Dear Neighbor:

We are addressing this letter to the owner on record of this property. If you are not the current owner, we
would very much appreciate that you forward this correspondence to them.

It has come to our attention that the workman’s cottage style home at 2047 W Augusta was recently
purchased by a developer who plans to demolish the home and replace with a 4 story building with a roof
deck. With a mean height of 45’, the actual proposed building height would be more than 50’. This would
make the 2047 property one of the tallest between Damen and Oakley along Augusta Blvd.

The board feels that this proposal would significantly change the neighborhood aesthetic and - given that
the proposal is in the middle of a block - negatively impact the properties in close proximity.

The UVNA Board has written to Alderman Hopkins informing him that association voted to oppose the
zoning change request (from RT-4 to RM-4.5) for proposed new construction at 2047 W. Augusta Blvd.
We are open to have an ongoing conversation with Alderman Hopkins about this proposal but strongly
urge him to oppose the zoning change.

We are reaching out to property owners who have homes that were not included in the Landmark Districts
of Ukrainian Village District or Ukrainian Village District Extension to garner their interest in talking with us
about development trends on these blocks. The homes in and around 2047 W Augusta Blvd. are ones
that are not within the boundaries of the aforementioned Landmark District and Extension.

Many neighbors are interested in maintaining the historical significance of our workman’s cottages,
bungalows and original 2 and 3 flat buildings so Ukrainian Village remains a unique neighborhood where
history is preserved and honored.

There may be a possibility of proposing a third extension for Landmark Districting in Ukrainian Village if
the majority of the homeowners within the unprotected boundaries are in favor.

If you would be interested in talking with us further about this proposal and/or are interested in opening
the lines of discussion about recent and future development trends in our beautiful neighborhood, the
board would like to hear from you.
