RENTAL AGREEMENT

THIS AGREEMENT OF RENTAL ENTERED IN TO AT _____________ ON

______________________________________, Hereinafter called the LAND
LORD which term shall mean and include his heirs, executors, administrators,
legal representatives and assigns of the ONE PART:

Hereinafter called the TENANT which term shall mean and include theirs,
executors, administrators, legal representative and assigns of the OTHER
PART Witnesses as follows.

LAND LORD TENANT


WHEREAS the Land lord is the owner of the Building at __________________

___________________________________, WHEREAS THE TENANTS is
taking the schedule mentioned premises on lease for a period of 5 (FIVE) Years.
This Rental Agreement is Commencing from ____________ to ___________.
WHEREAS THE Landlord and the Tenant have also mutually determined the
terms including the rents payable for the premises to be let-out to the tenants
as follows:-

IT IS HEREBY AGREED AS FOLLOWS:

1. The Tenancy shall be for a period of 5 (FIVE) Years.

2. The Tenant has paid on ___________ to the Landlord a sum of


Rs.______________________________________ towards interest free
Deposit and the Landlord agrees to repay the advance deposit to the tenant
when they vacates the premises.

3. A sum of Rs.__________________________ towards rent shall be paid by the


Tenants to the Landlord on or 5th of every succeeding month for the first year.

4. The property tax is to be paid by the Owner.

5. The Electric Charge to the above mentioned house shall be paid by the
tenants.

6. The Tenants shall keep the premises herein good and tenantable conditions
and would keep all the fittings and Fixtures there to in land with good condition
and deliver the same to the Landlord. In case of any damages done to the
fittings the amount will be collected from the tenants.

LAND LORD TENANT


7. If the Tenants commits defaults in the payments of monthly rent for 3 months
consecutively the Landlord shall be entitled to terminate this Agreement not
withstanding the period stipulated above. The Landlord has right to legal action
against the tenant and right to deduct the arrears payment of rental amount if
any, from the advance amount.
8. To permit the Land lord, his servants and agents at all reasonable hours to
enter into the property to inspect the condition or to leave notice of all defects to
be repaired.
9. It is mutually agreed between the parties that the Tenant shall have the option
to renew the period of this agreement for a further period of Eight Years with
the mutual agreed terms.
10. The Term of this agreement is renewable at the pleasure of the Landlord. Any
such renewal shall be with an addition in the existing rent 5% every Three
years.
Both the parties should give 2(Two) months Notice before
vacating the premises
