REMARKS
1) The location of property was based on the given address, as pinpointed by the client, Mrs Sherinda Rojas, during actual
inspection and based on its actual dimensions and orientation.
2) No concrete monument was found to mark the property boundary of the land. However, the property has fence and gate
which more or less states its boundaries.
3) The property is situated in an area where land development is generally for residential use. SM City - Bicutan serves as
the nearest commercial shopping center in the area, located about 4.40 kilometers from the property.
4) At the time of inspection , the property is improved with a proposed 2-storey residential building which is still under
construction and about 60.10% completed.
5) Valuation of the proposed 2-storey residential building was based from submitted building plans, bill of materials and
specifications. The said proposed improvement is subject to re-valuation and re-measurement upon completion
6) The proposed improvement will have a value of P 5,008,836.00. upon completion.
7) The submitted Title and Tax Declaration reflect the same registered owner.
