SPECIFICATIONS

Project: A Proposed Parking Facility


Location: Brgy. Arpili, Balamban Cebu
Owner: AUSTAL PHILIPPINES PTY. LTD.
Subject: Brief Specification

Section I Site Work and Excavation Works

1.1 Scope of Work


a. The work included under this section includes the furnishing of materials, labor,
equipment and performing all operation necessary to complete the excavation,
grading and filling as shown on the drawings and or specified herein.
1.2 Stake and Batter Board
a. The contractor shall stake out the building site accurately and establish grade before
any excavation is done.
1.3 Site clearing
a. Site should be cleared of any deleterious and any alike materials that cause
obstruction in executing the excavation and construction purposes.
1.4 Excavation
a. Columns footings, wall footing and septic tank shall be excavated accordingly to
plans and details and specifications.

Section II. Scaffoldings and Formworks

2.1 The formwork shall be of timber, steel, coco lumber or other suitable and approved materials,
impervious and resistant to the action of cement and fluid concrete. They shall be measured
according to the surface area of the completed structure formed with formworks.

Section III. Concrete and Masonry

1.2 Scope of Work


a. The work included herein includes the furnishing of materials, labor and equipment
for the proper performance of all operations in concrete and masonry work as shown
on the drawing and or as indicated on plans.
1.3 Materials and Workmanship
a. Aggregates shall be clean and free from any materials or substances that impair the
strength of concrete.
b. Water to be used shall be clean, fresh and free from oil, acid, alkaline or other kinds of
deleterious substances.
c. Unit of measuring shall be in cubic foot. One bag of cement is considered one cubic
foot.
d. Use class A (1:2:4) for all slabs and columns and beams and Parking Pavement.
Slab on grade shall be 0.10m thick @ 3000 psi for Parking pavement.
e. Suspended slabs are used with traditional plywood slab form and any suitable and
approved materials which support enough to the reinforced concrete slab.
f. Slabs reinforcing bars shall be of minimum of 10mm diameter deformed bar and
conform to plans detail and specifications.
1.4 Walls
a. All exterior walls shall be 4”x8”x16” CHB reinforced with 12mm deformed vertical
bars and 12mm diameter horizontal at 0.60 meter on center.
b. Concrete Hollow Blocks shall be true to shape and size as specified in the drawings
within ¼” and shall have a minimum 28 days curing time. The strength to be 700 psi,
for 150mm thickness and 350 psi for 100mm thickness.
c. Exterior plaster work for building surface shall have a thickness of not less than
16mm and the interior surface shall have a thickness of not less than 10mm.
d. All surfaces shall be plastered and aligned properly as indicated on the drawings and
left with no surface cracks.
e. Fence and Firewalls to be trowel finished
f. Building exterior wall must be smooth plastered. All interior walls must be smooth
plastered to perfect finish.
g. Reinforcing bars for concrete hollow blocks shall be straight except for bends around
corners or where bends are indicated in the plans. Horizontal and vertical
reinforcements shall be of sizes and at intervals indicated in the drawings. The splice
length shall not be less than 30 bar diameters.

1.5 Reinforce concrete beams
a. All beams shall be firmly supported, aligned.
b. Mixtures shall be class A (1:2:4) one (1) cement, two (2) sand and four (4) crashed
gravel and mixed accordingly to water ratio.
c. Minimum reinforcing bars shall be 12mm diameter and 10mm diameter minimum for
the stirrups and space accordingly to plans, details and specifications.
1.6 Wall footing
a. Mixture shall be Class A one (1) cement, two (2) sand and four (4) gravel and
proportionally mix to water ratio.
b. Minimum reinforcing bars shall be 12mm diameter deformed bar, and 10mm
diameter deformed bar for transverse bar, space accordingly to plans, details and
specifications.

1.7 Septic tank


a. Septic tank shall be constructed in compliance with the plumbing code of the
Philippines and conform to the implementing rules and regulations of the local
authorities.
b. Septic tank shall be constructed according to plans, details and specifications.
c. Minimum reinforcing bar shall be 10mm diameter.
d. Slab mixtures shall be Class A one (1) cement, two (2) sand, four (4) gravel and
proportionally mixed to water ratio.
e. Provide enough support and braces during construction.
f. Manhole shall be flushed to finish floor or to natural grade line.
g. Workmanship shall be according to government specifications and standard.

Section IV Structural Steel Works

a. All structural steelworks sections, bolts and washers are to be in accordance with the
recognized authoritative "Standards" of either Japan or the USA, or other equal
approved standard.
b. All steel works for roofs shall receive a minimum three (3) protective coating: one (1)
shop priming and two (2) coats of two component high build polyamide cured recoatable
epoxy coating.
c. All steel works for railings. Surface Preparation: All steelworks shall be sandblasted or
wire brushed and be free of any oil and grease. Protective Coating: a minimum of three
(3) protective coating: one (1) shop priming and two (2) coats of two component high
build polyamide cured recoatable epoxy coating.

Section V Roofing Works

a. Roofing materials shall be Gauge 24 Long span GI sheet (Rib type) blue color.
b. Downspout shall be of polyvinyl chloride (P.V.C.) pipe SERIES 1000 with proper
anchors and fasteners and shall not be less than 50 mm in diameter and a product of
a reputable manufacturer acceptable to the Consultant.
c. Add insulation foam on roof. Use ¼” thick P.E. foam with aluminum foil insulation.
d. Screws and Washers of good quality.
e. The G.I. sheets should be even and left with no dents and scratches.
f. Roofing materials and accessories shall be new and approved quality.

Section VI Carpentry and Joinery

a. The work included in this specification includes the furnishing of all materials, labor
tools and equipment necessary to properly performed all works herein as specified or
indicated on the drawings.
b. Lumber shall be sun-dried, or kiln-dried (oven dried).
c. Ceiling to be 3.5mm hardiflex/hardilite board in all areas.
d. Ceiling surface finish of woodwork shall be smoothly dressed and well sanded by
machine or by hand. Conceal fastening and joints as much as possible, if not
possible locate them in inconspicuous places where nailing is permitted on wood
surfaces.
e. Ceiling frame or joist shall be metal frame or good lumber and any approved
equivalent.
f. Kitchen cabinet and any counters shall used minimum thickness of ¾” marine
plywood.
g. Cabinets and closets shall used minimum thickness of ¾” Marine plywood.

Section VII Doors

a. This Section calls for the furnishing, fabrication and installation of doors in
accordance with the plans and specification.
b. Doors for entrance and exit shall be solid type door.
c. Doors for bed rooms shall be flush type door.
d. Doors accessories shall be provided completely.
e. Toilet doors shall be PVC or flush door or any approved equivalent.

Section VIII Windows and Mirrors

a. Window Frames shall be of Aluminum frame Fix and Awning window type for Toilet.
Glass sheets on windows shall be minimum thickness of ¼” Clear Glass. All windows
shall be sealed against leakage.
b. Sliding window frame shall be aluminum frame and shall be sealed against leakage
with ¼” thick Clear Glass with insect screen inside.
c. Contractor to apply silicon on all joints between concrete and window frames. Silicon
color to match with window frame color.
d. Fixed glass window shall be tempered.
e. Provide insect screened for all windows.

Section VIII. Finishes

1. Exterior walls
a. This Section calls for all finishes of all surfaces.
b. Contractor shall make measurements in field to verify or supplement dimensions
indicated and are responsible for accurate fit of specified work.
c. Surface Preparation. Apply concrete neutralizer on walls with 1 liter to 6 gallons of
water to be cured for 2 days.
d. Apply 1 primer coat of 1.5 to 2.0 mils thickness after neutralizing the concrete.
e. Fence, Firewalls and Building outside Walls. Apply 2 top coats with rollers. Color to
be Daisy Cream. Refer to Davies 5-G084 fifth edition. Coats should have a thickness
of 1.5 to 2.0 mils.
f. Gutters and Eaves Soffits, Concrete Trims, Entrance Canopy and caps on fence
posts to be painted gray as indicated in drawings and 3d drawings.
2. Exterior Tile works
a. Carport, car parking slot shall be used of rough stripped groove, ramp shall be
stripped groove.
b. Corridor and covered walk way shall be finished with pavement blocks, floor shall
provided 1% slope.
3. Interior Tile works
a. Slope floor tile to drain with 1/8” per foot.
b. Set ceramic floor tile firmly in setting bed, for a true surface. Joints shall be straight,
level, perpendicular, and of even width.
4. Architectural Metal and Stone, and Masonry Works.
a. Steel Railing must be made of Tubular, Square tubes, Flat Bars and Square Bars
with black enamel paint with brass paint on accents as indicated in the elevation.
b. Small cracks, holes, and imperfections in masonry, concrete and plaster surfaces
which show up after the prime-sealer or first coat has been applied to the surface
shall be filled with putty and fillers before application of coats.
c. Maintain proper curing of the concrete to avoid failure.
d. Stone cladding works shall be made of pure stone and proper construction shall be
maintained.

Section IX Plumbing Works

a. This section consists of performing essential works in furnishing and installing piping
materials, mechanical devices and fixtures necessary to construct and complete the
water supply system, sewer system, and other plumbing works as shown in the
drawings.
b. All pipes shall be installed with a pitch to drain. Where branches are connected to
vertical risers, each branch shall drain back to its respective risers.
c. Soil and waste pipes shall be NELTEX PVC Series 1000 including its fittings or any
approved equivalent.
d. Waterline must be made of ½” G.I. Pipe Schedule 40 or poly mutant pipes for the
water service entrance supply. Joints for threaded pipes shall be made with an

approved Teflon tape or graphite compound applied to the male threads only and
fusion for the poly mutant’s piping.
e. Minimum diameter of pipes for the water line of the building shall be ½”θ.
f. Minimum diameter of pipes for the soil pipe line of the building shall be 4”θ.
g. Minimum diameter of pipes for the storm drain of the building shall be 6”θ.
h. Minimum diameter of pipe for the building downspout shall be 3”θ.
i. Maintain minimum or standard slope of 2% for all soil pipe lines.
j. Plumbing fixtures shall be provided complete with fittings. Exposed traps and supply
pipes for all fixtures and equipment shall be connected to the rough piping systems at
the wall, unless otherwise indicated.
k. Water closets shall be flush type lavatory shall be wall mounted china white. Fittings
and accessories shall be provided completely.
l. All fixtures shall be new and approved quality.
m. All plumbing works shall be under the direct supervision of a duly registered master
plumber.

Section X Electrical

a. This shall adhere to the rules and regulations set forth by the Philippine Electrical
Code and also to the local ordinances issued by the electrical utility firm.
b. All materials shall be brand new and have passed the Philippine Bureau of
Standards.
c. The circuit breakers shall be manually operated by a toggle lever. Operating
mechanism of circuit breakers shall be of the quick-make, quick-break type with trip-
free features.
d. All switches shall be use of “Anam, Toshiba, National or any approved equivalent.
e. Safety switches shall be installed as indicated on the drawings or as required.
f. All convenience outlets shall be use of “Anam, Toshiba, National or any approved
equivalent.
g. Minimum wire size for lighting outlet shall be 3.5mm² THW wire or #12 AWG wire,
Phelps Dodge, PhilFlex, or any approved equivalent.
h. Minimum wire size for convenience outlet shall be 3.5mm² THW wire or #12 AWG
wire, Phelps Dodge, PhilFlex or any approved equivalent.
i. All wiring passing thru concrete shall be enclosed to PVC pipe conduit with minimum
diameter of 15mm or ¾” diameter.
j. Wiring which passing thru ceiling shall be enclosed to flexible hose with minimum
diameter of 15mm or ½” diameter.
k. All earthing systems shall comply with PEC or NEC article 250.
l. All Lighting Fixture will be provided by the contractor unless furnished by the owner.
m. Installations shall be done by the experienced electrician with closed supervision of a
master electrician or electrical a duly licensed electrical engineer.
n. Installation shall be as per plan.

Section XI Painting works

a. All surfaces to be painted shall be clear of any deleterious and foreign materials that
diminish the quality of paintings.
b. All paintable surfaces shall be applied with concrete neutralizer before or prior
painting happen.
c. All Paint materials to apply in the interior shall be Semi-Gloss or Gloss or Acrytex and
Latex Paint.
d. All exterior paintings shall be Semi-Gloss, Gloss Latex or Acrytex or any approved
equivalent.
e. Painting finish shall be determined by the contracting officer or by the owner
representatives.
f. Painting works shall be follow accordingly to the specification and proper method
which specified by the manufacturer.
g. Use Boysen or Davies paints or any approved equivalent.
h. All painting works shall be as per plan and specifications.

Section XII Workmanship


a. All workmanship shall be of the highest standard and quality within each trade.
