CONSTRUCTION

SPECIFICATIONS

01 50 00 Temporary Facilities and Controls

01 51 00 Temporary Utilities

The General Contractor shall provide all temporary lighting,


power, water supply and all necessary facilities sufficient
enough for the simultaneous use of all possible fields of work
to complete the project.

01 51 13 Temporary Electricity

The Contractor shall provide temporary electricity to specific


spots for the use of the workers.

01 51 16 Temporary Fire Protection

Contractors shall have Fire Extinguishers. It should be Portable,


UL rated; with class and extinguishing agent as required by
locations and classes of fire exposures. Use of gasoline-burning
space heaters, open-flame heaters, or salamander-type
heating units is prohibited.

01 51 23 Temporary Heating, Cooling, and Ventilation

Contractors shall have prefabricated or mobile units with


serviceable finishes, temperature controls, and foundations
adequate for normal loading.
01 51 36 Temporary Water

Use of Owner's existing water service facilities will be


permitted, as long as facilities are cleaned and maintained in a
condition acceptable to Owner. At Substantial Completion,
restore these facilities to condition existing before initial use.

03 00 00 Concrete
Cementitious materials and aggregates for exposed concrete
shall be from same source throughout the work.

03 30 00 Cast-in-place Concrete

An intimate blend of Portland cement and supplemental


cementitious material. Cementitious material shall include [15
percent minimum to a maximum of 25 percent] [50% percent
minimum to a maximum of 60 percent] fly ash or ground blast
furnace slag by weight unless the strength is specified to be
achieved in 7 or 14 days.

03 40 00 Pre-cast Concrete

Deliver precast concrete units in estimated quantities and at


such times to ensure compliance with the agreed upon project
schedule and setting sequence and also to limit unloading
units temporarily on the ground or other rehandling. Portland
cement and supplemental cementitious material shall be used.
04 00 00 Masonry

All brick masonry units shall be installed above grade. Masonry


roof parapets shall have their roof face protected. Through-
wall flashing shall be required at wall caps, window heads, and
ledgers. Install plastic or metal vents in all masonry weep
holes. Rope wicks, tubes, and open weep holes are not
acceptable.

04 20 00 Unit Masonry

Brick shall be King size 2-5/8 by 2-5/8 by 9-5/8 inches.


Concrete block to be hollow concrete masonry units. Provide
special shapes for lintels, corners, jambs, sashes, movement
joints, headers, bonding, and other special conditions.

05 00 00 Metals

05 51 00 Metal Stairs

Stair treads for public access stairways shall be concrete with


cast metal nosing. prohibits the use of concrete filled metal
stair pans for stairs located on the exterior of buildings.

05 52 00 Metal Railings

Handrails to be of aluminum construction. Ferrous gratings


shall be hot-dip galvanized.. Steps shall conform to existing
step formulas but shall not have risers that exceed 7 inches or
treads that exceed 11 inches. Nosing shall not extend past the
face of the riser.
06 00 00 Carpentry

Interior Panels should have engineered products designed


specifically for interior applications and providing a surface
that is impact-, scratch-, and wear resistant and that does not
absorb or retain moisture. Structural Interior Panels should
have Engineered products designed for use in structural
construction applications, including cabinetry, casework,
paneling, and decorative panels. Structural Wall Panels should
have engineered products designed for use in structural walls,
curtain walls, floors and flat roofs in commercial buildings.

06 20 00 Finish Carpentry

All woodwork materials shall be new and shall conform to the


Premium Grade requirements. All lumber shall be kiln-dried to
the average moisture content as recommended. Install all
Finish Carpentry straight, plumbs, level and in true alignment
except where otherwise indicated. Fit all joints closely and
fasten all pieces rigidly in place. Nails shall be finish or casing
nails. Countersink nail heads and leave ready for putty. Joints
shall be neatly matched and mitered. Fill exposed joints prior
to jointing.
06 43 00 Wood Stairs and Railings

Install wood stairs and railings to comply with same grade as


item to be installed. Assemble wood stairs and railings and
complete fabrication at Project site to the extent that it was
not completed in the shop. Stairs shall be securely anchor
carriages to supporting substrates. Install stairs with treads
and risers no more than 1/8 inch from indicated position
Install rails with no more than 1/8 inch in 96-inch variation
from a straight line. Stair Rails shall be Glue and dowel or pin
balusters to treads and railings, and railings to newel posts.
Wall Rails shall support rails on indicated metal brackets
securely fastened to wall framing.

07 00 00 Thermal and Moisture Protection

For Interior concrete slabs on grade with wood floor finish


install reinforced puncture and abrasion resistant membrane
similar to Moistop by Fortifiber below slab. All other building,
slabs on grade, shall have minimum 6 mil vapor barrier. Extend
edges to surface of slab. Seal all joints and around all
penetrations.
08 10 00 Doors and Frames

08 14 00 Wood Doors

Wood Louver Door shall be 50mm thick x 600mm wide,


Philippine mahogany wood frame with 8mm thick glass, frame
painted with quick dry enamel finish. Aluminum Framed Glass
Door shall be 45mm x 600mm x 1.5mm thick. Main entrance
door shall be Heavy Duty Floor Hinge Glass door, 12mm thick
tempered. Plastic laminate faced doors on particle board core.
Lifetime guarantee on doors.

08 50 00 Windows

08 51 13 Aluminum Windows

Window frames and sash members, mullions, mullion covers,


screen frames, and glazing beads must be fabricated. Provide
woven wool pile weather stripping 5.3 millimeter 0.210 inch
thick, or polypropylene multifilament fiber weather stripping
installed in an integral weather stripping groove in the sash or
frame, and flexible polyvinylchloride weather stripping
installed in the sill member.

08 80 00 Glazing

All glass should match color of existing. The contractor shall


submit glass sample with performance data and certifications
from the manufacturer. Interior glass for doors and glazed
partitions to be tempered polished late glass.
09 00 00 Finishes

09 25 00 Gypsum Board

Supply and installation of Gypsum ceiling on a 400mm x


400mm G.I. Framing Suspended Ceiling System complete with
all accessories and acrylic diffuser lighting system. Supply and
installation of decorated ceiling using moisture resistant 12mm
thick Boral gypsum board panels and metal furring and hanger
rods as per design. Supply and installation of 6mm thick MDF
decorative wood panel as ceiling design.

09 30 00 Tiling

Prior to tiling, the Contractor should check and accept the


received surface and the hidden components such as ready-
buried items, water-proofing, technical system. If the joining
material for tiling is mortar, the mortar shall be spread all over
the received surface enough for 3 to 5 tiles. After tiling all
these tiles, mortar will continue to be spread. If the material
for joining is adhesive and glue, each tile will be put and
adhesive must be spread all over the surface of tile. After the
tiles have been adherent on the surface, the surface should be
fulfilled. After fulfilling the surface, no shaking or knock before
the material has been connected. With the surface in the open
air, and the joining material is mortar, the method of covering
to prevent raining will be done at least from 1 to 3 days. If the
tiling surface is in the open air and not being indicated in the
drawing, the width of gap compensation joint will be 2cm and
being inserted with elastoplastic material.
09 51 00 Acoustical Ceiling

Acoustical tile to be 12x12 inches. Suspension System to be


concealed type

09 72 00 Wall Coverings

Plain Cement Plaster Finish: 10 mm. thick. On vertical, on


masonry and for all concrete hollow block surfaces, painted
finish as indicated in the drawings.

09 90 00 Painting and Coating

a. Generally three (3) coats. All primers, thinners and putty,


also waterproofing for internal and external application shall
be the same brand as the specified material. Painting materials
including its application must be covered with minimum of five
(5) year guarantee to be rendered by the painting
manufacturer. Use only BOYSEN or DAVIES for all painted
works.

10 28 00 Toilet, Bath, and Laundry Accessories

All toilet, bath, and laundry accessories can be bought from


different manufacturers as long as it conforms to the specified
sizes, dimensions, colors indicated in the drawings.
10 28 16 Bath Accessories

Bath tubs shall be 60 inches long (5ft), 30 inches


wide (2.5ft) with 19 inches of water depth (1.89ft) in every
toilet and bath.

10 28 19 Tub and Shower Enclosures

Shower and tub enclosures shall be a frameless reinforced


glass.

12 00 00 Furnishing
All items are to be residential grade. Freestanding cabinets and
bookcases should be evaluated for height and weight to
determine if they should be secured to the wall using common
earthquake restraint practices. Clear or natural wood finishes
are preferred. No furniture, including systems furniture panels,
may cover radiators, valves, environmental controls,
equipment, data and electrical outlets, etc.

15 40 00 Plumbing Fixtures

All fixtures shall be installed complete with accessories, such as


fittings, angle valve, shut-off valve and supply pipe assembly,
p-traps flange and others to make it functional.
