SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THIS PRESENT:

That I, MARY JOY L. BUNYI of legal age, Filipino, married, with postal address
at 184 Molina St, Alabang Muntinlupa City, do hereby NAME, CONSTITUTE AND
APPOINT JOHN JOHN DELA CRUZ IGNACIO, likewise of legal age, Filipino, single,
and with postal address at N0. 50 Belmont Drive, Alabang 400 Village, Cupang
Muntinlupa City, to be my true and lawful Attorney-in-Fact, for me and in my name,
place and stead to do and perform all of any of the following:

1. To sign, execute, submit and receive all the documents pertinent to the
purchase of a property situated at Barangay of Bangkal, Municipality of
Carmona, Province of Cavite covered by Transfer Certificate of Title No. 057-
2017016386 and the release of the new certificate of title in our name; MARY
JOY L. BUNYI AND FERNANDO D. BUNYI.
2. To process the cancellation of deed of assignment, transferring of
title/registration of said property in our name and to register the sale/purchase
of said property;
3. To pay any kind of tax due to effect the transfer of title of the said property;
4. To represent me and transact business with the Registry of Deeds, Land
Registration Authority, Bureau of Internal Revenue (BIR), Assessor’s Office,
and other government offices or agencies in all matters relating to the
foregoing power;
5. To do such any other act or thing that may be deemed necessary or incidental
to carry out effectively any and all of the purposes for which this authority is
hereby given;
