection of the

DONOR for the DONEE, who is her daughter, and as an act of liberality and
generosity, the DONOR hereby voluntarily and freely gives, transfers and
conveys, by way of donation, unto said DONEE, her heirs, executors and
assigns, all of the right, title and interest which said DONOR has in the
above-described real property, together with all the improvements found
therein, free from all liens and encumbrances and charges of whatsoever
nature;

WHEREAS, the DONOR hereby states, for the purpose of giving full effect
and validity to this donation, that he has reserved for himself and his family
sufficient properties, in full ownership or in usufruct, which are necessary
and adequate for his support in consonance with his standing in society;

WHEREAS, the DONOR further states, for the same purpose as expressed
in the next preceding paragraph, that this donation is not made with the
object of defrauding his creditors, having reserved to himself properties
sufficient to answer for his debts contracted prior to this date;

WHEREAS, the DONEE hereby accepts and receives this gift and donation
made in her favor by the DONOR, and hereby expresses her appreciation
and gratefulness for the kindness, generosity, and liberality of the DONOR.

IN WITNESS WHEREOF, the parties have hereunto set their hands this
