DEED OF DONATION

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF DONATION, made and executed this ______ day of

________________________ at __________________________ by Spouses MIGUEL and
ERKA who are both of legal ages, Filipino citizens, married to each other and a
resident of ____________________Dasmariñas City, Cavite, herein after referred to
as the DONORS, in favor of their daughter ______________________of legal age,
Filipino citizen, single and also resident of _______________, herein after called
the DONEE.

WITNESSETH: That –

WHEREAS, the DONORS is the owner in fee simple of a certain parcel of

land/real property, inclusive of the improvements thereon, covered by Transfer
Certificate of Title (TCT) No. ___________of the Registry of Deeds for the
Province of Cavite, situated in _____(location)________;

WHEREAS, the DONORS is the biological father and mother of the above-
named DONEE and they would like to ardently express their love and affection
towards the DONEE for all the good things the latter have done for them by
making this generous donation of the above-described real property.

NOW THEREFORE, for and in consideration of the DONEE’S trust,

devotion and affection shown towards the DONORS and as a joint act of
gratitude and liberality on their part, the DONORS hereby voluntarily and
unconditionally GIVE, TRANSFER AND CONVEY by way of Donation, unto the
said DONEE, her heir/s, assign/s and successor/s-in-interest, ONE HUNDRED
EIGHTY- EIGHT (188) Square Meters of the above-described real property,
together with all the improvements that may be found thereon, free from any
liens and encumbrances, and estimated value in the sum of PESOS:

That the DONORS hereby solemnly affirm that this donation is not made
with intent to deceive any creditor and that they have reserved for themselves
sufficient fund for their support and sustenance. Moreover, the foregoing
donation does not constitute preterition.

That the DONEE, on her part, hereby accepts and receives this donation
made in her favor by the DONORS and manifest her gratefulness for the latter’s
generosity.

IN WITNESS WHEREOF, the parties have hereunto set their hands and
affixed their respective signatures to this DEED OF DONATION on the date and
