Definition

 Key Performance Indicators - KPIs are ratios between available data


that may be used to check and evaluate different aspects of the
performance;

 KPIs are essential tools for checking effectiveness and to which extent
planned goals are achieved;
 KPIs are chosen to fit company purposes;

 KPI must start from real technical and economic data and must be
easily calculated (data quality);

 It is not necessary to have a great number of KPIs.

 In any case it is necessary to define procedures to link KPIs in order to


better understand the changes in the parameters to be controlled.

Effective KPIs - Which requirements?

An effective KPI should be:

 Specific (cost, quality, duration…);

 Measurable (certain, value, range…);

 Applicable / Assignable (achievable, flexible, consistent…);

 Reliable / Realistic (trust, accuracy…);

 Time defined (short, medium, long term…).

Availability

 Availability is a measure of how much a system is available for use:

 It is the fraction of time that the system is in use;

 It takes repair and restart time into account;

 Availability of 0.998 means equipment is available for 998 out of 1000 time
units.

 Uptime refers to the capability to perform the desired task;

 Downtime refers to “not being able” to perform the task.

Reliability

 Reliability deals with reducing the frequency of failures over a time


interval;

 Reliability is a measure of the probability for failure-free operation


during a given interval, i.e. it is a measure of success for a failure
free operation;

 The probability that equipment fulfils a specific process (no failure)


under specific operation conditions during a specific period;

 It is often expressed as: R(t) = exp(-t/MTBF) = exp(-λt)

λ = Constant failure rate


MTBF = Mean Time Between Failures.

Maintainability

 Maintainability deals with duration of maintenance outages or how


long it takes to complete (ease and speed) maintenance actions
compared to a datum;

 The datum includes maintenance (all actions necessary for retaining


an item in, or restoring an item to, a specified good condition)
performed by personnel having specified skill levels, using prescribed
procedures and resources, at each prescribed level of maintenance;

 A key maintainability figure is the Mean Time To Repair (MTTR) and


a limit for the maximum repair time.

 Overall Equipment Effectiveness (OEE):

 OEE = Equipment Availability × Performance Efficiency × Quality Rate.

 Total Effective Equipment Productivity (TEEP):

 TEEP =Utilization × Availability × Performance Efficiency × Quality rate.

 Net Equipment Effectiveness (NEE):

 NEE = Uptime ratio × Performance Efficiency × Quality Rate.

Cost of Quality

 Total maintenance cost, or cost of quality, is the sum of preventive


and corrective maintenance costs;

 Preventive maintenance cost is the cost associated with


maintenance carried out at predetermined intervals or other
prescribed criteria intended to reduce the probability of failure or
the degradation of performance of equipment (or plant);

 Corrective maintenance cost is the cost associated with


maintenance carried out on a defect which has caused equipment
(or plant) to be taken out of service during scheduled operating
time. Corrective maintenance can be either planned or unplanned.

KPIs and CMMS

 From a Computerized Maintenance Management System - CMMS it


is possible to obtain dashboard-like gauges where KPIs provide a
snapshot of how assets are performing compared to user defined
benchmarks; the data to calculate the requested KPIs will be given
by the CMMS;

 In case data from different information systems are combined


(finance, operations, personnel, engineering, warehouse, etc.), on-
line data transfer will provide unobstructed generation of KPIs;

 The KPIs required by management are subdivided into a number of


frameworks.
