07.2.1 Hinges shall be 3-1/2 x 3-1/2””Stanley”brand dull chrome finish, loose pin type.

Use a
minimum of 4 hinges for all solid panel door and a minimum of 3 hinges for all hollow core type
of doors.

07.2.2 Locksets shall be “Yale”brand or approved equal for all doors, globe type knob, dull
stainless steel finish, cylinder type, and can be installed on a 44mm. thk. Door

07.2.2.1 Main Door and Service Door

Use keyed type door lockset with privacy lock. Provide double deadlock keyed type at
10mm below the door lockset as required.

07.2.2.2 Bedroom Door

Use keyed type door lockset with privacy lock.

07.2.2.3 Toilet Door

Use keyless type with privacy lock type door lockset.

07.2.3 Locksets for Aluminium sliding doors and windows shall be integral type as per
manufacturer specification.

07.2.4 Cabinet and closet hinges shall be concealed type with self-closing capabilities and shall
be full-overlap system.

Cabinet shall have a minimum of 2 sets of hinges per door.

Closet doors shall have a minimum of 4 sets of hinges per door.

07.2.5 Cabinet and closet pulls shall be of stainless steel material minimum length of 100mm.
with set screws capable for installation on a 20mm. thick plyboard cabinet face panel. All pulls
shall be imported manufacture in Italy or Japan. Location of pulls shall be as shown on the plans.

07.3 TESTING

All hardware including locksets, double locksets, hinges, barrel bolts, cabinet hinges, drawer
guides, drawer locks, drawer pulls, cabinet pulls, door stoppers and door closers shall be tested
for a period of 10 operations per unit under the presence of an Architect, Owner and
Contractor. If found defective in the manner of installation, the Contractor shall do necessary
corrective measures and repair any damage uncured until each unit has been accepted as
operational without additional cost to the Owner. Should the unit be found factory defective,
the Contractor shall replace and install a new unit without additional cost to the owner. All
testing equipment shall be at the expense of the Contractor.

TS 08 SURFACE FINISHES

08.1 SCOPE OF WORK

The work includes the furnishing of materials, equipment, methods and labor necessary to
complete all surface finishing works in accordance with the drawings as per specified herein.
08.2 FLOOR FINISHES

All materials specified under this section shall not be installed or constructed until all
installations for plumbing, electrical and other related trades have been completed and tested.

08.2.1.1 Tiles:

08.2.1.1 Homogenous tiles 300 x 300mm. shall be used for the Porch, Foyer, Living,
Dining and Hallway and shall be provided with 25mm. wide brass strip nosing at
termination points. Samples are to be submitted to Architect for approval.

08.2.1.2 Vitrified unglazed floor tiles 300 x 300mm. for kitchen, Master T&B, Common
T&B, Powder Room and 200 x 200 mm. for Maid’s T&B shall be “Mariwasa” or
“Lepanto” brand to be provided with brass strip nosing at termination points. Samples
are to be submitted to Architect for approval.

08.2.1.3 Non-skid, non-porous, vitrified mosaic tiles shall be installed at Entry Walkway
and Carport. Design and color shall be verified from the Architect.

08.2.1.4 Mortar for setting of tiles shall consist of one (1) part cement and three (3)
parts sand or use ABC brand tile adhesive.

08.2.1.5 Vinyl tiles for Maid’s and Driver’s room shall be 300 x 300 x 2mm thk.
APO”brand of approved equal and color as selected by the Architect of Owner.

08.2.1.6 Adhesive cement for vinyl tiles shall be waterproof type as recommended by
tile manufacturer.

08.3 WALL FINISHES

All materials specified under this section shall not be installed or constructed until all
installations for plumbing, electrical and other related trades have been completed and tested.

08.3.1 Interior Walls

08.3.1.1 Plain Cement Steel Trowelled shall be evenly spread approximately 9mm.
minimum thickness, smoothen and painted. Cement plaster shall be class “C” mixture
consisting of one part cement and three parts sand.

08.3.1.2 Vitrified unglazed floor tiles 300 x 300mm. for kitchen, Master T&B, Common
T&B, Powder Room and 200 x 200 mm. for Maid’s T&B shall be “Mariwasa” or
“Lepanto” brand to be provided with brass strip nosing at termination points. Samples
are to be submitted to Architect for approval.

08.3.1.3 Mortar for setting of tiles shall consist of one (1) part cement and three (3)
parts sand or use ABC brand tile adhesive.

08.3.1.4 Romblon or Bulacan pre-polished marble slab 19 mm. thk. For nook countertop
and toilet ledges shall be of similar color as possible and without hairline cracks and
deformities. Purchase of all material quantities shall be done in one batch to minimize
difference in color tones.
08.3.1.5 Standard polymer adhesives for marble slab shall be used for all installations
and grouting. All tile to tile gap shall be filled. Its color shall closely match with the
marble slab being installed. Mixing of polymer shall be as per manufacturer’s
specifications.

08.3.2 Exterior Walls

08.3.2.1 Plain Cement Plaster Finish (Refer to Section 08.3.1.1).

TS 09 PAINTING WORKS

09.1 SCOPE OF WORK

The work includes the furnishing of materials, equipment, methods and labor, tools and other
equipment necessary to complete all surface preparation and painting works of all surface
throughout the interior and exterior of the building.

09.2 MATERIALS

All paint materials called for under this section be “Boysen”, “Dutch Boy” or any products
manufactured by “Globesco”.

09.2.1 For concrete and Masonry Surfaces:

09.2.1.1 Concrete neutralizers shall be applied on all exteriors and interior concrete wall

Finishes prior painting.

It shall be applied either by brushes or roller or as per manufactures recommendation.


all walls treated with the concrete neutralizer shall be allowed to dry for at least (1) day
prior application of the paint primer.

09.2.1.2 Epoxy putty shall be used to fill dents and other minor cement plaster and
wood finished imperfections. It shall be dried for one day before sanding and
smoothening of the surface in preparation to the final top coat.

09.2.1.3 Acrylic Latex Paint shall be painted on all exterior and interior masonry wall
finishes, water based, semi-gloss finish and to be applied on three coats unless
otherwise indicated on the plan.

09.2.2 For Wood Surfaces:

09.2.2.1 Flat wall enamel paint shall be painted on all wooden ceiling finishes as primer
and topcoat and shall be applied in three coats.

09.2.2.2 Automotive lacquer Hi-gloss shall be used on all wooden jambs, closet cabinet,
and drawer face, all
