After 39 years ……

Two brand new elevators installed, and two more coming this year.
It took decades but we are finally modernizing Legaspi Towers 300 to make sure
our property values will increase.

After being hounded in the past by real estate arrears, low collection rate,
elevator breakdowns, security concerns and Roxas Boulevard parking area
problems, we have survived, and even starting to thrive!

Our primary advocacies for the coming term are the following:

1) Continuous improvement in our maintenance of defective pipes that cause


water leaks in our units, the rooftop and even some parts of our common
areas;
2) Lobby modernization;
3) Revising the House Rules which will now impose penalties for violators;
4) Continuous implementation of a strict collection policy.

Let us all support the projects of Legaspi Towers management not only through
the prompt payment of Association Dues and charges, but also through active
participation in the various activities of the Association.

President’s Report

Legaspi Towers 300 has been in existence since 1979.

Given the rising expenses for needed improvements and maintenance on our
grand ‘old’ building, the Association had to rely on an efficient collection system
in order to have adequate funds for such expenses.

The Board of Directors 2017-2018 is pleased to report an improvement in our


collection rate from a high of 85% to an even higher rate of 87% which is of no
mean feat.
In view of the focus of the current management to improve property values and
quality of life in our building, some of our major accomplishments for 2017-2018
include, among others:

1) Installation of two brand new elevators 2 and 4;


2) Continuous fumigation to get rid of pests in our common areas;
3) Water-proofing of the 4th floor ledge/ terrace;
4) Setting up of retirement fund for our employees;
5) Installation of new accounting billing software;
6) Re-painting and general cleaning of basement parking;
7) Installation of additional CCTV cameras;
8) Demolition of gym at rooftop as it became an environmental hazard,
among others.

For 2018-2019, aside from the installation of brand new elevators three and five,
the Association will pursue continuous improvement in our maintenance of
defective pipes, lobby modernization, revising the House Rules which will now
impose penalties for violators, and continuous implementation of a strict
collection policy.

Also, we will proceed with the repair of our exterior walls which was already
started by identifying parts which need replacements, while the development of
the children’s playground will finally start after the complete clean-up of the gym
area.

The performance of the members of the Board 2017-2018 is a concerted effort.


Hence, our accomplishments were made with the cooperation of employees, unit
owners and tenants alike. Our congratulations to all!
