SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THIS PRESENT:

That I, CLARITA R. PIDO. of legal age, Filipino, widow, with resident address at 244 NORTH
WEST DAO ST. MARIKINA HEIGHTS MARIKINA CITY, do hereby NAME, CONSTITUTE AND APPOINT
MEDILA CARPEN, likewise of legal age, Filipino, single, and with resident address at BRGY. TAKAS
VALDERRAMA ANTIQUE, to be my true and lawful Attorney-in-Fact, for me and in my name, place
and stead to do and perform all of any of the following:

1. To negotiate, conclude, execute/sign any contract, agreement, deed and other related
documents with any party relative to the sale or assignment.
2. To represent me with any buyer/assignee/transferee in order to accept/ receive sums,
payments in whatever form whether cash or check, to pay, settle and negotiate for the
payment or settlement of any obligation, pecuniary or otherwise with any party;
3. To SELL, TRANSFER AND CONVEY to whosoever may buy or purchase my property
consisting of 5,331 square meters, located at Lot No. 489 Valderrama Cadastre Antique,
covered by TCT No. P-47860;
4. To comply with all terms agreed upon in any contract or undertaking relative to the sale of
such properties;
5. To accept and collect full payment in my name, the proceeds of sale of the afore described
property and sign for the receipt thereof;
6. To sign and execute any and all documents of sale, transfer or conveyance of the
aforementioned property;
7. To make, sign, and execute, other writings of whatever nature or kind, with any and all third
persons, entities or concerns, as well as RECEIVE, ACCEPT and COLLECT, the above-cited
application, upon terms and conditions acceptable to my said Attorney-in-Fact;

GIVING AND GRANTING unto the said ATTORNEY-IN-FACT full power and authority to do
and perform all and every act and deed whatsoever requisite and necessary to be done in
and about the premises, as fully as to all intents and purposes as I may could lawfully do if
personally present with all the power of substitution or revocation and hereby RATIFYING
and CONFIRMING all that my ATTORNEY-IN-FACT or his substitute can lawfully do or cause
to be done by virtue thereof.
