BBCL Ashraya – Handing Over FAQ’s

1. Electricity Supply

Temporary 20 KVA of temporary electricity supply is currently available which is


supply of EB expected to be escalated to 50 KVA within the 7 days
Permanent Permanent supply from EB is expected between 15th May 2018 to 20th May
supply of EB 2018
DG - 2 nos DG’s of 410 KVA (250KVA + 260KVA) capacity is planned,
installation of the same is commenced and will be completed by
10th May 2018
- A standby DG of 62.5 KVA is installed to meet the power shutdown
until DG’s planned have been installed

2. Water source
and supply
Storage UG Sumps – 6 nos
- Raw Water – 2 nos – 65000 litres
-Filter Water Sump 2 nos – 100000 litre capacity
- Metro water Sump – 2 nos – 98000 litre capacity
Distribution HNS system – 2 sets of systems are installed
System - First Set serves Block A, E & F and consists of (3 pumps – I for
metro, II for domestic, III for flush water)
- Second Set serves Block B, C, D and consists of (3 pumps – I for
metro, II for domestic, III for flush water)
Source Borewell - 2 nos, open well – 1
WTP The treatment system is being planned by the consultant and is likely to be
installed before 30th June
Tanker Water - Most of the residential associations in the nearby vicinity have
Supply dwelled on tanker water supply because of no reliability on ground
water.
- The 2 nos of raw water sumps of 65,000 litre capacity at the site can
be used to store the tanker water supply
Metro water - The area is being fulfilled with metro water infrastructure in certain
parts.
- The representation from BBCL will facilitate the connection when
the infrastructure reaches this locality.
- Necessary metro sumps of 98000 litre capacity is constructed to
cater to the metro water source

3. Sewage STP Type – MBBR – Moving bed bio reactor – 90 KLD


Treatment Plant Readiness - STP is commissioned and ready to operate – needs 60% load to
start operation
4. CCTV and DTH
CCTV 32 nos of cameras are planned within the premises. Installation to start
shortly and will be completed by 20th May 2018
DTH DTH, intercom, telephone connection from preferred brand is to be
obtained from SACH Automation. Balaji – 99406474749, is to be contacted
whose execution team stationed in the Site

5. Amenities - Amenities to ready by 30th June 2018

6. Cricket pitch – Badminton Court is provided instead of cricket pitch,
nevertheless a cricket facility is located in the nearby proximity

6. Land extent - The profile of the site is compounded as per the site configuration
configuration shown in the sanctioned approval drawing and is not diluted nor
deviated from the land extent as calculated for UDS
- The demarcated portion is proposed to be developed as a
commercial development which will serve as a facility to the
community.

7. Fitouts - primary - It is the responsibility of the apartment owners to deposit the waste
guidelines, generated from the interior fit out works in the garbage yard
responsibility of created outside the eastern site of the site.
cleaning - Leaving the leftover ply materials in the corridor is to be strictly
prohibited

8. Cleaning of - The corridors and common areas will be continuously cleaned for
common spaces the next 6 to 8 weeks. Post handing over of the dwellings, periodical
cleaning will be as a part of maintenance

9. Corpus fund Corpus fund will be handed over on the Establishment of the Association

10. Scope of  Housekeeping & cleanliness


Maintenance  Security Services
 Garbage and waste management.
 Pest and Rodent control.
 Carry out electrical, mechanical and plumbing repairs of the society
equipment and premises.
 Maintain the gardens / landscaping
 Operate, maintain and ensure working of pumps.
 To operate and ensure working of lifts.
Time Period of Commencement of maintenance period will be computed from July’18 to
Maintenance December’18

11 Snagging and - The flats can be taken over immediately for A, B, C, D & E blocks
handing over of - Once the complete list of snags are shared from the customer after
apartments their inspection, works will be attended and handed over in specific
period time

12 House warming - A notice is to be sent to CRM team on the date and time of the
& occupancy House warming. The CRM will inform the site team to keep the flat
clean and tidy with electricity and sanitary operational.

13 Final coat of The final coat of external painting be executed after the external works are
painting completed in July

15 Final settlement - The keys can be sought from the CRM team after the final payments
- handing over are cleared by the customer.
and NOC - The no due certificate will be issued by the accounts post the
settlement
