Parking Space Rental Agreement

This Agreement to lease dated this (Number) _______ day of (Month)____________, (Year) is between:

(Tenant)________________________________________; and (Landlord) _______________;

for the parking space located on (Level)_____ and spot #:______; located in the premises known as (Address):
________________________________________________

For the car, described as: ______________________________________________________________________ ;

with a license plate described as: _______________________ from the Province of __________________ .

The Tenant hereby offers to lease from the Landlord the premises as described herein on the terms and subject to the
conditions as set out in this agreement.

1. Rent: The Tenant will pay to the said Landlord monthly and every month during the said term of the lease a sum of (enter
monthly rent amount)______________ payable in advance on the first day of each and every month during the length of
the lease. Six (6) post-dated cheques will be provided before the start of the lease and made out to the Landlord. The
first and the last months’ rents shall be paid at the start of the term.

2. Length of Lease: The lease shall be for a term of ______ ______ starting on the (Number) ______ day of (Month)_____March_____,
(Year).

3. Terms: The Landlord represents and warrants that they own the parking space listed above. The Tenant represents and
warrants that they live in the Premises listed above. The Landlord assumes no responsibility for any damage to person or
property arising out of this rental. The Tenant agrees to abide by all by-laws of the condominium corporation,
_________________, and will follow any notices given by the condominium corporation in regards to the parking space and/or
garage.

Should the parking space be unavailable for any reason, including regular maintenance, as required by the condominium
corporation, the Tenant understands that he, she, or they, are responsible to find alternate arrangements at their own
expense and vacate the space, but will not be released from their obligations to this Agreement, save for exercising their
right to notify the Landlord to terminate the agreement as described herein. Should the vehicle be removed because it did
not leave the space vacant with at least twenty-four (24) hours of notice, the Tenant will bear that expense.

Rent will be pro-rated to reflect availability if the vacancy period specified by the condominium corporation is
unaccommodated by the condominium corporation for a period greater than three (3) days. Only a vacancy period of four
(4) days or more will be refunded. Prorated payments will be deducted from the month’s rent immediately following the
interruption within fifteen (15) business days.

This rental cannot be sublet, assigned or transferred. Only the car listed above shall be permitted to park in the spot. Any
others will precipitate a request for removal at the vehicle owner’s expense. Should the vehicle listed above need to be
changed to a different vehicle, the Tenant will provide the Landlord with the new vehicle’s ownership information for the
date at which the change will take place.

Should any rental cheque not be honoured for its full value when cashed, the Tenant agrees to pay for any fees incurred by
the Landlord to recover any and all funds outstanding as described in this agreement. The Landlord may, at his option,
terminate this Agreement and/or retain all fees required from the last month’s rental deposit, and demand return of the
remote door opener with a return of the deposit described in this Agreement unless any other funds are outstanding.

Should a garage door opener unit be needed to enter the garage, the Landlord agrees to provide the Tenant with said access.
An Eighty Dollar ($80) deposit cheque will be required at the start of the lease. The deposit will be returned at the end of the
lease provided all garage door opener/access card/FOB are returned without damage (save for normal wear and tear).
Should the unit’s battery require replacing, the Tenant will return the unit to the Landlord, for service.

Either the Tenant or the Landlord may terminate this Agreement by providing Two (2) months notice to the other. On
termination of this agreement any refund owed of advance payment, deposits and/or the returning of cheques in the
Landlord’s possession must be completed within fourteen calendar (14) days. Any unpaid rental amounts must be paid
within seven calendar (7) days. No interest will be paid for the door opener deposit or last month’s rent from the Landlord
to the Tenant.
