EXECUTIVE SUMMARY

Tingang Elite Company (TEC) is a local company offering the house cleaning

service. In order to help families who do not have sufficient time to take care of their

houses due to their busy schedule, Tingang Elite Company (TEC) presents PLK

House Cleaning Service. PLK House Cleaning Service provides hygienic janitor

works that are very much needed by busy householders, so the cleanliness and

tidiness of the houses can still be maintained. In addition, TEC provides job

opportunities for local people living in Palangka Raya to work as janitors (male) and

janitress (female), whereby their primary responsibility is doing the cleaning service

professionally. Thus, the high rate of unemployment will be minimized.

Tingang Elite Company (TEC) is a company owned in majority by its founder

and CEO, Nadia Sari Refualu. The following list is the internal management structure

of Tingang Elite Company (TEC). The broad canvas of responsibilities would also be

2. START-UP SUMMARY

PLK House Cleaning Service's start-up costs include equipment needed for a

home-based business (to be detailed below), initial legal fees, marketing fees,

cleaning equipment and supplies, uniforms, and signs for employee vehicles.

 The home office equipment includes a computer system (with the following

minimum specifications: 500 mhz processor, 64 megabytes RAM, 6 gigabyte

hard drive, printer, and CD-RW). Also required for the office is an additional

land phone line, fax machine, pager, and cellular phone. A few pieces of

furniture will also be needed.

 The legal fees are used for the formation of the business as well as

reviewing/generating employee and client contracts.

 Marketing fees are for the production of business cards and brochures.

 Cleaning equipment must also be purchased with one set of equipment per

employee. The major per employee expense is a commercial vacuum cleaner

(consumer models will not withstand continuous use) and assorted brooms,

mops, and chemicals (biodegradable).

 Uniforms will be used to give off a professional image.

 93% of startup costs will go to assets.

 Startup costs will be financed through a combination of owner investment,

short-term loans, and long-term borrowing. The startup chart shows the

distribution of financing.

 Marketing/advertising consultancy fees of IDR. 1.000.000,00 is for our

company logo and assistance in designing our grand-opening ads and

brochures.

 Legal fees is for corporate organization filings.

2.1 Company Locations and Facilities

We have one location—a 70 m² building— that is located conveniently close

to the downtown area. It includes a training area, service department, offices, and

showroom area.

To get the maximum work results and comfort in working is a necessity in

carrying out every job. We would like to submit a Cooperation Offer Proposal

regarding to the work of Cleaning Services with the details of cleaning work as

follows:

A. Cleaning

• Seat Cleaning, Sofa, Carpet and Flooring (Ceramic, Marble, Panel, Wood).

• Wall cleaning, pillars / columns, ceilings and lamps.

• Windows cleaning, doors and sills.

• Toilets cleaning.

B. Implementation Provisions

Basic Cleaning is executed every day for two shifts. It is drawn as follows:

1. Tiled floors are cleaned and mopped using suitable types of mops and

disinfectant / cleaner / deodorize material according to the type of floor.

2. Chairs, tables, walls and door / window frames are cleaned using special

materials.

3.The set of equipments that uses electric power, such as electronic machines,

telephones, computers, etc., is only cleaned in the area of the case or the

outside components only.

4.The cigarette ash, rubbish and paper or other dirt are disposed in the garbage

can / basket / bins that has been provided by the first party.

C. Daily Cleaning Maintenance

 The attendance of janitors/ cleaning service workers is divided into

two shifts:

1. Morning Shift, at 07.00 AM to 12.00 PM.

2. Afternoon Shift, at 12.00 PM to 05.00 PM.

 Mandatory for Cleaning Service

1. Maintaining the cleanliness of every part of customer’s house, including the

corridor which is always swept with the floor duster plus Cong-R-Duster to

keep it clean.

2. Maintaining the cleanliness of the toilet and cleaning the crusty toilet.

3. Responding quickly to give service when there are spills of drinks, ink, and

water (liquid) that defile or tarnish the house.

4. During the break time for office employees, the house cleaning service is still

being run.

5. Mopping the floor with special materials that is suitable for the type of floor.

All the chemicals or cleaning products used for the service are international

and they are environmentally friendly.

By using instagram to promote our service, we can reach new customers

since social media like instagram is used by many people. We post testimonial

pictures in our instagram feeds and insta story and make them as our tool to

promote PLK House Cleaning Service so that people will get interested and

attracted to our service.

We also use facebook as one of media for promoting our service to our

new customers. We often upload and share photos of our cleaning service or

janitor works, and then give interesting captions so that we can achieve new

customers from Facebook users.

 Website

Website is one of the promotion strategies that we use to advertise our

service because website can be accessed by everyone. From the website,

people can see how trustworthy and honest our company is. By entering a

product portfolio or photo gallery menu, customers can be comfortable to look

at the honest testimonies of our services from our customers. Besides,

customers can give suggestions and criticism in comment section. We also

provide detail information about our company and tutorials on how to order

our service. In addition, customers can also contact our company to gain

further information related to our service or company since we enclose our

contact, email address, and social media account in our website.

 Brochure

Brochure is another way to promote our service. We use it to inform

potential consumers about our company or the service we offer. As an

interesting promotional tool, we use brochure to be convenient to pick up and

carry. The brochure we give is a “service menu” which lists prices and

services we offer. Potential customers or customers are free to take this with

them and reference it for later.

Our company has a mission to empower local community,

especially young Dayak people. Our company encourages them to be

improved, to be independent, and to have jobs. Of course, we, as

company, want our employees to make maximum results in doing their

work for the sake of customers’ satisfaction. For this reason, we have

special criteria for our potential employees. First, young local people

from middle to lower class have bigger chance to work under our

company. We employ young people aged at least 21 years old for

regular full-time jobs as office workers and janitors, and young people

(students) aged 18 to 21 in part time job as janitors. Second, our

employees must go through special selection with certain

requirements. Third, before entering the working life, our recruited

internal management employees and janitors should pass the job

training process to hone their skills in providing services.

We support the education of our employees who are also under

graduate students by awarding them the rewards. The awards should

have at least 3.5 GPA, have high responsibility as part-time job

workers at the company, and have great attitude.

Our employees’ safety at work is our priority. Hence, each

employee will be given a life insurance. Our company will give

Workers' compensation insurance which assures that injured workers

get medical care and compensation for a portion of the income they

lose while they are unable to return to work and it usually protects

employers from lawsuits by workers injured while working.

d. Giving proper salary, flexible working time, and workload

We provide good working environment and facilities for our

employees. We also adjust the salary that our employees receive to the

Minimum Wage (UMR) of Palangka Raya City. We ensure that our

employees will not be overworked (especially for our part time

workers) since the working hours are flexible and non-binding. Thus,

the work load for which the employees are paid is accordant.
