SPECIAL POWER OF ATTORNEY

I, ABELARDO BACUNGAN QUINOÑES, of legal age, Filipino citizen, married,

with residence at San Gregorio, Caba, La Union, by these presents, do hereby:

NAME, CONSTITUTE AND APPOINT, VIRGINIA M. QUIÑONES of legal age,

married, Filipino citizen and a resident of San Gregorio, Caba, La Union to be my true
and lawful Attorney-in-Fact, for me and my name, place and stead, for my use and
benefit, to do and perform any or all of the following acts and things to wit:

1. To facilitate the transfer of a parcel of land described below to the new owner,
RICARTE BALANZA QUIÑONES, specifically carrying out the acts and deeds
as enumerated in items 2-3 herein.

TAX DECLARATION NO. 2009-09-0011-00135

“A parcel of (agricultural and residential) agricultural land situated in

Brgy. San Gregorio, Caba, La Union containing an area of SIX
HUNDRED NINETY EIGHT (698) / TWO HUNDRED (200) Square
Meters, more or less; bounded on the North by PIN 14; on the East
by PIN 16; on the South by PIN 19; and on the West by PIN 13,
designated as Lot No. 5264 covered by Tax Declaration No. 2009-
09-0011-00135 (PIN 008-09-0011-006-15) of the Assessor’s Office of
Caba, La Union and declared under the name of ABELARDO
QUIÑONES.”

TAX DECLARATION NO. 2013-09-0011-00005

“A parcel of (agricultural and residential) agricultural land situated in

Brgy. San Gregorio, Caba, La Union containing an area of SIX
THOUSAND FOUR HUNDRED EIGHTY SEVEN (6,487) / FIVE
HUNDRED (500) Square Meters, more or less; bounded on
the North by PIN 025, 028; on the East by PIN 029, 040, 047; on the
South by PIN 043; and on the West by Barangay Road, designated
as Lot No. 5355-A-1 covered by TAX DECLARATION NO. 2013-09-
0011-00005 of the Assessor’s Office of Caba, La Union and declared
under the name of ABELARDO QUIÑONES.”

2. To submit and/or register the documentary requirements and pay the requisite
taxes and/or fees to appropriate government offices to effect above-mentioned
transfer, to wit:

a. Submit and/or register documentary requirements to Bureau of Internal

Revenue and pay the Capital Gains Tax, Documentary Stamp Tax , and
other requisite taxes and/or fees thereto;
b. Submit and/or register documentary requirements to the Register of
Deeds and pay the Registration Fee, Transfer Tax, and other requisite
taxes and/or fees thereto;
c. Submit and/or register documentary requirements to the Municipal and
Provincial Assessor’s Office and pay the requisite fees thereto;
d. Submit and/or register documentary requirements and pay the requisite
taxes and/or fees to other pertinent government offices.
 3. To request and/or apply for the issuance of the necessary certifications,
clearances, and other documentary requirements to effect the transfer above-
mentioned from appropriate government offices, to wit:
a. Bureau of Internal Revenue
b. Register of Deeds
c. Municipal and Provincial Assessor’s Office
d. Other pertinent government offices

4. To receive the certifications, clearances, and other documentary requirements

requested and/or applied for as mentioned in item 3 herein.

HEREBY GIVING AND GRANTING unto my said Attorney-in-Fact full power

and authority to do and perform all and every requisite or necessary to carry in effect
the foregoing authority as fully with all intents and purposes as I could lawfully do it if
personally present, hereby ratifying and confirming all that my said Attorney-in-Fact
shall do cause to be done by virtue of these presents.
