EXTRA JUDICIAL SETTLEMENT

OF ESTATE WITH WAIVER OF RIGHTS

KNOW ALL MEN BY THESE PRESENTS:

We, heirs of EUDUCIO CRESINO and BARBARA SINSAY, namely

SPS. VIRGILIO A. QUIETSON and MARCELINA C. QUIETSON, SPS.
ANIANO S. MADLANGBAYAN and EUFROCINIA C. MADLANGBAYAN,
JAIME CRESINO, herein represented by wife EVELYN A. CRESINO and
daughters MA. CRISTINA C. TROGO, MARY GRACE C. MALLILLIN and
son JOEL A. CRESINO, SPS. RUBEN T. SANTOS and CONCEPCION C.
SANTOS, SPS. ROMUALDO S. CRESINO and REBECCA U. CRESINO, SPS.
ALDEAN G. ENTIERRO and FRANCISCA C. ENTIERRO, SPS. JOEDY A.
ROSAL and JULIANA C. ROSAL, SPS. JERRY G. MANESCA and TERESITA
C. MANESCA, SPS. HERMINIO S. CRESINO and ROWENA S. CRESINO
and SPS. CESAR A. ORTEGA and MA. CORAZON C. ORTEGA, all of legal
age, Filipino citizen and a resident of Province of Cavite do hereby declare and
manifest:

WHEREAS, EUDUCIO CRESINO died intestate on September 17, 2000

and BARBARA SINSAY died intestate on August 27, 2002 at Dalahican, Cavite
City, which their residence at the time their death, leaving an instate estate, part
of which is a parcel of land situated at 833 Don P. Bautista St., Dalahican, Cavite
City, Philippines, covered by TCT No. T-8008 more particularly described as
follows:

“A parcel of land (Lot 5-A of the subdivision on plan LRC Psd-89713, being a
portion of Lot 5, Block 1 Psd-39701 LRC Cad. Rec. 9539), situated in Cavite City.
Bounded on the NE., and SE., points to 5 by road lot 1 and road lot 2, Psd-39701; on the
SW., points 5 to 1 by lot 4, block 1, Psd-29701 and on the NW., points 1 to 2 by lot S-B
of the subdivision plan. xxx”

WHEREAS, we are the heirs of the above-named decedent, entitled to and

have the right to succeed his estate, particularly the above-described property, by
right of representation to our respective parents, we are beings the legitimate
children;

NOW THEREFORE, for and in consideration of foregoing premises and

invoking Sec. 1, Rule 74 of Rules of Court, we do hereby adjudicate unto
ourselves the above-described property, subject only to contingent liabilities to
creditors, heirs and other persons who might have been deprived of lawful
participation therein accordance with Sec. 4, Rule 74 of the Rules of Court.

WAIVER

That we, the above-named parties, except the SPS. CESAR A. ORTEGA
and MA. CORAZON C. ORTEGA, whose names, juridical capacities and other
circumstances are above-cited, for and in consideration of our love and concern
for the HEIRS of the said Spouses, their heirs and assigns, and recognize them as
the absolute owner thereof;

That the above-described property is a registered land and we, the parties
here to agree to record this instrument in the office of the Register of Deeds of the
Province of Cavite under the provision of Sec. 113 of PD 1529, otherwise known
as the Property Registration Decree of the Philippines

That the above-described property is not tenanted by any agricultural

lessee hence not subject to preemption under Sections 11 and 12 of R.A. 3844,
otherwise known as the Land Reform Code of the Philippines, nevertheless to
Article 1623 of the Civil Code of the Philippines.

IN WITNESS WHEREOF, I have hereunto set my hand this 30 th day of

May, 2019 in the City of Cavite, Philippines.
