ith advances in computer modelling and home builder
websites offering 3D walk-throughs, it’s now much easier
to get a sense of what your new home will look like once
it’s built. But despite such welcome developments in
technology, there is no substitute for walking through
a house, roaming from room to room and trying it on
for size. With a custom build, of course, that won’t be
possible, but many project home builders have stunningly
styled display homes, grouped together in villages, you can visit.
Display villages are growing in number and in the breadth and diversity
of homes on offer. Visiting display homes allows you to get a first-hand feel
for the size of the rooms and the flow of the floor plan; to assess how much
natural light the home will get and how easily it connects to the outdoors;
and to see for yourself if the finishes, fittings and appliances are of high
quality. And it gives you an opportunity to sit, relax and imagine if your
family would be happy to live there. In this edition, we share some expert
advice on how to refine your home search and what to look for.
Display villages are often found in areas undergoing a period of growth such
as Marsden Park, 45km north-west of Sydney. Marsden Park, the subject of
our special supplement for this edition, is part of the NSW government’s North
West Priority Growth Area. Significant investment is being made here, with
plans in place for improving transport and building a bustling new town centre.
This area is already home to several new residential communities along with
excellent business, employment and educational opportunities.
For those seeking design inspiration, or thinking of making a sea or tree
change to the Sunshine State, we also showcase the winners of the 2017

THE HEAT IS ON
The Pemberley’s high-gloss black fascia and sleek design lend a
contemporary look to any room, while the dancing flames generate
a comfy atmosphere. Drawing on Opti-myst technology, Dimplex

electric fire. The Pemberley uses ultrasonic technology to create an

Synthetic wicker is a popular material for furniture as it offers

If you’re looking to save on energy costs and cool an interior living
space while making a design statement, a ceiling fan is the way to
go. But why not take it one step further and choose a fan with an

THE BRIGHTEST WHITE

A visit to a display village allows you to try on prospective
homes for size, making the selection process easier

of beautifully styled homes, each
supported by a detailed floor plan,
are useful, but nothing compares to
exploring a house first-hand. That’s
where display villages come in.
There really isn’t any substitute for
having a good nose around a house. You
can experience the flow of the floor plan, see how much
natural light the home allows in, imagine how it will be
cooking in the kitchen or barbecuing in the alfresco, and get
a true sense of the quality of the finishes and appliances.
Display villages are by no means a new concept but
they are certainly growing in number and sophistication.
The calibre and diversity of homes is increasing and the

on-site facilities are ever-improving. We asked three home
building experts to share their tips for preparing for a visit
to a display village and how to maximise your time there.
THE ADVANTAGES
So what are the benefits of visiting a display village and
how does it help you make a better decision? “Buying
a house is one of the biggest purchases you’ll make in
your life and it’s an important decision,” says Matthew
Ramaley, chief executive officer, Rawson Group. “You
would never buy boots without trying them on first, so
visiting a display village lets you ‘try on the house’ to
make sure it is the right fit for you and your family.”
Adds Julina Ugarkovic of Buildcraft Constructions,
“A display village allows people to conveniently view
a wide variety of homes designed and built by different
builders. Each home on display will be of a different size
and style and it will have a distinct layout and range of
lifestyle features — it’s this breadth of choice that makes
display villages so successful.”
The all-in-one-location aspect is also key, points out
Nathan Thurston, marketing manager, McDonald Jones
Homes. “You can walk through display homes and see
the latest in floor plans, alfresco living, interior design
and technology — and this can all be done within the

BE PREPARED
You can certainly just pop in to a display village and have
a wander around but, if you’re seriously in the market for
a new home, you have to be prepared. At the very least, be
armed with a list of your needs, now and into the future,
and have a clear idea of your maximum budget.
“Understanding what your immediate needs are is
important, but take into consideration if your family may
expand over the coming years,” urges Nathan. “How many
bedrooms will you need in, say, four or five years? Will
the kids need a study space for homework, will you need
a retreat for a little ‘me’ time, how many people will you
want to entertain in the alfresco?
“Whether this will be your first home or your forever
home, consider what is important to you — what are
the ‘must-haves’ and what are the ‘nice-to-haves’.
Understanding your budget limitations will help you

People will often visit a display village after purchasing

a block of land, adds Nathan, which means they are
seeking a home to suit a particular lot. “If that is the case,
come prepared with your lot specs so you can discuss your
options with the various builders,” he says.
Julina agrees. “If you’ve already bought your land, bring
as much information as possible,” she says. “That means
lot size, dimensions, contour surveys, a 149 Certificate
(which pertains to zoning) etc. A lot of this information is
presented in the contract for the sale of the land.”

HOW MANY HOMES?

You can have too much of a good thing, so how many
homes should you visit and is it best to only include those
that fit your brief? “There are many advantages to visiting
a range of houses to get an idea of what is possible. While
it’s not necessary to only visit homes that seem to match

your brief, having a clear idea of what you need makes
finding your ideal residence easier,” says Matthew,
“The block of land and its location have a significant
bearing on finding the right home and you can use that to
fine-tune your search for the perfect house. If you have a
narrow lot, you will be looking for a design to maximise
your living space. In that case, a two-storey house is a
great place to start. Looking for big-sky living on an
acreage? Then visit the displays of builders with a strong
history in larger ranch-style homes.”
According to Nathan, “One of the best ways to help
you refine your search is to jump online, review builders’
websites and look at the homes they have on display.
With today’s technology, you can often undertake a 3D
walk-through of the display home. This will really assist
in honing in on the homes that you would like to visit.”
You might also refine your selection of homes to visit
based on the home builder. “A well-prepared home buyer
takes into consideration what value they will get with
each home builder,” says Matthew. “For example, when
Rawson hands over the keys to your new home, it is
ready to move into with no hidden costs. Some builders
do not include things like driveways in their price.”

Set aside plenty of time to visit the display villages and

allocate a few weekends to visit the displays and refine
your search parameters as you progress,” advises Julina.
Adds Nathan, “Give yourself enough time in each
home to stand in the kitchen, for example, and imagine
that you’re entertaining friends and family. Does the
space make sense? Can you see how you will cook,
serve a meal, hide the preparation in the butler’s pantry
and then enjoy the meal you’ve cooked? Walk through
the home and experience the flow of the design. Do you
move effortlessly throughout or does it feel disjointed?
“The latest display homes are aligned to the way we
live today and how we want to live in the future, so also
take the time to look at a home’s energy-saving features
and smart technologies,” he continues.
“Many people bring family or friends to walk through
the house to share in the excitement and also seek
reassurance,” says Julina. “This will open up a host of
useful conversations, from the colours on the walls to the
tiles on the floor to the appliances you select.”

“A visit to a display village doesn’t have to be a
chore,” says Matthew. “Spending the day going through
the homes with a light lunch packed and dinner plans
afterwards can make for a very pleasant Saturday. It may
also be a good idea for you to book time with a sales
consultant on that same day to talk through your ideas.”

When touring a display home, you do need to consider
the feel and flow, the size and number of rooms and
the overall style, but you should also be applying some
laser-sharp focus to the quality of the various materials,
finishes, fittings and appliances used.

architectural design, but also the finishing touches that

advises Matthew.
“When walking through a house, take note of what it
has to offer — everything from door heights and window

this suits your family requirements. If not, ask if they
can accommodate your requirements as some builders
are able to provide a customised version of their display
home,” says Julina.

adaptability can be the key to success, adds Matthew.

This multiple-award-winning waterfront residence is a
testament to both design and building expertise

his impressive luxury abode is the jewel in
the crown of Castle Glenn Homes. In 2017,
it not only won for the prestige builder the
coveted title of Queensland Home of the
Year in the HIA-CSR Queensland Housing
Awards, it also won the Custom Built Home,
Outdoor Living Project and Steel Frame
Project of the Year categories.
The creation of this spectacular two-storey waterfront
residence overlooking the canals of Raby Bay was, in
every sense, a Castle Glenn Homes’ family affair. The
design, a contemporary masterpiece capitalising on
the unsurpassed view of the canals, is the creation of
Dean Bolger. Dean’s father, Glenn, built the home to
the highest standards, and Glenn’s wife, Toni, brought

spaces of refined design and timeless elegance.
Working collaboratively, the team produced a house
where vast expanses of space evoke an essence of luxury
and the well-considered use of natural materials, such as
timber, copper and stone, create an intimate and relaxed feel.
The grand entrance features an oversized, custom-
made timber door with copper inlay that opens into a
two-storey void that frames a striking 8.5m-high basalt
blade wall. The wall is angled so that the eye is naturally
drawn to the waterfront view. Copper pendant lights
hang over a sunken timber lounge, defining the space
and ensuring the view remains unimpeded. Natural light
filters through the feature timber balustrade and stairwell
from a series of floor-to-ceiling windows to create an

airy central space around which the other areas pivot.
The home, designed with the needs of the modern
family in mind, has a generous office with ensuite at the
front, which leads to a separate seating area where client
meetings can be held in private. On the eastern side of
the home, there is a gold-class media room.
Nestled snugly between the front and the rear of
the house is a wine cellar fit for the most discerning
connoisseur. The space is surrounded by glass with
floor-to-ceiling cabinetry, including natural-edge timber
benchtops and a custom, hand-blown Murano glass entry
handle. The flow from here to the rear kitchen, dining
and outdoor space is seamless.
The breezy, open floor plan features a master-chef
kitchen, complete with breakfast bar, full-service butler’s
pantry and intimate coffee lounge. This overlooks a
large dining space that connects with the outdoor lounge
through sliding doors that disappear into a cavity clad in
the same basalt stone as the entry.
Upstairs, there is a luxurious master suite, complete
with a fireplace, freestanding bath, his-and-her vanities,
walk-in shower and double walk-in robe with makeup
area. There is also a waterfront balcony. A further three
king-size bedrooms, each with its own ensuite and walk-

From its hill-crest location, this lavish eco-friendly
home captures breathtaking panoramic views

rchitecturally designed and faultlessly
constructed, this luxurious Hamptons-
inspired residence didn’t just exceed
the expectations of the extremely proud
homeowners, it wowed the judges of both
the 2017 HIA-CSR North Queensland
Housing Awards and the 2017 HIA-Austral
Bricks Mackay Housing, Kitchen &
Bathroom Awards. As a result, CCF Homes received a
swag of honours, including North Queensland Home of
the Year and Mackay Home of the Year, as well as three
Custom Built Home awards.
Set on one of the highest hills in Gladstone, this
luxe 655m² home, dubbed The Aboda, was designed
to encompass 280-degree panoramic views of Mount
Larcom, the harbour and the city of Gladstone. This was

uncluttered lines. Rex introduced them to
Nathalie Knight, head building designer
from The Outside Perspective, who worked
closely with them to bring their vision,
which included a void over the living area,
to life. To ensure the design stayed within
budget and worked within the constraints of
the compact 313m² block, Rex was integrally
involved throughout the design process.
To enhance the simple lines of the
exterior, the house utilises blocks of colour
and different textures. The latter takes the
form of pre-finished metal and pre-finished
composite architectural cladding products,
specified by Michael and Melissa, along with
rendered walls and Sycon Axon cladding.
Internally, the home features a one-off
floating plate steel staircase that leads up to
a seemingly unsupported mezzanine floor.
From here, you can enjoy views through the
void to the living area below and, thanks
to Nathalie’s well-considered window
placement, to the trees beyond.
“Rex made us feel totally integral to the
outcome,” says Michael. “Once construction
started, the dialogue remained open and
honest, with Rex inviting us to site whenever
he required our input. This was extremely
beneficial, especially when building such an
intricate and bespoke design. Overall, we were amazed at
how easy the process was and this is no doubt due to the
way Manley Homes operates.”
The end result is a four-bedroom home that is modern,
light-filled and spacious. It is a true reflection of the
close working relationship between client, designer and
builder and epitomises Rex and Karen’s philosophy that

outh Coogee is a highly sought-after Sydney
suburb and for very good reason. Located a
hop, skip and a jump away from the beach
and the city, it offers the best of both worlds
for those who want it all. It was here that a
family of four decided to create their dream
home, calling on Starr Constructions to help
them bring their vision to life.
An old brick house, which stood on the prized site,
was demolished to make way for an entirely new, more
modern structure. The brief for this revolved around
designing a home that was open and luxurious in nature,
while boasting a seamless flow between all the rooms.
Like most home builds, there were challenges but
these were overcome with a combination of experience
and clever thinking. “The site was steep and narrow,

which made it difficult to work with,” says Nino Sanzari,
co-director of Starr Constructions. “However, as we have
had many years of building experience, this was not the
first time we worked with a narrow or sloping site.”
The body of work included a garage, foyer, powder
room, guest/study room, open living and dining space,
a kitchen, laundry, bathroom, rumpus room, three
bedrooms and a master bedroom with walk-in robe,
ensuite and a balcony that overlooks the ocean.
Starr Constructions drew on its considerable design
experience to create a family-friendly residence with a
timeless interior. “The palette is very neutral and features
a range of greys, whites and browns,” says Jon Vithoulka,
co-director of Starr Constructions. “It is fresh and
comfortable with an open atmosphere.”
The heart of the home is the living, dining and kitchen

flooring complements the white walls and cabinetry in

the kitchen, which ensures continuity. Timber furnishings
bring warmth to the space and carefully curated artwork
provides a dash of colour and excitement.
Continuing the neutral theme, the master bedroom
boasts a minimalist palette that puts shades of grey front
and centre. The space is a cocoon of comfort and luxury,
with textiles overlapping to create a unique room made for
relaxation. The ensuite follows a similar aesthetic, with
floor-to-ceiling grey tiling juxtaposed against the matt black
fixtures. The inclusion of two basins ensures there’s plenty
of room for the owners to use the space at the same time.
Bursting with natural light and projecting a fresh
contemporary feel, this new home is exactly what the
owners wanted. It combines practicality and style and will
continue to meet the family’s needs as the children grow.

T
he Aurora from Buildcraft Constructions is
a bold, contemporary and functional home
that pushes the boundaries of design and
construction. The goal was to create a flexible
and stylish home to suit the needs of the
modern Australian family. As such, it had to
be able to provide for a family’s needs as they
changed and evolved over the years. Just as
important was a design that would never date. In meeting
this brief, the architectural elements of the house were
allowed to shine in their own right, delivering a home that
skilfully integrates clean lines, contemporary materials
and well-considered colours.
Inspiration for The Aurora was drawn from Buildcraft’s
popular design The Sterling. Many of the successful
elements of the home’s floor plan were retained with a
host of innovative new elements added. As a result, The
Aurora is minimalist in design, boasting strong lines,
square shapes and sharp angles that combine to make a
dramatic statement both externally and internally, yet
it sits comfortably in its surroundings.
The external colour scheme emphasises this minimalist
design, with a modest palette of materials and colours
applied to key areas to highlight a feature or form of the
building. Acrylic render to the main body of the house
creates a crisp, clean canvas to emphasise the dark window

frames, dark stone-look tile cladding and feature timber
as the hero elements. Timber cladding adds warmth to the
otherwise monochromatic palette, which is then echoed
through the landscaping.
The challenge for Buildcraft was to create a warm and
cosy feel while still allowing for the open-plan, easy flow
of the layout. This was achieved with timeless Italian
600mm x 600mm porcelain floor tiles, which combine
with oak tones in the timber staircase and joinery. This
has created a contemporary home with internal decor
able to adapt to a variety of individual design styles.
The well-considered external colours and materials
flow into the interior and are used on a larger scale
for warmth and to add interest and texture throughout
the space. Oak timber tones, concrete, stone and dark
charcoal feature colours are used in the flooring and
joinery throughout and offer contrast and warmth against
the crisp white canvas of the walls.
The company opted for a blend of elements and
interiors, with a nod to Scandinavian style, which fits
so well with the Australian way of life, adding subtle
industrial detailing in a minimalist context. The interior
concept provided a strong focus from the beginning, with
layers added through the materials and furnishings for
warmth, character and personality.

visitors upon entering the home. The large open-
plan lounge also features a fireplace plus there’s very
generous additional living space upstairs.
The open-plan kitchen/living/dining area is a standout of
the design and with its views through full-height windows
out over the landscaped gardens and stunning in-ground
pool, it is definitely the heart of the home. The dining area
is framed by three skylight windows, which allow natural
light to pour into the room and provide a striking feature to
define this stylish and relaxing space.
The large galley-style kitchen is a chef’s dream with
ample storage, a butler’s pantry, appliance pantry and
generous bench space. The beautifully crafted Natural
Oak Ravine joinery features the textured warmth of oak
and dark charcoal, complemented by the soft marble-like
tones in the stone benchtops.
There are four bedrooms in the main section of the
house. The master bedroom was designed with both
luxury and comfort in mind and with an ensuite and
walk-in wardrobe, it’s the ultimate adults’ retreat. The
master ensuite features a double shower, double floating
vanity and a luxurious freestanding bath with a view.
To suit the modern family, there’s a fifth bedroom/guest
room in the generous cabana, plus an ensuite and a large
open-plan living area. This well-appointed additional living
space is linked to the main home by a spacious covered
alfresco, for entertaining or intimate family gatherings. There
is also direct access to the generous outdoor dining area,
which links the cabana, creating a variety of living options.
Both the main home and cabana, as well as the alfresco,
flow out to the lush landscaped gardens and pool, helping
to blur the lines between inside and out. This adds to the
holiday resort feel of this generous-sized family home.
These elements combine to create a stunning modern
home designed for the needs of the Australian family,
today and into the future. It is a forward-thinking
design that focuses on family living, integration

here once a rather modest 1950s two-
bedroom, single-storey brick home
stood, now a highly contemporary
five-bedroom, three-level residence
commands stunning river views.
Overlooking the Georges River,
this prime location in Blakehurst, a
beautiful waterside suburb in Sydney’s
south, proved irresistible to homeowners John and Mary,
parents to four young children. The couple were keen
to embrace the site’s potential — and its magnificent
elevated position — by knocking down the old home and
replacing it with a new residence that would cater to their
family’s lifestyle needs and space requirements.
“The clients are in their late 30s with four kids and
were after a modern home for their young family,”
explains Nick Vlouhos, builder/owner of NJK Property
block and height restrictions. “To overcome the height
restrictions, we had to design a flat concrete roof that
was heavily insulated to reduce heat absorption,” says
Nick. “To control the heat, we lined the roof with 60mm-
thick polystyrene boards and added 22 tonnes of white
pebbles to reflect the sun’s heat away from the structure.”
To cater to the sizeable family’s needs, the expansive
home is set over three levels and accommodates five
light-filled bedrooms, four contemporary bathrooms with
black powder-coated Astrawalker fittings, two kitchens,
with a butler’s pantry to the main kitchen, a state-of-the-
art home theatre room, a children’s rumpus room and a
laundry. Hidden downstairs, there’s a cellar constructed
from richly coloured recycled ironbark that was milled
from council sheds in Alexandria. The ironbark was
stored when the sheds were demolished in 2015.

design to soften the strong, clean lines of the structure
and make it less imposing. Says Nick, “John and Mary
were concerned that the home would feel cold due to
its size — it’s more than 600m². That is why we used
sandstone and timber to soften certain areas.” This
includes a sandstone-clad, concrete-filled block wall,
built to accommodate the cantilevered timber staircase,
which runs from the entry up to the first floor.

visitors with a warm welcome. Their flooring choices
included polished concrete on the lower ground floor and
900mm x 900mm Italian porcelain tiles on the ground
floor, while the first floor boasts blackbutt timber flooring.
The star of the show, however, is the family’s ground-
floor living space, which opens out to the breathtaking
views of the Georges River. “I love the living, kitchen and
barbecue space — it’s great for entertaining,” says Nick.
The kitchen was designed and built by multi-award-
winning Maluna Joinery, in collaboration with NJK and
the homeowners. It features top-quality Miele appliances,
Caesarstone benchtops and automated polyurethane and
timber veneer cabinets. The dining table, perfectly suited
to meals for a family of this size, has a polished concrete
top which references the barbecue benchtop.
With its clever fusion of materials, modern design
and enviable river views, this is a home that is not just
aesthetically pleasing, it offers the family every opportunity
to enjoy the good life — now and well into the future.

Old and new seamlessly merge as a dated Sydney home

FN Constructions was tasked with the dramatic
transformation of a tired and dated dwelling
into a modern abode. The old home was set
primarily over a single level with just one
small room and a bathroom downstairs. “The
existing home, located in the inner-western
Sydney suburb of Drummoyne, was quite
dilapidated and in poor repair,” explain
builders Nando and Frank Sciacca of SFN Constructions.
The homeowners, a professional couple with two
primary school-aged children, envisaged a new family
home set over three levels — one that would make the
most of the sloping site and the water views. “Attention
to detail was very important to the owners and they

knew that to get the result they wanted, the highest level
of professionalism would be required,” say Nando and
Frank. This is why they turned to leading architectural
firm Tzannes Associates and the highly experienced SFN
Constructions’ team.
Tzannes Associates, together with SFN Constructions,
totally transformed the home’s layout. The newly created
downstairs studio bedroom features an attached ensuite
and provides direct access to the inviting swimming
pool area and extensive basement. The main level boasts
a generous-sized family/living/dining and kitchen area
with a covered outdoor entertaining space of a similar
size. Also on this level are a rumpus room and study, plus
a family bathroom and laundry.
The three bedrooms, each with access to the balcony

overlooking the stunning harbour, are located upstairs,

as is a bathroom and the master bedroom’s ensuite.
To deliver such an impressive result, multiple issues
had to be successfully resolved. “To begin with, we had
to ensure the views were unobstructed,” say Nando and
Frank. “The slope of the site also presented quite a few
challenges, as did the need to merge the old with the
new and to integrate a variety of materials. Great care
was taken to seamlessly combine these materials, which
included a huge amount of off-form concrete, blackbutt
cladding, sandstone flagging and standing-seam
aluminium walls and roofing.”
For Frank and Nando, the spacious outdoor living area is
a favourite aspect of the build. So, too, is the pool, which
was also built by SFN Constructions. Perfect for soaking
up the Sydney sunshine, the pool area features natural stone
from Gosford Quarries and paving by Eco Outdoor.
Throughout the home, there are myriad designer
touches, including lighting by Muuto, Coco Flip,
George Nelson, Beacon Lighting and Tovo Lighting, and
bathroom fixtures by Reece. Adding to the home’s cool,
contemporary look, polished concrete flooring proliferates.
Looking at the impressive end result, from the skilful
fusion of materials to the perfectly oriented living spaces,
the owners couldn’t be happier. And as for the old home,
well, that is now nothing more than a distant memory.

he modern working family really does want
it all. Functionality and flexibility, open-plan
living, an entertainer’s kitchen, premium
appliances and luxurious finishes. This five-
bedroom, three-bathroom display home from
Finesse Home Builders ticks all the boxes.
When designing this impressive two-storey
residence, Finesse Home Builders had just
such a family in mind, which is clearly reflected in the
intelligent floor plan, the provision of versatile spaces
and the use of quality materials throughout.
The social hub of the home is the kitchen and it is a
design triumph. There is a generous island with a dual
sink on one side and space for stools on the other. The top
and sides of the bench are finished with Quantum Quartz
Calacutta, which features broad veins of grey running
through a white background. This is complemented by
the marble-look porcelain floor tiles and contrasted by the
smooth, sleek polyurethane cabinetry.
For convenience, especially when entertaining, there
is a butler’s pantry and for the avid cook, there is a dual
Smeg cooktop. The finishing flourish is the chic custom

splashback Finesse Home Builders attached to the
kitchen bulkhead. This is positioned above the island and
had to be designed and mounted with great precision.
Outdoor entertaining needs are just as well catered for
with a stylish alfresco living area featuring a barbecue
and ample room to gather with friends and family.
The home theatre, which is located at the back of the
house and offers direct access to the alfresco, also includes
a distinctive design element. The ceiling was completed
using a series of Polytec-covered square boxes that not only
look stylish but also ensure excellent acoustic performance.
The special touches continue upstairs with the master
bedroom, which incorporates a custom walk-in robe with
shelving of Colourpyne melamine that adds a richness
of colour. As you would expect in a home of this calibre,
there is an opulent ensuite of five-star-hotel quality,
including a deep freestanding bathtub and a delightful
bonus: direct access to a covered balcony.
While the interior of the residence is undoubtedly
sumptuous, from the marble-look floor tiles to the designer
light fittings, Finesse Home Builders introduced some
natural elements to warm the look. This was achieved with

entrance with the kitchen and for the first-floor landing. It
was then stained a rich earthy brown.
The exterior is just as striking as the interior. To add a
splash of visual warmth, Finesse Home Builders chose a
timber front door, extending the element of stained timber
to the outdoors. This can also be seen in the portico
ceiling and the timber feature strips that wrap around its
perimeter. More warmth and textural interest comes from
the stacked-stone feature column.
The strong roof angles are just as eye-catching and are
echoed in the custom-designed letterbox, which has been
cleverly integrated into a raised garden bed.
The most challenging aspect of the design process was the
odd, somewhat triangular shape of the block. Considerable
thought and expertise went into devising a design that
would sit comfortably on the block, have maximum street
appeal and boast an easy-flowing floor plan. Clearly, Finesse
Homes Builders has exceeded expectations.

Modular marvel
This tasteful, modern home really is something right out of the box

B
y considering a modular solution for their
new home, a young working family now
have all they were looking for and more in a
family abode — all wrapped up in a stylish,
contemporary package. This was the third
time the family had undergone the building
process — and it was by far the least stressful
for them. They’d previously renovated,
then built a project home and were slugged with surprise
additional costs and a lengthy, complicated build process.
In choosing a modular build, they were delighted with
the whole process, from the ease of choosing a design
right through to the quick turnaround and hassle-free
construction process, which meant they were enjoying
their new residence a whole lot sooner.
The homeowners wanted a coastal feel, including high
ceilings, light interiors and plenty of timber throughout.
They also sought to create a sense of interconnectedness
between the outdoors and the interior for ease of entertaining
and to keep an eye on their kids at play outside.
Broadworth Modular worked alongside Mark Burgess of
Coast Aligned Building Design to deliver the project. After
development approval, demolition of the existing brick
veneer house began while, simultaneously, construction of
the prefabricated modules started in the factory.
After six weeks of factory construction, the modules
were delivered and the on-site completion works
commenced, along with the landscaping. Even a potential
challenge with an over-height transport restriction didn’t
hinder the process. The raked roof over the kitchen/
dining area is a hinged steel-frame panel, which was
lowered for transport. The roof was then raised to its

final height with clerestory windows added. The final
result? A project that was delivered on time and within
budget, which meant some very happy new homeowners.
The house is warm and welcoming with a laid-back
coastal vibe, an open-plan design, plenty of room for a
family and no wasted space. The open-plan living and
dining areas also include room for a study nook, plus
there’s a media room, a well-appointed, spacious kitchen,
three bedrooms and two bathrooms — all constructed
with attention to detail and superior finishes.

This residence is an inspiring example of how a home

few years ago, Lisa and Jason became
completely fed up with going to house
auctions in inner Melbourne every
weekend. The prices kept going up and
they had to compromise more and more.

Working smarter
An old-school builder tames a steeply sloping site
with a lightweight steel kit flooring system

J
oe Simundza of Southern Belle Constructions,
who describes himself as a conventional
old-school carpenter/builder, is right at home
doing cut-on-site framing and pitched roofing.
He’s building another house for his family at
Church Point in Sydney’s north and, in doing
so, he is drawing on his 36 years of experience
— and his love of a challenge.
The site of Joe’s new home has a 22-degree slope,
which, when you reach the bottom third, becomes a
30-degree fall. “You can walk along the top part but it’s
hard-going. I’ve built a number of homes on steep blocks
like this but they’ve been timber pole homes,” says Joe
with a smile. One of these pole homes was so impressive,
it was featured on the TV show Best Homes Australia.
In addition to the steep slope, the site presented other
challenges: limited space in which to work, bad access
for equipment, and overhead power lines that prevented
the use of cranes. This meant the cost to manually move
materials down and across the site would be astronomical.
“Because of the weight, extra complexity of the site and
restricted use of equipment, I decided not to build a timber
pole-style home like I had done before. I guess I’ve been
there, done that,” explains Joe. “Instead, I decided to use
the Boxspan Steel Flooring System from Spantec, mainly
because it is lightweight, has a range of bearers and is easy
to handle. I had used their steel bearers and joists before
but only for floors in small, tight extensions.
“Once we poured the footings, it was time to really
get out of the ground and deal with the slope, so we used
what came naturally — we used gravity to our advantage,”
continues Joe. “We rolled tin sheeting into half U-shapes
and, in stages, laid each roll down the 89m length of the
block. Then we simply let gravity do the work and the
beams easily slid down the sheeting. This process saved
us many days and a lot of back-breaking work [and was

the boys and I felt we could continue with another and

possible] because the beams are so much lighter than what
I have used on other sites.” Boxspan steel beams are made
of high-tensile steel, which allows them to be very strong
yet lightweight.
The thing that totally surprised Joe was how quick the
flooring system was to put in. “It’s not rocket science
to put it together,” he says. “We had four floor areas to
install, starting with the lowest and smallest on the block
— the granny flat. Even though this was the smallest of
the floors, it took a bit longer than the others given the
30-degree slope and the time it took to get our heads
around the piers as we were overthinking it.”
It took two to three days to install the lowest-level
granny flat floor and about a day each to install the
subsequent upper three floors. “Normally, when you
complete a particular job, you’re happy it’s over, but
another as we really had gotten into the groove of screw-
fixing instead of using our nail guns,” says Joe.
“It may sound odd given my background as a chippy,
but I’m sick of nailing timber blocking between timber
floor joists and dealing with squeaky floors. If we did the
floors in timber bearers and joists and timber poles like
I’ve done previously, we would have taken a hell of a lot
longer to level and complete each floor platform. Because
we used the Boxspan system, we saved around four to five
days per floor, or about 16 to 20 days for all the floors —
and we saved about $20,000 on machinery.
“Another benefit of using the Boxspan Steel Flooring
System is we didn’t need to incur the added expense
of retaining walls as we followed the gradient of the
land with little disturbance to the site,” he adds. Joe is
currently finishing off the suspended top garage levels
and driveway, both due for completion in early 2018.
The Boxspan Steel Flooring System is delivered in
kit form to site with bearers and joists cut to length.
Perimeter bearers are marked with joist locations and
pre-punched ready for brackets to be screw-fixed.
Brackets and screws are part of the floor kit, along with
detailed working drawings to make installation easy.
Ezipier adjustable piers and the Ezibrace subfloor
bracing system were also incorporated into this kit, with
pier posts cut on-site close to the required height. Final
modifications were made with the adjustable Ezipier
heads to get to the correct floor level.

nce you’re completely happy with the design
and orientation of your new home, it’s time
to start looking at the building materials,
products and finishes you will employ. When
selecting products for a new home or a home
renovation, you need to consider what will
help improve the thermal comfort of your
abode. Ian Fry from Frys Energywise shares
his top 10 tips, not necessarily in order of importance, for
making eco-friendly, sustainable choices.
TIP 1: WINDOWS
Installing energy-efficient windows will not only help
reduce your energy costs and make your home more
comfortable to live in, but it will also protect interior
furniture and furnishings from being damaged by the sun.
TIP 2: WINDOW FURNISHINGS
Window furnishing (blinds, curtains, shutters) also help
protect the interior of your home from the punishing

offer great insulation for the window areas of the home.
TIP 3: EXTERNAL WALLS
For external walls, choose a product that fits your budget
and offers the best overall thermal value. Brick-veneer
walling with added bulk insulation is a cost-effective
overall walling solution. Other products may offer better
thermal value than brick veneer but they can restrict the
amount of added bulk insulation you can put in the wall
cavity. Always check the overall R-value (a measure
of thermal resistance) of the product, including added
insulation. Climate will also play a role in determining
the best external walling product for your home.
TIP 4: ROOF COLOURS
Choosing a roof colour is a decision driven by climate.
Cooler climates require darker-coloured roofs with minimal
roof ventilation, whereas warmer climates suit lighter-
coloured roofs that are well ventilated.

additional cooling costs. Temperature sensor units are
best in moderate to cooler temperature zones as they will
prevent the unit being active in the cooler months when
you want the heat to stay in the roof space.

TIP 6: FLOORING
Floor type is another decision that is dependent on climate.
However, in most cases, the concrete slab offers the best
thermal performance. Many new homes use Waffle Pod
slabs (where polystyrene waffles are placed in the concrete
slab) and this makes a huge difference to the thermal
performance. Raised timber or concrete floors should, in
most cases, be insulated with underfloor insulation.

TIP 8: INTERIOR LIGHTING

If you are considering downlights, ensure those you select
are sealed and fire-rated. These allow insulation to cover
the top of the light unit in the roof. Most other types of
downlights require a clearance to the insulation to prevent
fire, resulting in a loss of ceiling insulation.

report prepared before you
start building your home is
essential. Every block of land
is different and if you have a
report detailing the various
ground conditions, you can use
this to amend plans as needed
and take measures to avoid costly surprises.
Here, Ideal Geotech discusses the process
involved, the roles of the engineer and
builder, and what you need to know before
any construction work is undertaken.

KNOWING YOUR SOIL

Knowing what type of soil you have on your
site enables your engineer to make the best
possible decision about the design for your
foundations and slab. It’s hard to know what
happened to the land before your purchase,
or during the civil works when the land was
subdivided. Your block of land could be very
different from the one next door and a soil
test is the best way to unlock its secrets.
By understanding your soil and knowing
what lies beneath, you can make informed
decisions during the building design process.
Sadly, too many people forgo testing, decide
to gamble and let the builder start digging
the foundations. This can lead to some tricky
and expensive-to-resolve surprises, such as
learning the foundations have to be installed
much deeper than originally planned, or
hitting a water table, which necessitates
having the engineer design a different
foundation solution. This typically falls back
onto the homeowner as their responsibility
— and as an extra cost, which can sometimes
be $15,000 or more.
The way to prevent such an unwelcome
situation is to commission a geotechnical
report, sometimes referred to as a soil
