THE FUNAN REDEVELOPMENT
THE FUNAN REDEVELOPMENT

The former IT mall, closed its doors on June 30 2016 after 31 years of trading, is
being redeveloped into a mixed-use complex
Redevelopment nearly double the old complex's floor area to 80,857.7m2 . Plot
Ratio 7.0
Funan set to be the first online-and-offline (O&O) shopping mall integrating online
and offline with technology and automation in Singapore
First commercial development to allow cycling through the building at Level 1,
Funan will bring to life cycling amenities and end-of-trip facilities such as cafés
and shower facilities

Most Critical Column Head Connection at Level 4 Platform

Design moment, shear force and axial

force extracted from ETABS model
FUNAN – TREE OF LIFE FINITE ELEMENT ANALYSIS FOR COMPLEX JOINT

Von-Mises stress and uniaxial

stress are used to investigate
the stress condition of the model

Maximum stress of 355MPa is

observed at the top flange of
Beam 6 and the column under
Beam 4
The higher stress in flange of
Beam 6 is mainly caused by
tension force while higher stress
in the column under Beam 4 is
caused by high bending moment
applied in the beam.

The thicknesses of the T-strut are 20mm hollow section.
and 34mm respectively.

Stress magnitude and distribution shown in the strengthened

model are significantly reduced compared to the original model.

TIMELINES WORK IN PROGRESS

From groundbreaking to structural completion, Funan construction

took about 19 months. To date, 72% of the overall construction has
already been completed - 2 months and 2 days ahead of
schedule, what a remarkable team achievement

The site is now racing ahead to open the Mall & Office by Q2 of 2019
instead of Q3 following the contract ….. and the serviced residence
by Q4 of next year
TIMELINES WORK IN PROGRESS
WHY COMPOSITE & HOW THE CONSTRUCTION HAS HIT AN IMPORTANT
MILESTONE AHEAD OF SCHEDULE
WHY COMPOSITE & HOW THE CONSTRUCTION HAS HIT AN IMPORTANT
MILESTONE AHEAD OF SCHEDULE

KEY DRIVERS
COMPLIANCE
URA’s Building Height Control – Retain A Lower Rise Character
Around Fort Canning Hill

HAPPY PROBLEM
More than 50% GFA available To Consume
Maximizing Floor Areas with More Floor Inserts – Floor to Floor
& Ceiling Height Requirement

OBSTACLE
Redevelop with Presence of Existing Basement - Construction of
New Basement Must go in Tandem with Demolition to the Old

MOTIVATION
Early Completion & Ready to Trade
WHY COMPOSITE & HOW THE CONSTRUCTION HAS HIT AN IMPORTANT
MILESTONE AHEAD OF SCHEDULE

Key Factors of Success

We Must Have Done Something Very Correct from Day 01

Appropriate Choice of Construction Method in Early Stage of

Design– Top Down
Good Selection of Construction Material – Precast Column &
Prefabricated Steelworks (Steel Section & Profiled Steel Sheet).
Productive, Not Labour Intensive
Structural Component Self-Weight - Light to Hoist & Fast to Install
 Avoided Cumbersome Temporary Staging Works
 Simple & Direct Joint Connection
Use of VDC - An Added Modern Tool for More Well-organized
Coordination. Spot on Decisions Could be made Swiftly from
stakeholders and therefore Less Abortive Site Works
An Important Milestone – Topping
Out Ceremony Held on 28
September 2018

The structural topping out ceremony

held at Funan Showsuite was
officiated by Guest of Honour Mr
Heng Swee Keat, Singapore’s
Minister for Finance
