INTRODUCTION

Construction of Distribution Centers:

The construction of Brownfield Distribution Centres in South & East Zone for retail business
includes warehouse building with office spaces and utility services required for DC
operations.

Development of surrounding in phases as per scope of Architectural and Utility services.

Execution includes

1. Interior fit out


2. MEP services
3. IT & SLP works
4. Rack installation

Statutory compliances & handover to Business for operation.

SITE SDR & RFC ASSESSMENT

1. Detailed SDR to be done for site with required basic drawings

2. Survey layouts received from design team should be physically cross checked at site

3. Any site dimension variations should be highlighted

4. Location of available services should be marked

5. Site photographs should be recorded with remarks

6. Site to be inspected for RFC as per check list

7. Developer scope of works to be noted and progress should be checked & recorded.

8. Any deviation in execution by developer should be highlighted.

OWNER SCOPE OF WORKS

For Brown field works -

1 Power available at the SITE either through DG /SEB and should be within acceptable
limits

2 Provide necessary outdoor space for the storage of material at site

3 Provision of water suitable for construction.

4 Detailed scope of works to be confirmed from property team along with schedule for
RFC.

VENDOR SCOPE OF WORKS

1. The execution includes Civil / interior / M E P works as per the given BOQ.

2. Scope includes OSBL works ( Ramp / approach road etc)

if any as per design / BOQ.

3 Should adhere to HSE requirements as given in Annexure 3.

4. Materials –

4.1 All materials to be used should confirm to RIL specifications /requirements and will
be supplied by the contractor (Refer Approved Materials and Specifications)

4.2 Shall mobilize construction materials like Brick, sand, cement, metal, water etc. to
site as and when required

4.3 Procure and make available all necessary materials for execution works at sites as
per agreed terms prior to the commencement of work

4.4 Work at site should never stop for want of materials

4.5 Excess / scrap materials to be taken away / disposed after certification by the site in
charge /EIC.

5. Resources -

5.1 Vendor to ensure sufficient manpower / teams required for execution will be recruited
and trained for the execution of jobs

5.2 On Site training will be provided by RIL to the vendor.

5.3 Provide Site engineer/s to ensure HSE requirements, quality Checks and progress
monitoring and MIS to RIL’s program management

6. Record and Maintain data pertaining to Jobs Carried out

7. Contact Details of Key personnel and complete set up for E-mail and communication

8. Scheduling / execution strategy.

9. Vendor to submit Detailed Organogram for Project monitoring and execution.

10 Vendor to submit QA / QC Plan as per RIL requirement.

Timeline & Project Tenure

1. The Vendor has to complete the entire agreed Scope with in a time frame as
mutually agreed as per contract.

Detailed schedule to be prepared based on scope of works & business requirements.

2. Delays in executing the project will attract penalties as defined in the contract.

DEFECT LIABILITY PERIOD

Defect Liability Period shall be 12 months after issuance of Completion certificate by RIL

Q A / Q C REQUIREMENT AT SITE

1. QA / QC Confirming to RIL’s Standard Drawings and specifications

2. Sites will be inspected by RIL – HO Personnel

3. Vendor to carry our work at site in compliance with the safety and statutory
requirements of RIL .They shall arrange safety gadgets and protective gear for their
workmen

4. The vendor to follow Work permit system and the persons working at heights are
trained and certified by the vendor prior to commencing the work

5. Vendor to ensure all the statutory records are available and maintained and the
same has to be provided to visiting officials of RIL and Statutory inspectors.

150mm c/c at every 2100 mm height/as per Joinery details, including racking of
joints, curing and all necessary scaffolding at all heights as directed.

External plaster : 20 mm thk. Double coat sand faced cement plaster.


Providing and Laying Sand faced Plaster 20mm thick in 2 coat with 13mm thick
basecoat in 1:4 cm with waterproofing compound of approved brand as per the
instruction of EIC
2 Plastering
Providing and applying average 12 mm thk cement plaster in single coat in cement
sand mortar 1:4 to all internal surfaces at all levels including surface preparation,
staging, scaffolding and providing & fixing 20 Gauge 150mm wide chicken wire
mesh at all concrete & brickwork joints and roughening the surface as directed.

Providing and fixing Modular grid False ceiling with Armstrong mineral fiber tiles-
(Dune db. RH 99 tegular-600 x 600 &19 mm thick)-supported on galvanized micro
look T grid -(Superfine XL 15 mm bottom flange white powder coated to match grid
tile). Cut to all shapes & sizes and in the required grid pattern, frame work shall
consist of wall angles of section (15mm by 32mm depth) & bulged Tee of section
(15mm X 32mm) complete with cross tee etc.; including cost of providing & fixing
MS tab hangers, 6mm dia MS standard suspenders of required height, steel raw
plugs and suspension wires with J hooks etc complete; including the cost of
providing necessary opening & additional frame work required for light & AC
fittings; including provision for upturn as pelmets at ends along walls for return air
in the false ceiling if required and painting the steel work, where required, with one
coat of red oxide zinc chromate primer etc. complete all as per specification. i)
Wooden blocks such as wooden gutty or wooden raw plugs SHALL NOT USED as
they shrink and fall down in due course when loads are applied. ONLY standard
steel fasteners /steel raw plugs of 8 mm dia to take SWL of not less than 200 kgs
shall be used ii)The location of Tab hanger shall follow the layout of False ceiling. iii)
Anodisng of Aluminum sections should be 15micron thick.

Painting, Two or more coats with Acrylic Emulsion paint of Asian Paint , Dulux or
Equivalent make and approved shade on internal walls and ceilings as required to
give an even shade including preparing the surface, applying primer coats, etc.
complete all to the satisfaction of EIC.

Weld mesh : Flat oil Paint – Matching with Wall Color.

4 Painting

Painting the metal conduits with flat oil paint of approved shade including surface
preparation , all material , labor etc. complete to the satisfaction of the EIC.

Gypsum partitions:

Providing and fixing 52.5mm/65 mm thick Gypsum sheet partition at all heights
above plinth level to close the truss height gap in order to separate the Air
Conditioned FOH and Non Air conditioned BOH area. Scope of work includes
providing and fixing one side taper edge 12.5mm thick Gypboard® Plain is screw
fixed with drywall screws on to Square hollow pipe (40x40x 14 gauge) frame placed
at 3000mm center to center in direction of length & 1000m c/c in direction of
height with joints staggered to avoid leakage through joints. The hollow pipe
sections are to be welded to the existing truss as per site conditions and also
additional supports are to be taken from the brick/ block wall beneath for giving
5 Partitions stability of the partition. Finally square and tapered edges of the boards are to be
jointed and finished so as to have a flush look which include filling and finishing
with Jointing compound, Joint Paper tape and two coats of Drywall Top Coat (as
per recommended practices of Saint- Gob India Gypsum. The scope of work
includes painting of the square hollow pipe with one coat of Red oxide/ Zinc
chromate primer & 2 costs of synthetic enamel paint before fixing of the GI sheet,
necessary scaffolding, safety gears, welding equipment's, tools and tackles,
consumables etc all complete all as per directions of EIC. As work is to be carried
out at height of 6-10m, adequate safety precautions is to be taken by the
contractor and prior permission with method statement has to be taken from EIC
prior to start of execution.

Aluminum Partitions:
Providing and fixing aluminum partitions with medium duty aluminium sections
101.6 x 44.45 mm of jindal 4655,4656 or equivalent make(approximate weight 1.3
kg/rmt) having 20 micron bronze anodisingwith verticles of 900 c/c. The bottom
portion shall be 1000 mm high of12 mm thick particle board light grey shade
lamination on both sides.The middle portion shall be 1000mm high 5 mm thick
6 Partitions float glass. Thetop portion upto the soffit of false ceiling shall be 12 mm
thickparticle board light grey shade lamination on both sides etc.Compelte as per
drawing and specifications.
Bison Panel Partitions: Providing and fixing Bison panel partition 12mm thick with
all tools tackles over the box section 50x50x6mm, PPE's etc complete as per the
instruction of EIC. Detail scope as per the Contract.

Vitrified Flooring: 600x600. polish/matt /Anti Skid finish for Walls Floors and Walls

Providing and laying vitrified tiles of size 600mm x 600mm x 10mmthick including
cost of tile cutting, 25mm-thick bedding in CM1:4, filling the joints with matching
color pigments etc. complete as directed by EIC.

7 Flooring Epoxy Flooring:


Over Existing IPS Flooring/Kota flooring. Providing and laying 6 mm thk. Self
levelling Epoxy floor over Existing flooring as per manufacturer's specification.
Kota Stone Flooring:

Providing and Laying 25mm to 40mm thick hand cut rough kota stone ofsize
600x600mm in flooring laid over 30mm thick 1:4 Cement Mortar.

9 Skirting Kota Stone Skirting :Providing and Fixing of 19 mm thick machine cut and machine
polished approved Kota stone Skirting, stone fixed by fully buttering cement grout
on back, to correct line, level and 6mm projected from plastered surface. Joints
are well cleaned grouted with matching colour approved readymade grout, curing,
machine / hand polishing, filling zari, cleaning and where specified and as shown in
drawing exposed edge of stone rounded / chamfered and polished all complete to
the satisfaction of the EIC. 100mm high kota stone skirting

Rolling Shutters

Rolling Non perforated manually operated rolling shutters (Confirming to IS 6248) to be

Shutters provided as per design with locking arrangement as per requirement finished with
approved synthetic enamel paint.

Providing and fixing 16 gauge weld mesh of size 1/2" x 1/2" to 11/2" x 1 1/2" as
applicable and as per drawing with MS Angle size of50x50x6 mm and MS flat size of
30x3 mm at Max. spacing of 0.5m c/c. both directions including cutting, fabricating
Weld Mesh and fixing with anchors atfloor and ceiling in allignment or welding with side

Caging supports complete as per instruction. Rate to include two coats of painting with
approved shade synthetic enamel paint over two coats of red oxide.etc
completeand as directed by Engineer in charge and as per the drawings. Above 3m
height and upto 6m level.

2202(Part-I) with internally lipped, beaded on edges by 35mm x
12mmteakwoodbeading all round, with following fittings.

2HR METAL FIRE DOOR + 200 X 300 MM VISION PANEL + 2 POINT LOCKING PANIC
BARS

Providing and fixing of HOLLOW METAL 2 HOUR FIRE RATED DOORS SINGLE LEAF at
all levels from ISO 9001-2000 certified Manufacturer. Fire door should be as per IS
3614 part-1 & part-2 and BS 476 part 2 or EN 1634. Recommended fire door shall
be tested and certified by an accredited/ approved third party. Door frame shall be
double rebate profile of size 143 x 57 mm made of min. 16 gauge galvanized steel
sheet. Frames shall be Mitered and field assembled with self tabs with provision to
be mortised, drilled and tapped. Door leaf shall be 46 mm thick fully flush double
skin door, manufactured from 18 gauge galvanized steel sheet. All doors and
frames shall be finished with etched primer coating, stove zinc phosphate primer
and thermosetting polyurethane aliphatic grade paint of approved colour. The door
leaf and frame shall have passed minimum 250 hours of salt spray test. HARDWARE
fittings for single leaf door: Fire rated Hinges 3090 F, 5 Knl, 2 Ball bearing butt
hinges size 4" x 3" x 3mm SS 304 and 1 no of Fire rated Mortise Dead lock 288,
55mm BS/20mm sq. fornd, SSS and 1 no of EP Cyl. 3515, 5pin one side key & thumb
turn Length=70mm, SNP and 1 no of Escutheions ZS 6612 for Europrofile cylinder
SSS and 1 pair of Pull handle D type TGDI-D300, b/b 22dia, in SSS 304 and 1 no of
Door closer TS 72 EN 2-4 with Std. arm and 5.4mtr of Self adhesive sponge seal for

CIVIL WORKS - CHECKLIST


I . MASONRY WORKS
As per drawing, the layout to be marked in existing flooring with Red oxide/paint.
Hacking to be done on the existing floor.
Bonding agent of approved make to be applied.
Bricks are to be First class burnt bricks with the weight of 3-4Kgs.
Cement mortar to be mixed in the ration of 1:6 to be consumed within 30 minutes once mixed with water
Patli beam to be provided for 115/150 mm Brick/Block masonry.
Patli beam should be 100mm THK with the cement mortar mix ratio of 1:6 with steel reinforcement of 4 Nos of
8MM Dia for steels and 6MM Dia for Rings
Stretcher Bond to be followed.
Height of the patli Beam should be 1200MM
Lintels to be provided at all openings at 2.1 M from FFL / as per drawing.

12 mm thk bison board to be fixed on MS frame on one side with proper anchorage.
Coordinate with service team for the electrical or other provisions inside the Partitions to be carried out.
Other side to be fixed with 12mm thk bison board after completion of service work (if any).
MS box section and the Bison board to be finished at the openings for doors/windows etc as per drawings.
Joint tape to be provided at the joints between 2 boards.
Smoothening the surfaces by putty.
VI. ALUMINIUM PARTITIONS
As per drawing, the layout to be marked in existing flooring with Red oxide/paint.
Aluminum Box Section Channel to be fixed as per the layout
The bottom portion shall be 1000 mm high of 12 mm thick Particle/MDF board light grey shade lamination on
both sides.
The middle portion shall be 1000 mm high 5 mm thick float glass.
MS Box section of 600x600 mm to be used for the framing purpose
The top portion shall be 1250 mm high or up to the soffit of false ceiling shall be 12 mm thick particle board light
grey shade lamination on both sides
VII. FLOORING

Surface preparation as required.


Bull marks to be placed as per required level.
25 MM thk cement mortar to be laid with 1:4.
Start point of the tile to be marked as per the drawings.
Tile to be checked for undulations or damages before laying.
Ceramic tile to be soaked in water for 4 hours before laying.
Laying of tile to be started from the start point.
Joints to be packed with the white cements or similar color using the pigments of approved makes.
IX. SKIRTING
Skirting height to be 100 mm
Joints to be filled with tile color using pigment
Skirting corner to be laid with mitre joint of 45 degree edge
X. WATER COOLER PLATFORM

150mm of Bund Wall to be Constructed around the Water Cooler.


300x300mm ceramic tiles to be cladded around the Bund Wall
ceramic tile of size 300x300mm to cladded on the wall behind the water cooler upto the height of 1800MM

XII. FLUSH AND GLASS DOORS

12MM Thk glass door of size 2400x2400mm double leaf to be used.


The opening to be cleaned and finished properly to fix the door.
The 32mm thk flush door are to be used
The frame to be smoothened and varished/painted as per drawings before fixing the door
The SS butt hindges are to be used as per specs
Lever handle to be fixed at the height of 1M
Mortice Lock are to be provided at the height of 900 MM from FFL.
Door Closer are to be provided as per specs.
All the FOH doors are to be finished with Laminates on Both Sides
All the service area to be finished with laminate on the OUTSIDE and Synthetic enamel paint on the INSIDE.
XIII. FIRE DOORS

The fire door to be fabricated through the Fire door manufacturer


The Shutter thickness should be of 47MM
The Shutter Sheet thickness should be of 1.2mm
The Shutter sheet material is GI of 18 gauge
The frame size should be 143x57mm with 16 Gauge GI sheet

PVC / MS Conduiting :
Make of material and specification to be checked as per the approved makes and WO
Size of 25MM dia Heavy duty Conduits are to be used.
Proper marking to be done using line dory.
Saddles with spacers to be provided at intervals of every 600mm
Maximum 3 circuit wires to be pulled in 25 mm conduit.
Maximum 3 to 4 cat6 cable to be pulled in 25 mm conduit.
MS Conduits are to be painted with enamel paint in black colour.
Conduit Junction Box are to be of same colour of the conduits.

Cable tray / raceway:

Aluminium identification tags to be provided at both the end for cables.
Cable route marker to be provided for external cables.
The open ends of the cable entry/sleeves shall be sealed by cold setting compound after cables are pulled
through them to prevent entry of vermin and ingress of water.

All bus bar tightness to be ensured once before panel charging
Safety equipment’s Like Rubber mat, Danger board, shock treatment chart, Fire extinguisher etc. to be
installed inside the electrical room.

IT SLP Cabling
IT slp coordinated and SLP cabling drawing to be referred
ALL IT and SLP cable should be routed through dedicated raceway / conduit only meant for IT / SLP system.
Local IT and SLP engineer guidance to be taken during cabling, Server rack and UPS position.
CAT 6 Cables for IT and Camera will be provided as FIM from RIL. The same will be layed in the separate
raceway/conduits.
8 core X 16/0, 0.20mm ATC,PVC Insulated cable for access control system and 2 Core X 1.5 Sq.mm, ABC,
PVC Insulated & Sheathed for Fire Detectors
2 Core X 1.00 Sq.mm, ABC, PVC Insulated with Polyster tape for Public Addressing systems.
Server rack, ups, DB, Electrical panel should not be below the AC’s.
2 No’s Dedicated copper earth pits to be provided for UPS and Server racks
After completion of SLP cabling works as per the drawing SLP call out will be given for equipment
installation and commissioning
Proper ferruling to be done for CAT 6 at both the sides server rack and Table side
Inside the server rack proper ferruling, colour labelling, dressing to be done.
After completing the IT works, IT Call-Out Checklist will be filled and call out will be given for final Handover.

HVAC WORK FOR BROWNFIELD DC


I. IDU
Make and model to be checked at the time of installation if differs highlight the same to Zonal Office.
Location identified on the drawings to be reviewed for site feasibility. Which is clear from obstruction.
Ensure the fixing of the IDU to be in line and length.
Service coordinated drawing to be referred along with HVAC drawing.
Secure the mounting plate to the interior wall
Actual length to be measured at site before Cupper piping cutting
Actual length to be measured at site before cable cutting.
Make sure proper Drain point available near site.
The unit should also be mounted at least 7 feet (2.13 m) above the ground
Ensure the cable wires are connected to the screw terminals.
Ensure cable wire connections match the diagram that comes with the unit.
Ensure Copper pipes/ power cables & drain pipe are binded together with electrical tape.
Ensure the drain pipe is placed on the bottom for the free flow of water.
II. ODU
The outdoor unit’s location needs to be away from any heavily trafficked, dusty or hot areas.
The outdoor unit needs 12" of space surrounding its perimeter to ensure proper functioning.
Set the outdoor condenser on top of the pad. Use rubber cushioning under the unit's feet to minimize
vibration.
Ensure Maximum distance of the ODU platform should be within 15M
Refer to the unit’s wiring diagram and make sure the cable wires are connected as the diagram suggests.
Following the manufacturer's instructions for wiring is crucial.
Fasten the cables with a cable clamp and replace the cover.
Wrap the joints of the piping with insulating covering and insulating tape.
Affix the piping to the wall with clamps.
Ensure wall opening made for piping from IDU to ODU to be sealed properly with expanding polyurethane
foam.
III. DIRECT DRIVEN HEAVY DUTY INDUSTRIAL MAN COOLER FAN
Make of material and specification to be checked.
Physical condition to be ensured and the damages (if any) addressed immediately to the Zonal office.
Need to be placed as per drawing and the height to be checked with site conditions
Cable tightness to be ensured after termination.
Power cable termination to be ensured and checked at the time of commission.
IV. UNDERDECK INSULATION FOR ROOF / BASEMENT SLAB
50 mm thick Fibre Glass insulation shall have R.P.tissue finish on outer facing to be ensured as per drawing.
24 KG or suitable density to obtain R value of 1.51 sqm.deg.c/w.
The support shall be spaced at 500 mm centre to centre.
Proper tightness and gap filling by same colour of tap to be checked.
Avoid underdeck insulation below beam and flat slabs
Ensure excess materials to be removed from site.
V. TOILET EXHAUST FAN:
Make of material and specification to be 300 OR 450 DIA as per drawings with the range of 300-750 CFM
The fan unit should be mounted at proper height. Above 1700 mm Min.
Power cable to be arranged in such a manner so that it was concealed and not visible to the user.
The fixing of Fan to be with louver and cowl.
Fan frame to be fixed with the standard screws as per specs.

FIREFIGHTING WORK FOR BROWNFIELD DC

INITIAL TESTING
The system should be tested before use by charging with water to a pressure of 700 kPa
(7 kgf/cm2) measured at the inlet for a period of at least 12 Hours.
During this period, an inspection of the system should be done to check that no leakage of water
is taking place at any of the joints or landing valves and the pressure in the system.

HYDRANT & ACCESSORIES


Make of material and specification to be checked as per WO and Approved make
All the fire equipment are to be painted in RED color as per Fire standards above the primer and
red oxide
Hydrant: The recommended height of a fire hydrant valve is 1.1m to 1.3 m.
Hose reel: The recommended installation height of a fire hose reel is such that the distance from
the floor to the center of the hose reel is 1.5m to 1.8m.
MS Hose cabinet: to fix above ground level, approximately size 750 x 600 x 250mm deep.
SPRINKLER FIXING
Make of material and specification to be checked, Insure UL listed.
Service coordinated drawing to be referred along with firefighting drawing.
Proper marking to be done using line dory for the pipe support and sprinkler supports.
For below 32mm dia pipe T-joint to be recommended for sprinkler.
The support shall be spaced at 1.0m to 1.5m centre to centre
The sprinkler shall be spaced at 3.0 m centre to centre
Automatic sprinkler protection in all the tests was provided by upright sprinklers installed just
below the ceiling.

FIREFIGHTING EXTINGUISHER
Make of material and specification to be checked.
Extinguishers to be fixed on the wall with proper drilling and fasteners.
The extinguishers should be fixed on location which is reachable
Powder extinguishers (ABC) have a blue label.
Carbon Dioxide Extinguishers (CO2) have a black label.
Larger fire extinguishers need to be mounted at lower heights with the carrying handle about 3
feet from the floor.
