LEASE AGREEMENT

This LEASE AGREEMENT is made and executed on this 01/Sep/2010 at Hyderabad, by and
between:

Manne Kishore s/o,late Manne Venkat Swamy, age about 31 years, R/o 7-1-413/14, Srinivas
Colony (East), Ameerpet and Hyderabad-016. [Hereinafter called the “The Lessor” which
expression shall include his heirs, successors & legal representatives]

IN FEVOUR OF

Mr,Mahesh Kumar, S/o ---------------- ,aged about 26 R/o 7-1-437/ Srinivasa colony (East),
S R Nagar, Hyderabad-038. [Here in after called the Lessee].

And whereas the “The Lessor” hereby agrees to give the Sri Shiva Shakthi Cyber Space business
to Lessee, on Lease Base, which is already existing in the premises of HNO: 7-1-413/14, Srinivas
Colony(East) Ameerpet, Hyderabad-038 to the TENANT on the terms and conditions herein contained:

NOW THIS AGREEMENT WITNESSETH AS FOLLOWS

1. That the said business has been let out for 11 months on the base of LEASE (Eleven months)
(herein after referred as agreement period) for the same business (which is mentioned above) of Mr
Mahesh Kumar and he is starting from the 1st day of Sep 2010, and the lease amount shall be
payable from the same date. The Lease Agreement will be effective from this day, however be
terminated by the both the parties before the expiry of the agreement period on giving advance notice
of three months to the other party.

2. That the Lessee shall pay to the Lessor” for the said lease business amount of Rs. 6000/- P.M
[Rupees Six Thousand only] on or before 5th day of every month by way of cash. In case any failure in
commitment Lessee has to pay the 2% penalty on the said rent.

3. Lessee agreed to pay the Rs 10,000/-(Rupees Ten thousand only) as deposit money and it should
be deposit at the time of agreement.

4. “The Lessor” giving word that the said premises will be handover to Lessee after getting the full
deposit money and agree of terms and condition.

5. That the Lessee shall pay for electricity (ACD) & Broadband bills according to the bills of the
Authorities.

6. That the Lessee at the time of occupation has ensured that all the, electrical and Computers and
other fittings and fixtures are in working order and nothing is broken or missing. Annexure of electrical
fittings is annexed else where as Annexure ‘A’.

7. That the Lessee shall not sub lease the premises.

8. That the “The Lessor” shall pay all local taxes including property tax assessed by the Municipality.

9. That the Lessee shall not make any structural additions or alterations in the said premises without
the written permission of the “The Lessor”.

10. That on the expiry of the agreement period the Tenant with the consent of the Owner can extend
the agreement period with a 10% escalation on the rent for every one year.

11. That the day to day minor repairs such as fuses, electrical item failure and etc., have to be done by
the Lessee at his own cost.

“The Lessor” hand Over the below mentioned Electrical and Electronics goods along with other
Furniture.

IN WITNESS WHEREOF THIS RENT AGREEMENT IS SIGNED ON THE DAY AND THE YEAR MENTIONED
HEREINABOVE.
