PROJECT COST, SCHEDULE & CASH FLOW
Planning for 2-Storey Residence Construction

PROBLEM:
Analyze the fundamental requisites of project implementation based on the
contexts of a 2-Storey Residence Construction Project. Use the following basic project
information;
Site: Fairview Area, QC
Lot Area: 300 sqm
Floor Area: 200 sqm
Contract Duration: 8 months
Approx. Contract Amount: Php 5,859,760.00
Type of Contract; Lump Sum –Straight Contract

Terms:
Payment Mode: Progress billing every month based on accomplishment
[assume Actual = Planned, as shown on a sample Gantt Chart]

Down Payment: at 20%, with 5% Retention every Billing, and paid back
correspondingly/ progressively per billing payment.

Analysis should be based on available and derived information associated with


the project. This means using both algorithmic and heuristic means of analysis.

Further information can be obtained through desk research, interview with


experienced professionals or construction planners, interchange of knowledge among
members of the group/class, or other means.

Objectives:
1. To be able to formulate/create a Gantt Chart of a typical construction project.
2. To be able to establish the link between the Gantt Chart and the specific
Construction Contract made for the project.
3. To be able to determine the monthly billing (from Cash Flow) for a conventional
RC Construction of a 2-Storey Residence based on a Gantt Chart Schedule
created specifically for the project.

Expected Outcomes
1. Increased understanding of the importance of Contract/Agreement and its link
with the Billing Schedule, Estimates and other planning documents in the
management of construction projects.
2. Improved basic skills in estimating and scheduling associated with the planning,
implementation and management of typical construction projects.

Tasks/Mechanics:
1. The Class is divided into Teams of 2 members that will work on a simple
construction project [described above] and apply practical and empirical
knowledge and skills in formulating the Gantt Chart schedule for the given project
2. The Output requirements will be by Team submission.
3. Given the learning and the outputs derived from Exercises #1-4, prepare a Gantt
Chart showing Schedule and Cash Flow. Show Planned Accomplishment
Schedule [monthly & cumulative] and corresponding Monthly Cash Flow [assume
actual equal to planned]. Show the S-curve.
4. Prepare 2 Billing Statements for any 2 months of progress in construction
schedule (8-month-duration)

Expected Outputs: SUBMITTAL REQUIREMENTS


a. Learning points after Class Workshop (to be delivered during the class
workshop).
b. Gantt Chart with required information already plotted (due on April 13,
2019).
c. Sample of 2 Billing Statements (due on April 13, 2019).

SUBMISSION GUIDE:
Use A4 paper, landscape, with title block [written portrait style] exactly as shown
above. Replace the name of the Professor with student’s name. Show relevant date.
You can use any appropriate marking pen or pencil. Freehand or mechanical means is
allowed, on scale or non- scale. Staple your work as shown.

Basic CRITERIA: Accuracy, Creativity, Compliance with requirements, Legibility
