SPECIFICATIONS FOR FRAMED STRUCTURE

1. Earthwork excavation in all classes of soil up to 8’0” below ground level and size as per
structural requirement for column foundation and refilling the foundation with
excavated soil. (If dewatering is required actual cost will be extra, Hard rock requiring
chiseling or blasting extra cost).
2. Plain cement concrete 1:5:10 mix using 1½” blue granite hand broken jelly, 4” thick for
column foundation well rammed, curing etc. complete.
3. Reinforced cement concrete works for various items like footing, columns, plinth
beams, lintel, sunshade, loft, beams, roof slab in 1:2:3 mix using ¾”jelly including
centering, supply and fabrication of reinforcement as per structural requirement,
casting, curing etc. complete
4. Filling the basement with excavated & imported soil and well rammed with
consolidation.
5. Brick work using good quality Flyash bricks
i. Basement wall in cement mortar (1 bag cement: 30 pan sand)
Basement Height 1’6” from existing road level.
ii. Super structure-main walls 9” thick in cement mortar (1 bag cement: 30 pan
sand), 11’0” height from Basement to Roof slab.
iii. Partition walls 4 ½” thick in cement mortar (1 bag cement: 22 pan sand).
iv. Parapet wall 9” thick in cement mortar (1 bag cement: 30 pan sand), 3’0” height.
6. Plastering the Ceiling, Loft, Sunshade, Roof Beam & Column with cement mortar
(1 bag cement: 15 pan sand).
7. Plastering the Walls with cement mortar (1 bag cement: 22 pan sand).
8. Flooring with P.C.C 1:5:10 mix using 1½” blue granite hand broken jelly 0’3” thick.
9. Weathering course with brick jelly lime concrete and top finished with cement mortar
(1 bag cement: 22 pan sand) with necessary slope.
10. Over Head Tank at 2nd floor 8’0” level Sintex Tank 1500 lit- 2 no
11. Joineries:
a. Rolling Shutter in Ground Floor 11’3”x10’0” size – 5Nos, using 18 guage thick.
b. First Floor Front Rolling Shutter using 18 guage thick, check sizes according to
drawing.
c. Ground Floor Shop Door 3’0”x7’0” using Wooden Door frame & wooden Shutter
d. Toilet door 2’6”x7’0 using Sintex Plastic Door frame & shutter.
e. Windows 5’0”x4’0”size in UPVC. Grills in 12 mm square rod.
f. Terrace Floor Shop Door 3’0”x7’0” using Wooden Door frame & wooden Shutter

12. Flooring top finished with 2’0”x 2’0” Vitrified tile in cement mortar
(1 bag cement: 35 pan sand).
13. Fixing of glazed tiles up to 7’0” level for Toilet walls,
14. Electrical:Concealed electrical wiring with Kundhan wire and Hi-fy ordinary switches
with Hylam Sheet.
Ground Floor
Each Bay : Ceiling - Two light point,
Wall - Two light points in each bay.

A.C. point two nos, Computer point two nos, Camera point two nos.

First Floor
Shop : Ceiling - Two fan point
Wall - Three light point, Two plug point in Switch board

15. Sanitation :
Supplying and fixing of Parryware Brand Colour EWC.
16. Plumbing:
Open line from tank and Concealed plumbing line inside toilet with CPVC
pipes and “ Watertec” fittings.
Toilet - One shower arrangements with One Tap,
One Tap for EWC.
18. Painting (Asian Brand - Tractor emulsion or Dulex Brand - Promise.)
a. For inner walls - One coat of wall primer with Colour Pigment ( putty finish for first
floor only )
b. For ceiling - Two coats with Janatha Cem powder only
c. For outer walls - One coat of White cement and One coat of exterior emulsion
d. For Rolling Shutters, Windows, Ventilators & Grills - One coat of metal primer,
Two coats of enamel paint.
Note: Extra cost
1. Plan approval expenses.
2. Temporary E.B Supply including Materials, Electrician Labour & E.B. Deposit.
3. Bore with motor to supply water with hose.
4. Steel casing E.B Main board with Main switch, Service wire materials up to EB post
including Steel Distribution board with MCB’s, Rotary switches.
5. E.B. Service deposit, E.B. office expense including shifting temporary supply and tariff
conversion.
6. Ceiling Fan, Tube lights, Exhaust fan, & Fancy light fittings & fixing charges.
7. Red Tiles on open Terrace over second floor.
