Project management for large and complex project

Project management, supervision of works, cost management, technical advisory,

procurement and contract administration for this large and complex 86.000m2 project
bringing together 26 contractors and 12 consultant companies. Project
management, supervision of works, cost management, technical advisory, procurement
and contract administration is done by GI group. Hypo Alpe-Adria Center project was the
largest high-rise construction project in Croatia. The total area of 86.000 m2 comprises
three sublevels with a parking areas and service facilities, an open and partially covered
square and four buildings eight to eleven floors high accommodating class “A” business,
residential and wellness facilities.
The works lasted from 2003 until 2007.

Management of construction projects
Management of construction projects, project management, engineering supervision.
Works on construction of a new shopping center are carried out under the FIDIC-Yellow
Book, Design and Build Contract. Investment fund Bluehouse Capital 38.000m2 shopping
centre project in Vrbani neighbourhood in Zagreb, for which GI is coordinating and
managing all design, permits, actions and contracts relating to the execution of the Project
from design to operation. GI also acts as the supervising engineer.
Management of construction projects, works on construction of a new shopping center are
carried out under the FIDIC-Yellow Book, Design and Build Contract. The Works generally
comprise of all design work, supply and installation of the superstructure and floors,
external and internal walls, doors, services installations, fitting out as detailed in the tender
documents and all other works necessary to construct the completed shopping center all
in coordination with Tenants fit out. Parking for visitors, 450 parking places, is in the
garage on two underground levels (-4 and -3) while supermarket is occupying mostly
whole level -2 which, in height, is spreading over whole level -1 (double height). Above
ground levels (0+2) comprise of various shops (cca 45 units), bowling area and rich
entertainment and F&B offer with spacious open air terrace on last floor.

 Housing community project management
GI provided project management services on the construction of 2.733 housing units of the
total area of 202.000m2, 961 garages, 181 office spaces of 14.500m2 and accompanying
facilities of 106.200m2.
Zagreb Housing project is situated in Sopnica – Jelkovec, Sesvete. Investor built a housing
community that consist of 55 buildings containing 2733 housing units with all accompanying
facilities: business, public, green areas, squares, sporting facilities and accompanying
infrastructure (kindergarten, primary and secondary school with indoor pool, church, library,
market, public garage…). Building site is 40 hectares in size and divided in four areas carrying
markings A, B, C and D. Summarized values of the surface layout:

We act as independent certifier. We check compliance and quality, and confirm project completion in accordance with the project
requirements.

We offer operational monitoring service on PPP/PFI projects. As work progresses we monitor the quality of the construction services and
the suitability of the management systems to deliver and ensure compliance with the project requirements. We identify issues of concern
and potential financial and operational risks throughout the project”s operational phase.

Key objective of GI cost engineering is to arrive at accurate cost estimates and schedules and to avoid cost overruns and delays. We
exercise cost control through formal change control procedures and regular cost reporting, which gives up-to-date cost information to our
client and provides a trail of changes against an approved budget.
