Rental Agreement:

This indenture of Rental Agreement is made and executed on this first day of
May 09 2019 at Bangalore by and between.

SUVARNAMMA
# 40, 1st cross, Talakavarinagar,
Bangalore – 560037.

Hereinafter called the “LESSER/OWNER” of the one part:


Nagireddy Veeranjiireddy
S/O Nagireddy Krishna Reddy,
H No 6 – 81A, Hassanaidupalem, Vinukonda,
Mandal, Vinukonda, Guntur,
Andhra Pradesh - 522647

Hereinafter called the “TENANT” of the other part:

Whereas the terms owner and tenant shall mean and included their respective
heirs, legal representatives, administrators, executors and assigns.

Whereas the Mrs SUVARNAMMA is the solo and absolute owner of the property
bearing # 40, 1st cross, Talakavarinagar, Banglore-37, more fully described in
the schedule hereunder and hereinafter called the schedule premises.

Whereas the owner upon the request of the tenant let-out the schedule
premises on rental basis for residential purpose under the following terms and
conditions and whereas the tenant has agreed to take the premises on rental
basis:

Whereas the tenant shall not have the power to sublet or underlet the property
to any person without consent of the owner, if the tenant fails to pay the said
rent consecutively TWO months, the owner is at full liberty to evict the tenant
from the schedule property.

NOW THIS AGREEMENT WITNESSETH AS FOLLOWS:

1. The tenancy is for a period of ELEVAN MONTHS commencing from date


May 09, 2019 which shall be continued by mutual consent between the
parties.
2. The Tenant shall pay the monthly Rent is as following manner:
 The Tenant shall pay a sum of Rs 14500 (Rupees Fourteen Thousand
five hundred Only) per month to the owner within 5th of the Month.
 After eleven months the rent shall be enhanced at the rate of 05%.
3. The Tenant has paid a sum of Rs 60,000 (Rupees Sixty Thousand only)
as a ADVANCE amount to the owner before the following witnesses, and
the owner has acknowledge the receipts for the same, the said advance
amount shall not carry any interest which shall be refundable by the
owner to the tenant at the time of vacating the schedule house.
4. The Tenant shall pay the electricity charges to the concerned authorities
every month without fail, and also share the electricity charges as per the
bill (common meter) divided by number of tenants, water charges as per
the bill will be divided by number of tenants.
5. If the Tenant shall not sub-let or under-let the schedule premises to
other without the written consent from the owner.
6. If the Tenant causes any damage to the schedule
premises/fittings/fixtures the same shall be replaced on his own cost
and risk, failing which the owner has right to deduct such damaged
charges from the advance amount which paid by the Tenant.
7. Either of the parties should give two months notices for the termination
of the tenancy.
8. The owner has the right to deduct only unpaid arrears of rent, electricity,
water, for the schedule house from the advance which paid by Tenant.

consisting of 2 bed rooms attached with wardrobes and toilets, bath room, one
hall, Italian kitchen with cupboards, T.V stand in hall, geezer, Three fans, three
tube lights, dining hall, pooja room, water and electricity

Whereas the tenant hereby agreed to keep the schedule property in good and
tenantable condition without causing damages including painting, if any
damages caused by the tenant during the tenancy period, the tenants should
alter the same or the damage cost will be deducted from the advance at the
time of vacating the schedule property by the tenant.

IN WITNESS WHEREOF THE owner and tenant have affixed their respective
signature on this 1st day of May 09, 2019, in the presence of the following
