LOCATION TAMAN KLUANG PERDANA

The subject property located within a new and on-going mixed development
scheme known as Taman Kluang Perdana. The latter lies about 5.4 kilometres to
the south-west of Kluang town centre.

Access to Taman Kluang Perdana from Kluang town centre is via Jalan Batu Pahat
(Kluang – Batu Pahat trunk road) for about 4.7 kilometres. Further access is via a
left turn onto Jalan Taman Kluang Barat continued with Jalan Lingkaran Tengah
Kluang for a total distance of about 0.7 kilometre until reaching the subject scheme.
The subject properties are located at the left hand-side of the aforesaid Jalan
Lingkaran Tengah Kluang.

Located to the eastern boundary of the subject property is an on-going mixed


development known as Taman Tasik Indah. Upon completion, Taman Tasik Indah
would provide for semi-detached and detached commercial plots, double and three-
storey shop/offices, single storey medium-cost terrace shops, double-storey
bungalow and link bungalows, single and double-storey semi-detached houses,
cluster house and terrace houses and Rumah Mampu Milik Johor & Perumahan
Komuniti Johor A & B.

Located adjacent to the north of Taman Kluang Perdana is the premises of


Kompleks Sukan Kluang. The complex is located to the south-west of a matured
mixed housing development known as Taman Kluang Barat. Taman Kluang Barat
is a housing scheme comprising double storey low-cost and medium-low-cost
terrace houses, single storey medium cost terrace houses, single and double storey
terrace houses, single storey terrace shops and double storey terrace shophouses.
The Kluang Public Swimming Pool is also noted within this housing scheme.

Other old and new housing estates in the locality include Taman Delima III, Taman
Kluang Perdana, Taman Desa, Taman Permata, Taman Permata 1, Taman Nilam,
Taman Saujana, Taman Berlian Biru, Taman Emas I, II & III, Taman Bintang and
Taman Intan.

Adjoining to the west of Taman Kluang Barat is an industrial estate known as


Kawasan Perindustrian Mengkibol. The latter was developed by J.S.E.D.C
(presently known as Johor Corporation Bhd). It comprises several industrial plots
erected with individually built industrial buildings. Notable factories in the estate
include Malaysian Mosaic Ltd., Polytec Laminates Sdn. Bhd., Ginma Industrial
Sdn. Bhd., Success Pulp Packaging Sdn. Bhd., CCS Corporation Sdn. Bhd., North
West Electric (M) Sdn. Bhd., C.F. Yap Industry and TBF Roofing Factory.

Other notable landmarks along Jalan Batu Pahat include Bangunan Persekutuan,
Toyota Showroom, Petronas and Petron Petrol Stations. The commercial and
administrative centre for the region is Kluang town centre which lies about 5.4
kilometres to the north-east of the subject scheme. Prominent commercial
developments within the town include Plaza BCB, Prime City Hotel, Kluang Bus
& Taxi Terminal Complex, Kluang Mall, Plaza Kluang Parade, Hotel Anika and
Pekan Rabu.
