DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by:

JULIO ELANO C. VILLANIS, of legal age, married to LORELIE C VILLANIS, Filipino, and with residence and
postal address at SAN MATIAS, SANTA RITA PAMPANGA , hereinafter referred to as the SELLER

-AND-

ODETTE M. SUPAN,of legal age,married to DINPLE M. SUPAN, Filipino and with residence and postal
address at DILA DILA SANTA RITA PAMPANGA, hereinafter referred to as the BUYER.

WITNESSETH;

WHEREAS, the SELLER is the registered owner of a parcel of land with improvements located at Zone7
Barangay Dila-Dila, Santa Rita, Pampanga and covered by Transfer Certificate of Title No. 042-
2017021408 containing a total area of (SIX HUNDRED SQUARE METERS) (600) SQUARE METERS, more
or less, and more particularly described as follows:

TRANSFER CERTIFICATE OF TITLE NO. 042-2017021408

“A PARCEL OF LAND (LOT 1-D-3-B-2-A-1 subdivision plan PSSD-03-229205 (OLT) , being a portion of LOT
1-D-3-B-2-A ,Santa Rita Cadastre L.R.C No. ________) , situated in the Barangay of Dila-Dila,Municipality
of Santa Rita, Province of Pampanga. Bounded on the NE, along line 1-2 by lot 1-D-3; on the SE along line
2-3 by lot 1-D-3-B-2-A-2; on the SW, along line 4-1 by LOT 1-D-3-B-2-A-10; and on the NW along line 1-2
by lot 1-D-3-B-2-A-2, containing an area of THREE THOUSAND FOUR (3,0040 SQUARE METERS, more or
less.”

" WHEREAS, the BUYER has offered to buy and the SELLER has agreed to sell the above mentioned
property for the amount of (ONE MILLION THREE HUNDRED EIGHTY THOUSAND ) (P 1,380,000)
Philippine Currency;

NOW THEREFORE, for and in consideration of the sum of (ONE MILLION THREE HUNDRED EIGHTY
THOUSAND) (P P 1,380,000) Philippine Currency, hand paid by the vendee to the vendor, the SELLER DO
HEREBY SELL, TRANSFER, and CONVEY by way of Absolute Sale unto the said BUYER, his heirs and
assigns, the certain parcel of land together with all the improvements found thereon, free from all liens
and encumbrances of whatever nature including real estate taxes as of the date of this sale.
