Minutes meeting of SOFITEL SO SAMUI project

Regarding Building MEP engineering system and Kitchen lay out plan in Building P1AB
- WEP will develop MEP lay out and will be updated according to the suggestions of BA as shown in
BA additional data files. (surge tank & pump room for reflecting pond 1, surge tank & pump room for
tranquility pond, stair 1 at +85.13)
- One cocoon of function room (function room 2 at +96.00) seems not possible and need to be
omitted, which it might be compensated by Salas on the Rocks – New Design by BA.
(interior designer has proposed a new conceptual interior design on December 6th, 2018. This new
design affects the location of this oval room in which PM needs to discuss in these following issues;
- The new location is overlapping with shaft box for rain ventilation from So Hall’s large roof
along the wall prepared by BA.
- The new location is overlapping partitioning wall between Public area and Back of the house
area. Therefore, when the curtain is drawn opened, the overlapped part between the room
volume and the partitioning wall can be seen.
- The new location is overlapping into Back of the house area in which is the position of the
electricity room and IT room (EE & IT room). The position of these rooms is the same as in
every level.)
- Some BOH Offices and service area will be off site with full facilities : Main laundry, staff laundry, staff
changing room, BOH offices as finance, H.R., F&B. So, owner already prepares new 2 rai off-site as
location for these functions. Laundry will be off site because laundry is not be in scope work at the
beginning.(to be included to serve only Hotel for Guests and Staff uniform)
- Accor suggests and mension about DG plant and Transformer
- DG plant - Air Intake should be ducted via plenum from the upper floor to avoid hot air short
circuit caused by the current location.
- DG – Oil tank should be sufficient for 2 days.
- DGs to be 100% back up.
- Transformer as dry type which locates in this building should be the better choice than oil type.
After Accor recommend to use dry type, WEP will enclose this room with air conditioned.
- ACCOR suggests about Security Office lay out that should be relocated with suitable layouts.
- Engineering office should be modified and spare some area for water tank which WEP will develop
lay out plan for having surge tank of tranquility pond at basement floor. (+91.35)
- WEP answers Accor that air conditioning system is VRV system and there is energy recovery units
from VRV ODUs. About VRV system, Accor recommend DAIKIN.
- ACCOR considers about Heat pumps :
- Heat Pumps will be tube in shell.
- Heat Pumps is in well ventilated area.
- ACCOR considers about Kitchen make up air & Kitchen Exhaust :
- Kitchen Make up Air: 95% of Extraction
- Kitchen Exhaust Air: recommend stainless steel (because of salty air)
- Kitchen Exhaust Air: Activated carbon filter is needed due to discharging at low level.
- ACCOR suggest about Galleries or Multi-purpose room nearby main pool that lighting system should
be well prepared as well as the MEP provision need to be very careful.
- There is not Wine cellars at back of the house area. This issue will be consulted to Mr. Roger.
- Other suggestion from ACCOR :
- Cool Rooms: ODUs to be coordinated with Architect and MEP to be in well ventilated area. Also
need water hose bib and waterproof power sockets.
- ODUs of DX split units for IT sever room and Security Office, Front office to be located.
- Hotel Back Office: To be prepared and submitted to ACCOR DTS for review.
- WEP to review all Fire Escape Route.
- Coordination: To connect Accor IT with the WEP
- Coordination: IT consultant or SI company to on board.
- Coordination: Owner’s PM to coordinate quickly with Mr.Roger regarding the Hotel Back Office.
- Coordination: WEP to summarize all queries regarding technical of the Pools and water feature
and send to the Owner’s PM.
- Coordination: Site Storm drainage: NOT YET : WEP to work out with landscape designer.
- PM asks WEP to calculate and send the size of surge tank and pump room for reflecting pond 1 (at
+102.5) and PM will have meeting with CASE for redesign structural drawing for support these
function.
- PM will arrange the m eeting about present and consult update MES design (by WEP) & Kitchen
design (by TRI-ARC) with BA at BA’s office on next week. If BA is convenient, will be on March
28th,2018. If BA is not convenient or it is inappropriate, PM will inform the appropriate meeting date
and time to all the related parties.
