This DEED is entered into and executed by EMELIA B. EURAOBA, of legal age,
Filipino, married, and a resident of, barangay Poblacion, Jimalalud, Negros Oriental, hereinafter
called the VENDOR, in favor of,
WITNESSETH:
That EMELIA EURAOBA is the declared owner of a certain parcel of land known as Lot
No. 1872, Pls-629, of the Cadastral Survey of Jimalalud, covered by Tax Declaration No. 99-09-
028-00044, located in barangay Tamao, Jimalalud, Negros Oriental. Bounded on the North by
Lot No. 1876; on the East by Lot No. 1862F1 & F2; on the South by Lot no. 1872; and on the
West by Lot No. 1872-E, consisting of SIXTY THOUSAND (60,000) square meters, more or
less;
That a portion of the above-mentioned parcel of land was segregated and alienated to
Barangay Tamao, Jimalalud, Negros Oriental and which portion of land I s more particularly
described as follows, to wit:

That for and in consideration of the sum of TWO HUNDRED THOUSAND PESOS
(Php200,000.00), Philippine Currency, in hand paid by the herein Vendee and receipt in full is
hereby acknowledged by the Vendor, EMELIA EURAOBA, to her entire satisfactions and that
by virtue of these presents, the Vendor does hereby SELL, TRANSFER, and CONVEY unto the
vendee, BARANGAY TAMAO, JIMALALUD, Negros Oriental, thru its duly authorized
representative, Pacito Torres, in a manner absolute and irrevocable, all her rights and interests
over the above-described portion of Lot No. 1872 consisting ONE THOUSAND ONE
HUNDRED SEVENTY THREE (1,173) Square Meters, more or less, including all the
improvements found therein, free from all liens and encumbrances;
That the vendor herein declares that due notice has been given to all persons affected by
this transaction in compliance with the provisions of the New Civil Code of the Philippines,
pertaining to the rights of the redemptioner and preemptioner, but nobody opted to exercise the
said rights; further the vendor declare that and the said parcels of land is not covered by the
Comprehensive Agrarian Reform Law because the said parcel of land is within the retention
limits of the vendor, and the vendor warrants his title and ownership over the said parcels of
land and will defend the rights of the vendee against any adverse claim whatsoever.
