CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT OF LEASE entered into this __ day of April 2019 at Pasig City by and between:

FELECISIMA EMELINE YU DELA ROSA Filipinos, of legal age, with residence and postal address at
EYD BLDG., Balderama St. Farmers Ave., Brgy. Bambang Pasig City hereinafter referred to as the
“LESSOR”.

And

Duly represented by STEVEN BITAC, Filipino, of legal age, with postal address 3rd Floor, Room 303,
Nav's Bldg. A #230 National Highway, Brgy. Bayanan, Muntinlupa City hereinafter to as the “LESSEE”.

WITHNESSETH: THAT

Whereas, the LESSOR is the registered owner of the Residential building (The LEASED PREMISES) at
3B EYD BLDG 2 Balderama St., Brgy., Malinao-Bambang Pasig City.

Whereas, the LESSEE desires to lease the LEASED PREMISES exclusive of furnishing.

NOW, THEREFORE, for and in consideration of the foregoing and mutual agreement herein contained,
the LESSOR has let these presents does hereby let the lease unto the LESSEE the LEASED PREMISES
and the LESSEE hereby accepts the same by way of LEASE subject to the following TERMS and
CONDITIONS.

1. LEASE PERIOD – This lease shall be for a period of twelve months (12) commencing on April 15,
2019 and expiring on April 14, 2020. This lease may be renewed subject to negotiation and mutual
agreement of both parties provided a written notice is served at least thirty (30) days before the
termination of this contract by the LESSEE to the LESSOR, stating the intention to renew the lease
agreement. In case of pre-termination by the LESSEE, for any reason whatsoever, the LESSOR has the
right to collect any remaining rentals aside form forfeiture of the security deposit.

2. RENTAL – The parties herein agree that the rental of the LEASED PREMISES shall be payable as
follows:

2.1. Monthly Rental – Eight Thousand Five Hundred pesos (Php 8,500.00).

The LESSEE agrees to issue and deliver to the LESSOR cash or dated check, for the entire duration of
the LEASED PERIOD. Should for any reason, the check payment for the rental be dishonored by the
bank, the LESSEE agrees to pay a penalty charge equivalent to five percent (5%) of the amount of the
check compounded monthly until the same is fully paid.

2.2. Security Deposit - Seventeen Thousand pesos (Php 17,000.00)

The DEPOSITS shall remain intact during entire term of this lease and shall not be applied as
payment for any monetary obligations of the LESSEE under this contract. Should be LESSEE fully and
faithfully perform every provision of this lease, the security deposit shall be refunded to the LESSEE after
the expiration of the lease term upon LESSEE’S satisfaction of all monetary obligations to the LESSOR.

If the LESSEE decides to terminate the Lease Contract before its expiration, the LESSEE’S
Security Deposit shall be fully forfeited in favor of the LESSOR.

2. PURPOSE – The LEASED PRIMESES shall be used for residential purposes only. The rights and
obligations of the LESSEE over the LEASED PREMISES may not be assigned or sub-leased by the
LESSEE without the LESSOR’s written approval. It is understood and agreed that the LEASED
PREMISES shall be occupied and used only by the LESSEE, his immediate family, household help, and
guest not to exceed seven (7) person.

3. MAINTENACE AND CARE – The LESSEE agrees and undertakes to keep and maintain the
LEASED PREMISES, in a good, sanitary and habitable condition towards the end of this contract.
4. REPAIRS – The LESSEE shall be responsible for any damage or loss of any part of the LEASED
PREMISES and which may be caused by his fault or negligence or by any members of his household or by
any person, except ordinary wear and tear. Minor repairs shall be made and effected by the LESSEE at his
cost and expense. Major repairs shall be the responsibility of the LESSOR. However, the LESSEE shall
first inform the LESSOR of such major repairs and sufficient time shall be given to the LESSOR to effect
the necessary works.

5. NOTICES – Any notice or correspondence to be given hereunder or in connection with this contract
to the LESSEE shall be personally delivered or mailed to the LEASED PREMISES. Any notice or
correspondence to be given hereunder or in connection with this contract to the Lessor shall be personally
delivered or mailed to the LESSOR’s address stated above or to such other address that the LESSOR may
designate in writing to the LESSEE.

6. ENTIRE AGREEMENT – This contract constitutes the complete and exclusive statement of the
terms and conditions of the CONTRACT OF LEASE between the parties with respect to the subject
matter referred to herein. No statement or agreement, oral or written, made prior to the execution hereof,
and no prior conduct or practice or either party shall vary or modify the written terms and conditions set
forth in this contract. No alteration, additions or variations of the terms and conditions of this contract
shall be valid unless made in writing and signed by both parties.

IN WITNESS WHEREOF, the parties have hereunto set their hands on the date and at the place first
written above.

This instrument refers to a Contract of lease consisting of six (2) pages including this page duly signed by
