THE HEAT IS ON
The Pemberley’s high-gloss black fascia and sleek design lend a
contemporary look to any room, while the dancing flames generate
a comfy atmosphere. Drawing on Opti-myst technology, Dimplex
has created an extremely realistic flame and smoke effect in an
electric fire. The Pemberley uses ultrasonic technology to create an
ultra-fine water mist, which produces a three-dimensional effect.
This is then illuminated to create the “flames” and the “smoke”.
Featuring an open-fronted design and a stunning black finish, the
remote-controlled Pemberley has a 2kW heat output with two heat
settings. It also has a white pebble fuel bed that contrasts the black

RAISING THE BAR


Synthetic wicker is a popular material for furniture as it offers
durability, strength and style. Olivia bar stools from GlobeWest are

SETTING THE MOOD
If you’re looking to save on energy costs and cool an interior living
space while making a design statement, a ceiling fan is the way to
go. But why not take it one step further and choose a fan with an
integrated light — for example, the Futura Mood fan and LED light?

THE BRIGHTEST WHITE

You can certainly just pop in to a display village and have
a wander around but, if you’re seriously in the market for
a new home, you have to be prepared. At the very least, be
armed with a list of your needs, now and into the future,
and have a clear idea of your maximum budget.
“Understanding what your immediate needs are is
important, but take into consideration if your family may
expand over the coming years,” urges Nathan. “How many
bedrooms will you need in, say, four or five years? Will
the kids need a study space for homework, will you need
a retreat for a little ‘me’ time, how many people will you
want to entertain in the alfresco?
“Whether this will be your first home or your forever
home, consider what is important to you — what are
the ‘must-haves’ and what are the ‘nice-to-haves’.

to ensure the views were unobstructed,” say Nando and
Frank. “The slope of the site also presented quite a few
challenges, as did the need to merge the old with the
new and to integrate a variety of materials. Great care
was taken to seamlessly combine these materials, which
included a huge amount of off-form concrete, blackbutt
cladding, sandstone flagging and standing-seam
aluminium walls and roofing.”
For Frank and Nando, the spacious outdoor living area is
a favourite aspect of the build. So, too, is the pool, which
was also built by SFN Constructions. Perfect for soaking
up the Sydney sunshine, the pool area features natural stone
from Gosford Quarries and paving by Eco Outdoor.
Throughout the home, there are myriad designer
touches, including lighting by Muuto, Coco Flip,
George Nelson, Beacon Lighting and Tovo Lighting, and
bathroom fixtures by Reece. Adding to the home’s cool,
contemporary look, polished concrete flooring proliferates.
Looking at the impressive end result, from the skilful
fusion of materials to the perfectly oriented living spaces,
the owners couldn’t be happier. And as for the old home,
well, that is now nothing more than a distant memory.

report prepared before you
start building your home is
essential. Every block of land
is different and if you have a
report detailing the various
ground conditions, you can use
this to amend plans as needed
and take measures to avoid costly surprises.
Here, Ideal Geotech discusses the process
involved, the roles of the engineer and
builder, and what you need to know before
any construction work is undertaken.

KNOWING YOUR SOIL


Knowing what type of soil you have on your
site enables your engineer to make the best
possible decision about the design for your
foundations and slab. It’s hard to know what
happened to the land before your purchase,
or during the civil works when the land was
subdivided. Your block of land could be very
different from the one next door and a soil
test is the best way to unlock its secrets.
By understanding your soil and knowing
what lies beneath, you can make informed
decisions during the building design process.
Sadly, too many people forgo testing, decide
to gamble and let the builder start digging
the foundations. This can lead to some tricky
and expensive-to-resolve surprises, such as
learning the foundations have to be installed
much deeper than originally planned, or
hitting a water table, which necessitates
having the engineer design a different
foundation solution. This typically falls back
onto the homeowner as their responsibility
— and as an extra cost, which can sometimes
be $15,000 or more.
The way to prevent such an unwelcome
situation is to commission a geotechnical
report, sometimes referred to as a soil
