problem cause the project delay or termination. First of all, weather risk is the most common risk must happen when conduct a project in site. Because weather is cannot control, we only can take a mitigation plan to prevent the bad weather effect the project, such as preparing the construction schedule, reschedule tasks in anticipation of bad weather and modify construction working time. So, the project can done in the completion time. Beside that, Sky Residence Shamelin project had time delay problem. In addition to the weather risk causing delay in progress, owner changed the order also be their reason for the project delay. But they try to face-to-face discussion or take the change order provision added to specify procedures and budget needed, make the project is runs in the schedule. Furthermore, cost overrun is the important risk in a construction project, because when construct a project, we must make sure the project is under cost control and earning profit. Specific events such as extreme weather can cause the project delay and damage, this will increase the project cost. Schedule delay and change of scope work also is the reason cause the cost overruns. Main contractor of Sky Residence Shamelin had show some mitigation to us, such as they to consider using lump sum contract to control developer’s budget and to incorporate specific tern in contract which are not allowed to claim increment during construction period. Calculating different solutions ahead of time also is a countermeasure for them to mitigate this kind of risk. So, we had learned the why the risk will happen and what is the mitigation when the risk occur.
