The main objective of the Society is to enlighten the people to invest in the Real estate for the safety,
security and very good returns. Many people do not know where to invest how to invest, what will be the
returns of their investments.

In this Real Estate booming market it is very difficult to secure a piece of land for the salaried / middle
income group people as the prices are exorbitant and soaring vertically in places like Bangalore. But here
is an opportunity this society offers. Grab it quickly.

People from all over Karnataka / other parts of India and all over the world are attracted and prefer to stay
in this Air conditioned Bangalore City because of the weather condition, cosmopolitan touch, friendly and
non violent people with rich culture.

The bottle neck is the Infrastructure on account of the un-precedent growth which is being sorted out, and
tackled by the Government which strives hard and coming up with various schemes, like flyovers, good
connecting roads, like ring roads, peripheral roads, corridor roads and connecting all part of Bangalore by
Metro rail.

The Managing Committee takes great pleasure and pride in informing that the Society has taken up a new
residential township project in the vicinity of the famous tourist attraction, “BIG BANYAN TREE”, off Mysore
Road.

The proposed lands are situated at Chunchanakuppe and Ajjanahalli Villages of Tavarekere Hobli,
Bangalore South Taluk, off the SIX LANE SUPER EXPRESS, BANGALORE - MYSORE HIGHWAY.
The proposed layout is formed by one Mr. M. KRISHNAPPA, who is a pioneer with rich experience and
formed the layout for more than 35 Societies consisting of 28,000 sites including Vijaya Bank Employees
Housing Society at Sundaram Shetty Nagar, Bangalore.

The proposed project is surrounded by 20 different Societies in S.L.N.City, a big township covering 800
acres.

The following are some of the Societies whose Layouts are being formed along with ours.

The project site is near to the ISRO’s Chandrayana Project, which is coming up in about 116 Acres. The
proposed ring road passing through at a distance of about ½ Kilometer from the Project site. The project
site will be about 24 Kilometers from Vidhana Soudha. It is strategically located between two six lane super
express ways namely the Bangalore-Mysore Highway and the Ring Road.

The Layout / sites will be formed as per the norms framed by the BMRDA.

The proposed layout will be provided with following amenities:

. Box type Rain water drains culverts, underground sanitary lines as per BDA/BMRDA
Specifications

. Underground reservoirs overhead water tank of suitable capacity.

. Sewage points to each of the sites to desist from road cutting while constructing the residential houses.

. Water connection points to each of the sites to desist from road cutting while constructing the residential
houses.

. Street light and community lighting in the layout.


. All roads in the layout will be asphalted and invariably of 40 feet width and approach road will be of 60
feet width as per BDA /BMRDA specifications.

. Reserved place for civic amenities like parks, Children’s play area, School, Community hall etc. As per
BDA / BMRDA / MPA stipulations.

. Club house for exclusive use by residents of the layout.


Regard being had to service motto of the Society, and considering the land value and proposed
development
cost etc., the Managing Committee has decided to offer sites of following dimensions, however at a base
rate of
Rs. 650.00 (Rupees Six Hundred Fifty Only) per Sq.ft. In our Society as on date Government guidence
value
is also Rs. 650/- (Six Hundred Fifty Only)
Kindly note that our society is offering the sites, the quality and facility is at par with K.H.B./BDA Sites.

The above rates are applicable for intermediate sites only

• Stamp duty/ Registration charges will be extra as applicable at the time of registration (present rate
of Stamp Duty for registration of property in Bangalore is 6.5% and Registration charges at 1% on
sale /allotment value or guideline value which ever is higher).

OTHER CONDITIONS:

• Those who are interested to buy the land should be a member of Vijaya Welfare Society (Regd.) The
proform should be filled with full particulars along with the passport size photos send it to the
above mentioned address with the enrollment fee of Rs.1,500/- along with first installment.

• Since there are limited sites, the allotment will be made as “First Come First Serve” Basis

• Full payment should be paid with in the prescribed times as mentioned above.

• Default in making installment shall attract penalty including cancellation of site to be decided by
the Managing Committee.

• All payments should be made way of A/c payee demand draft payable at Bangalore in favour of
“VIJAYA WELFARE SOCIETY (REGD.)”

• Mangaing Committee of society reserves the right to modify/ alter any of the specification of layout
formation in larger interest of its members.
• The society reserves its right to revise the rates offered above for reasons beyond the control of
Managing Committee like- any unforeseen expenses/ Changes in law/ procedure/ circumstances of
any demands that may be imposed by the statutory Government bodies on the society.

• Any disputes / claims by members in difference to decisions Managing Committee is restricted to


jurisdiction of courts in Bangalore.

The membership form, location / route map and site application forms are enclosed for the immediate
use of members. The decision of the Managing Committee is final and binding on members in all matters
of admission of members / allotment of sites in the layout. We request our members to make best use of
this golden opportunity.
