OUTLINE SPECIFICATIONS

This set of specifications shall govern the methods of construction and the
kinds of materials to be used for the proposed building shown in the plans and in the
detailed drawings.

The plans, detailed drawings and this specifications shall be considered as


complementing to each other, so that what is mentioned or shown in one, although not
mentioned or shown in the other, shall be considered as appearing on both. In case of
conflict between the two, the same should be referred to the Architect for immediate
resolution.

I.) GENERAL CONDITION


All parts of the construction shall be finished with first class workmanship to the
fullest talent and meaning of the plans and this specification, and to the entire
satisfaction to the Architect and the Owner. The construction shall conform to all the
requirements of the National Building Code, as well as the rules and regulations of the
Municipality of Liloan, Cebu.

II.) CLEARING OF THE SITE


The building site shall be leveled according to the plans and cleared off of
rubbish, roots and other perishable and objectionable matters to a suitable sub grade.
All such unsuitable materials shall be removed from the building site and disposed to
any site as directed by the Architect in charge of the construction.

III.) STAKING OF THE BUILDING LINES


The building lines shall be staked out and all lines and grades shown in the
drawings established before any excavation is started. Batter boards and reference
marks shall be erected at such places where they will not be disturbed during the
excavation of the building.

IV.) EXCAVATION
All excavation shall be made to grade indicated in the drawings. Where the
building site is covered with any kind of fill, the excavation for footings should be made
deeper until the stratum for safe bearing capacity of the soil is reached. Whenever
water is encountered in the excavation process, it shall be removed by bailing or
pumping, care being taken that the surrounding, soil particles are not disturbed or
removed.

V.) BACKFILLS AND FILLS


After concrete for foundations are hard enough to withstand pressure resulting
from fills, the materials removed from the excavations shall be used for backfills
around them. Backfills and fills shall be placed in layers not exceeding 150mm in
thickness, and each layer shall be thoroughly compacted by wetting, tamping and
rolling.

VI.) CONCRETE WORKS


All concrete shall be mixed thoroughly until there is a uniform distribution of the
cement and aggregates, and should be deposited as near as practicable in its final
position, care being taken to avoid segregation of the aggregates. Water to be used
for mixing the concrete shall be clean and free from injurious amount of oil, acids,
alkalis, salts and other organic materials.

VII.) PROPORTIONING OF CONCRETE


All concrete works shall be done in accordance with the standard specifications
for reinforced concrete adopted by the National Structural Code of the Philippines.
Cement to be used shall be MABUHAY pozzolana brand, Or any other equivalent
brands more readily available in the locality. Alternative cements so selected must
meet the requirements of Portland and Pozzolana Cement and should be approved by
the Architect in charge of the construction.

The following concrete proportions of concrete mixtures shall be used for the
various parts of the building:
FOOTINGS : CLASS B ( 1: 2-1/2: 5 )
WALL FOOTINGS : CLASS B ( 1: 2-1/2 : 5 )
COLUMNS : CLASS A ( 1: 2 : 4 )
CONCRETE SLAB ON FILL : CLASS B ( 1: 2-1/2: 5 )

Class A Concrete shall be a mixture of 1 part cement, 2 parts sand and 4 parts
gravel by volume, plus enough clean water to make the mixture into a pliable paste.
Use 21 liters of water for every bag of cement.
Class B Concrete shall be a mixture of 1 part cement, 2 and one-half parts sand
and 5 parts gravel by volume, plus enough clean of water of 21 liters for every bag of
cement.

Use G-1 gravel for concrete mixtures of concrete slab on fill and footings. While
¾ gravel will be used for beams, columns reinforced second slab and stairways, wall
tie beams.

VIII.) FORMS ON CONCRETE WORKS


All forms for concrete works shall be properly braced and tied together so as to
maintain the correct position and shapes of the concrete members. Forms shall be
constructed sufficiently tight to prevent bulging and seepage of water. Forms shall not
be removed until the concrete has attained sufficient strength to support its own weight
and any loads that may be placed on it. Side forms for beams may be removed earlier
than the bottom forms but additional posts or shoring must be placed under the beams
until they have attained their sufficient strength for 28 days curing period.

IX.) CONCRETE SLAB FLOOR, ROOF DECK AND ON-FILL FINISHINGS


Concrete Slab floor roof deck and on – fill shall have its thickness of
10centimetes. The finishing to be used on slab on fill shall be ceramic tiles of 16” x
16”, 30” x 30”, and 8”x 8” with choices of mariwasa and lepanto tiles or the like. Use
BOSTIK brand for grouting. Roof deck shall be applied together with concrete and
water proofing additives, topped with heated asphalt until melt and bind with concrete
if necessary or by using BOSTIK Cementitious membrane topped with 30”x30”
ceramic tiles.

X.) STEEL REINFORCING BARS


All steel reinforcing bars to be used in this construction shall consist of round
deformed bars with lugs and projections on their sides to provide a greater bond
between the concrete and the steel. All steel reinforcing bars shall be accurately
placed and secured against displacement by tying them together at each bar
intersection with Gauge No. 18 wire at length of 25cm to 30cm.
The steel reinforcing bars indicated for footings, columns, slabs, beams, and
other concrete members shall all conform to the number, sizes and spacing as
indicated in the drawings or schedule of steel reinforcements. No metal
reinforcements shall install in place unless it is free from rust, scale or other coatings
which will destroy or reduce the bonding with concrete.

XI.) CONCRETE HOLLOW BLOCKS (CHB)


Concrete Hollow Blocks to be used in this project shall be of any brand. All
CHB to be used for wall at the ground floor from wall footing to the finish ground floor
line shall be NO.6, while the exposed level from the finish floor line until bottom of roof
beam shall be the No.4size. They shall be reinforced with round deformed bars of
10mm diameter in both vertical and horizontal bars spaced at 0.60 meters on center,
both ways. All expose surfaces of concrete hollow block wall shall be thoroughly
plastered.
XII.) TOILET AND BATH WALL AND FLOOR FINISHES
All floors shall be using 8” x 8” or the 12” x 12” non-skid ceramic floor tiles. All
wall tiles and its middle border shall be 8” x 10” ceramic tiles. All tiles for floors, walls
and tile trims shall be free from laminations, serrated edges, chipped – off corners and
other defects which would adversely affect their appearances and strength. All joints
between tiles and tile trims shall be filled with ABC grout, white color and then carefully
wiped. Before the tiles and tile trims are laid in place, they shall be thoroughly soaked
in water. Mortar to be used in setting the tiles and moldings shall be a mixture of 1
part cement and 2 parts fine sand by volume.

XIII.) OTHER WALL FINISHES


All masonry wall finishes in the exterior shall be flattened rough plaster finish,
while in the interior; it shall be smooth plastered finish. All masonry walls shall be
completely applied with concrete neutralizer unless otherwise specified prior to
application of paints of its desired color scheme as designated by the Owner.

XIV.) ELECTRICAL WORKS


The Electrical installation shall be done in accordance with the approved plans
and under the direct supervision and control of licensed Professional Electrical
Engineer and/or a Master Electrician. All electrical works and materials shall conform
to the provisions of the latest edition of the National Electrical Code of the Philippines.
The type of electrical services to be supplied to the building shall be 1-50Kva,
23Kva/230v, Single Phase 60Hz, OISC, Pole Mounted Type.

There shall be only one service drop from the nearest VISAYAN ELECTRIC
COMPANY (VECO) Pole to the proposed buildings. Electric wires for light and power
shall not be smaller than 13.5 mm or (NO.12), 600V insulation. Wires used shall be
THHN type; Electrical materials used for the any type of installation shall be of any
brand of CLASS A quality and the approved type, which are readily available in the
market.

XV.) PLUMBING WORKS


All plumbing works of this project shall be done in accordance with the
approved plans and under the direct supervision and control of a licensed Master
Plumber. The plumbing installation shall conform to the provisions of the National
Plumbing Code of the Philippines, and the rule and regulations of the Subdivision
developer. The plumbing fixtures and accessories to be provided and installed shall
be of any desired and approved brand qualifying to the design and choice of both the
Owner and the Architect.

XVI.) DOOR AND DOOR FRAMES


Doors and door frames shall conform to the sizes, design and kind of material
shown in the detailed schedule of doors. However all door jambs shall be 2” x 6”, kiln
dried. And shall be treated with wood treatment for termites and other foreign bodies
that may affect to deteriorate the panels, clear solignum. All bedroom door panel shall
Molded doors panel design. All T&B and service doors shall be PVC Type Door panel
and jamb.

XVII.) WINDOWS AND WINDOW FRAMES


All window openings except the storage room shall be provided with concrete
solid frame in accordance to plans shown in the detailed schedule of windows.

XVIII.) ARCHITECTURAL MOULDINGS AND FINISHES


All Architectural ceiling works shall be using G.I. studs carrying channel and
fiber cement ceiling boards. All ceiling corners interior and exterior alike shall be free
from any mouldings.
