Subject : PROPOSAL FOR THE CONSTRUCTON & SUPERVISION OF THE 3-STOREY

RESIDENTIAL BUILDING AT MAKATI CITY

Dear Sir :

We are pleased to submit our cost proposal for the Construction of the Proposed 3-Storey Residential Building
located at 8950 Aranga St., San Antonio, Makati City.

We have outlined herewith the terms and conditions that will best fit your requirements.

I. SCOPE OF WORKS:

Construction & Supervision

 Architectural Design;
 Structural Design;
 Sanitary & Plumbing Design;
 Drainage Design (tap to existing Road Drainage);
 Electrical (Power & Light) System Design;
 Mechanical Ventilation System (AC);

III. PERFORMANCE PERIOD

We proposed to complete the works within 6-7 calendar months upon issuance of the Building Permit, Advance
Payment

IV. PROJECT COST:

ECC shall undertake the required services within the prescribed period. The required Services shall commence
from the date of receipt of the Notice to Proceed (NTP) and Advance Payment.

Construction & Supervision (Supply of Labor & Materials) for the Proposed 3-Storey Residential Building. Our
service fee for the proposed services shall be a lumpsum Amount of Php SIXTEEN MILLION TWO HUNDRED
THOUSAND & 00/100 (P 16,200,000.00) exclusive of VAT.

Ground Floor 255 sqm
2nd Floor 255 sqm
3rd Floor 165 sqm

Conditions:

1. Inclusions/Exclusions (Construction):

 Earthworks & Reinforced Concrete Structural Works: Construction of Building Foundation, all Structural
Elements, construction of Septic Tank;

  Architectural Works: Construction covering the Architectural Works fot all Floors, walls, ceiling
finishes, Specialized Steel works (Stairs Railing, Steel Gates, Toilet Fixtures, Cubicles, Painting Works,
Exclusions: Air Conditioners, Exhaust Fans).

 Water Heaters shall be Panasonic portable Electric Water Heaters x Shower Head combo.;
 Shower Cubicle shall be Pozzi Brand, Bath Tub shall be Pozzi Brand; Whirlpool shall be HCG
Brand

 Electrical & Auxiliary Systems Works: Design and Construction for the Power & Light, main power
distribution system, lighting & grounding System, Auxiliary System covers the CATV System;

 Mechanical HVA Works: Design; supply of Air Conditioners & Exhaust Fans by Owner;

V. TERMS OF PAYMENT:

 30% Downpayment upon Signing of Contract Agreement and issuance of Notice to Proceed (NTP);
 Balance through Monthly Progress Billing;
 The Downpayment shall be recouped through Progress Billing Payments;

VI. CHANGE ORDERS/VARIATION ORDERS, ADDITIONAL WORK/S

6.1 The OWNER may, at any time, by a written order, make changes in the schedule and work required
under this Agreement. If any such change causes an increase or decrease in the work or the time
required for performing the work, an equitable adjustment shall be made of the contract price and
completion date upon mutual agreement of the parties reflecting such adjustments by way of a written
variation order.

6.2 Should the Owner find it necessary to have any additional work carried out for purposes of the Project
in addition to the contracted work, such additional work will be carried out immediately by the
CONTRACTOR upon receiving written instructions from the OWNER. Adjustments in terms of
additional costs or completion date or both, will be reflected by written extra work order or supplemental
contract.

6.3 Change Orders and additional works shall be undertaken only after the Owner and the Contractor shall
have agreed in writing on the adjustments in the contract price and completion date.
