CONTRACT TO SELL

KNOW ALL MEN BY THESE PRESENTS:

I REGINA BATACLAN, of legal age, widow, Filipino and with residence and postal
address at at Brgy. Kaybagal Central, Tagaytay City,Cavite, hereinafter referred to as the
VENDOR.

-AND-

ROMEO ESTELLA, of legal age, Filipino citizen with resident at Unit F11,Oris 888
Residence P. Guazon St. Paco, Manila, hereinafter referred to as the VENDEE;

WITNESSETH THAT:

That the Vendor is the registered owner of one parcel of land situated at Brgy. Kaybagal
Central, Tagaytay City containing an area of SEVEN HUNDRED FIFTY ONE (751)
SQUARE METERS, more or less covered by Tax Declaration No. 2011-00012-00976. and
more particularly described as follows:

TAX DECLARATION
NO. 2011-00012-00976

“A parcel of land located at Brgy. Kaybagal Central, Tagaytay City. Bounded on

the North by 017 (L508); on the East by 016 (L504 PT); on the South by 019 (L605 PT);
and on the West by Tagaytay-Amadeo Rd., SEVEN HUNDRED FIFTY ONE (751)
SQUARE METERS, more or less”

That the parties agreed to purchase a PORTION parcel of land containing an area of ONE
HUNDRED EIGHTY (180) SQUARE METERS, at a price of SIX THOUSAND FIVE
HUNDRED PESOS(P6,500.00) per SQUARE METERS at a total of ONE MILLION
ONE HUNDRED SEVENTY THOUSAND PESOS (Php 1,170,000.00) Philippine
Currency;

1. Payment shall be allocated as follows:

a.) That down payment amounting of TWO HUNDRED THOUSAND PESOS

(Php200,000.00)will be paid upon signing of this contract;

b.) That the balance of amounting of NINE HUNDRED SEVENTY THOUSAND

PESOS (970,000.00) shall be paid in quarterly basis within (2) years

c.) That all the expenses shall be shoulder by the BUYER;

d.) The Agent’s Commission shall be shoulder by the SELLER;
