General

We show profile. Highly sophisticated, top-quality constructions are not only visual objects, but also have a high utilisation factor that
has a positive influence on our everyday life. In order to enable this positive attitude to life repeat itself day after day, maintenance work,
appropriate servicing, cleaning and care as well as proper operation are necessary. But not only the utility value is maintained as a
result, but also the service life of the individual constructions.
Maintenance intervals need to be adjusted due to the different stress factors and environmental pollution. Furthermore, the aim is to
conduct targeted inspections to detect damage at an early stage and to remedy it as quickly as possible to ensure that the functionality
of the system is maintained. Improper maintenance, cleaning and care can not only lead to a loss of functions, but also to personal
injuries. In the event of a failure of components caused by insufficient maintenance, liability claims may become null and void.
The measures listed below regarding the maintenance, cleaning, care and operation of the individual window, door and façade
constructions must be followed at all times.
For cleaning and care work, we recommend the appointment of a company of the Gütegemeinschaft für die Reinigung von Metallfassa-
den e.V. (GRM) (German Quality Association for Cleaning Metal Facades).

Note:
Maintenance does not only begin upon the commissioning of a façade, but already starts in the planning phase. Attention must be
paid that each part of a construction is also accessible.

Maintenances contract

Only if proper maintenance and operation are given is it possible to assert the guarantee claims (=liability for defects) specified in
the purchase contract, and any product liability claims. Maintenance not only comprises proper servicing, but also cleaning and care.
Therefore, the building owner is responsible for proper maintenance and operation.

RAICO Bautechnik GmbH expressly recommends to the end customer the conclusion of a service contract with a RAICO specialist
company for maintenance, cleaning and care work. Here, the accident prevention regulations BGV A1 are applicable. A sample ser-
vice contract can be obtained from the Verband Fenster and Fassadenhersteller(German Association of Window and Façade Manuf-
acturers) (VFF-WP.03; Internet: www.window.de).
A service contract specified the above stated obligations and their proper performance. This provides the client with the absolu-
te assurance that the prerequisites for guarantee and product liability claims are maintained. In addition, a long service life of the
respective construction is secured.

For further information on this topic, please refer to the information sheets WP.01, WP.02, WP.03 and WP04 issued by the Verband
der Fenster- and Fassadenhersteller.

Accident prevention regulation

If external companies are appointed, then both supplier and client are responsible for occupational safety obligations. Apart from the
German Health and Safety at Work Act, the Accident Prevention Regulations BGV A 1 form the basis for this. According to § 5. “If the
entrepreneur awards a contract for the planning, manufacture, modification or repair of facilities, or for the planning or design of work
procedures, then he shall submit a written instruction to the supplier to observe the relevant specifications set forth in § 2 subpar. 1 and
2 for the implementation of the order. If the entrepreneur awards a contract for the supply of work appliances, equipment or materials,
then he shall submit a written instruction to the supplier to adhere to the relevant requirements for safety and health protection within
the scope of his order. If orders are assigned to an external company, the entrepreneur awarding the work shall support the external
company in the risk assessment regarding the company-specific hazards. The entrepreneur shall also ensure that activities posing
special hazards are monitored by supervisors, who ensure the implementation of the specified protective measures. The entrepreneur
shall furthermore reach an agreement with the external company as to who must provide the supervisor“

Technical rules

In particular the technical rules ASR A1.6 – windows, skylights, translucent walls must be observed. (BAuA; Federal Institute for
Occupational Safety and Health; http://www.baua.de/en/Homepage.html).

Indications to transport and installation


Incorrect handling and secured transport of the elements that is not in compliance with the regulations can cause life-threatening situa-
tions. It therefore applies that transport and assembly shall be carried out by a RAICO specialist company acc. to RAL assembly.
Furthermore, the information sheets published by the Verband Fenster- and Fassadenhersteller (VFF) regarding regulation-compliant
transport must be observed (TLE.01).
During transport as well as loading and unloading procedures – in particular when using aids such as suction cups, transport nets, fork-
lift truck or crane – reaction forces can occur that lead to damage to, or improper loads on the installed fittings. Here, the following shall
be observed:

When transporting a window or door system, the rebate clearance must be secured using a transport lock such as e.g. spacer
blocks, so that any forces that may occur can be properly dissipated.
Furthermore, the element should be transported within the building in the position in which is to be installed later. The reason for
this is the structurally selected fitting, which is designed to dissipate any forces occurring to the outer frame via the sash. If it is
not possible to transport the individual elements in their later installation position, then the individual sashes must be detached
and transported separately to the outer frame.

Environmental protection

The following environmental protection instructions must be observed for maintenance, cleaning and care work:
Remove any escaping or excess grease at lubrication points and dispose of it in accordance with the locally applicable regulations.
Collect the replaced oils in suitable containers and dispose of it in an environmentally friendly manner.
Observe the application instructions for the individual care products.
Collect escaping fluids and waste water.
Observe communal wastewater regulations, applicable rules for industrial safety and immission protection and proper disposal.

The following shall generally apply: “Please leave the environment as you found it.”

Maintenance, cleaning of surfaces


Anodized or powder-coated aluminium: For the maintenance, cleaning and care of anodised or powder-coated surfaces, please
refer to the instructions of the VFF “Gütegemeinschaft Reinigung von Fassaden e.V. (Façade Cleaning Association)”
(Information Sheet WP 05) or contact your refinement company.

Note: A suitability test is required for the cleaning and care of metallic coatings, as these can very easily change their colour or effect.

Glazing
For the cleaning and care of glazing please observe the cleaning and care indications of your glass supplier.

Protection against (permanently) humid room air


Sufficiently ventilate fittings and rebate clearances - in particular during the building phase - such that they are neither exposed
to the direct influence of moisture nor to forming condensate. Ensure that (permanently) moist room air cannot condense into the
rebate clearances:
Ventilate intermittently several times a day (open all windows for approx. 15 minutes).
Sufficiently ventilate, even during holidays and bank holiday periods.
In case of more complex building projects, prepare a ventilation plan if necessary.

If ventilation as described is not possible, because fresh screed may not be treaded on or where draughts must be avoided, tilt the
windows and seal them off to the room side such that they are air-tight. Direct any existing air humidity in the room air outdoors
using condensation dryers.
Please note that a shorter ventilation period of approx. 5 minutes is necessary during the winter. In summer, an intermittent ventila-
tion time of approx. 18 minutes is recommended.

Maintenance

General information
Windows, doors and façades should be regularly serviced to ensure the intended service life. The frequency of the maintenance
control cycles largely depends on the location, conditions of use and local atmospheric conditions as well as on the materials and
surfaces, cf. DIN EN 13830. If this work is not completely performed or not at all, a considerable reduction in the service life of the
materials, components and surfaces may be the consequence.
A permit from the responsible Building Supervision Office may be required for the erection of scaffolding or similar constructions.
All components of the window, door and façade systems must generally be checked for damage and warping. The structural connec-
tions and fixtures such as e.g. sun protection, roller shutters, fittings and special fittings are included. Moving parts must be checked
and greased or oiled with suitable lubricants.

The table published by the ift Rosenheim is decisive for the appropriate inspection intervals.

A quality assurance based on the service contract must ensure the correct performance of the maintenance work.
We recommend to preferably commission companies certified acc. to DIN ISO 9001. Commissioning of the maintenance of win-
dows, doors and curtain walls is to take place according to the following table.

Maintenance manual for motors and drives

Motors and drives must be serviced, cleaned and cared for in accordance with the guidelines of the respective manufacturers of the
motors and drives. Functions and fastenings must be checked at least once a year. Slam protection also applies to motors.
For additional information about motors and drives, please refer to the corresponding product documents of the drive manufacturer.

Advice and repair

Your specialised dealer for RAICO windows, doors and façades is a specialist in the handling of the various window, door and faça-
de variants. In case of repair, you can ensure the top-quality repair of the products by using genuine RAICO spare parts. Please
contact your RAICO specialist in case of any queries regarding maintenance, repair, care or operation. For additional information
about motors and drives, please refer to the corresponding product documents of the drive manufacturer.

General information on fittings

Your window/door elements were delivered with high-quality system fittings. The prerequisite for their durability and ease of operati-
on is the adherence to the maintenance intervals. This also refers to the function and condition fittings and must be checked accor-
ding to the following criteria:

Free movement
By using the window handle, the free movement of the fitting can be checked. The locking and unlocking moment of the handle is
standardized in accordance with DIN 18055, featuring a value of max. 10 Nm to be measured at the window handle by using a
dynamometric key.
Easy movement may be improved by lubricating with grease or oil, and by readjusting the fitting components.

NOTE!
Faulty and inappropriate readjustment of fitting components may result
in malfunction of the windows.

Fixing of fitting components


The correct function of the window/door and its safe usage depend on the reliable fastening of the fitting.
The fit and fixing of each single screw should be checked. For example, screws that may have come loose or screw heads that have
been torn off, the screws need to be pulled tight, or replaced.

Wear and tear of fitting components


All fitting parts relevant to safety and correct functioning are to be lubricated with grease or oil in order to avoid wear and tear.

Damage to fitting components


It must be ensured, in particular for load-bearing components, that these are replaced in case of damage.
The following functional checks must be essentially performed during maintenance work
Inspection of safety-relevant fitting components for firm seating
Inspection of safety-relevant fitting components for wear
Inspection of all locking components

NOTE!
We recommend that only a specialist certified by RAICO is to carry out
maintenance work.
Upon conclusion of a Maintenance Contract, the specialist certified by
RAICO will carry out all maintenance and repair work.

Maintenance guidelines for motors and drives


Motors and drives are to be maintained and serviced in accordance with established guidelines. Correct functioning and fastening
should be checked at least once a year.
For additional information on motors and drives please refer to the enclosed Product Documentation.

Feature: WING rooflight


In case of horizontal glazing, the drainage mechanisms of the construction must be separately cleaned; particularly those that could
potentially cause a build-up of water.
The sash must be protected against slamming before commencing any maintenance work. No tools or objects may be deposited
in the rebate area. Reaching into the rebate area is also forbidden as this poses an increased risk of injury. Furthermore, the item
"Special feature: Roof" must be observed.

Maintenance THERM+
General information

In the case of façade constructions, the intersection points of the mullions and transoms are a major item for maintenance as well as
the ventilation openings and drainage slits. The seals must be checked for damage and repaired if necessary to maintain the leak
tightness of the system. The information listed below must be observed. The functional components must be checked according to
their description.

Functional components
Sealing profiles: Check of contact pressure; examination for signs of detachment/disintegration; inspection for soiling and
embrittlement
SG-joints: Checking of the condition as well as the adhesion to the adjacent components
Drainage/ventilation openings: checking of the function of drainage or ventilation openings
Pressure and cover profiles, especially in the area of the transoms; exemplary check of the tightening torque of approx. 4.5 Nm
(see processing); re-tighten if necessary.
Particular consideration applies to insertion elements and shadings. The maintenance, cleaning and care instructions for the
installed products and must be observed.

Structural stability
The load-bearing construction must be examined for corrosion, damage discolouration and function of the insertion elements
(the corresponding maintenance intervals must be adhered to for efficient ventilation and evacuation elements or smoke exhaust
elements).
Defective parts (profiles, fittings, accessories, glass) may only be replaced by an authorised RAICO specialist company.

Feature: roof

Overhead glazing is glazing that does not fall within the area of applicability of the DIN EN 13830 product standard, i.e. structures that
are inclined by more than 15 degrees from the vertical. The requirements for these roof structures are defined and checked on the
basis of the DIN EN 13830 product standard.
Additional requirements are, for example
avoidance of the formation of condensation (only conditionally possible)
durability of the structural system
reduction of deformations for functioning tightness/drainage

Overhead glazing and roof glazing are structures that, due to the installation situation, are subject to different loads than conventional
façade structures.
These loads are above all:
snow loads and dead weight loads
additional wind pressure with steeper roof pitches
additional loads due, for example, to sun protection, rooflights, wind deflectors, insurance systems.
deformations of the structures due to the occurrence of loads, especially in the case of flat roof pitches and in the transom area
temperature differences or temperature increases in the glazing rebate area when exposed to the sun
more difficult aeration and ventilation of the glazing rebates due to the installation inclination
more difficult water drainage or temporary accumulation of water with horizontal pressure profiles and flat roof pitches
accumulation of dirt, deposits or moss due to lack of cleaning

The lower the roof pitch, the more frequently regular care and maintenance are necessary in order to maintain the functionality and
preserve the value of the roof structures. The drainage of rainwater and melt water must be particularly observed here.

Maintenance

We recommend the following intervals as typical periods for maintenance and care:

The cleaning and care of the roof glazing (visual points) can be carried out by the suitable personnel, the user or a RAICO specialist
company. Maintenance work concerning the function and stability is to be carried out by a RAICO specialist company or by appropri-
ately trained and instructed personnel.
Cleaning (appearance) can also be carried out more frequently as required. A check of both the function and stability may also be
necessary after unusual events, such as storms, or in case of unfavourable locations (e.g. high accumulation of leaves).
You are urgently recommended to arrange a maintenance contract with the user in particular in the case of roof glazing with roof
pitches < 10 degrees. The necessary work is to be defined in the contract and recorded in a maintenance manual after completion
of the work.

Cleaning and care

General information
The cleaning and care of windows, doors and facades in an important aspect in ensuring their service life. Therefore, the following
points should be observed:
Only use neutral all-purpose cleaning agents (pH value between 5 and 8) to clean the components.
The list of cleaning agents published by the GRM (German Quality Association for Cleaning Metal Facades) (grm-online.de/filead-
min/user_upload/pdf/ Reinigungsmittelliste) is an aid for the correct selection of cleaning agents.
Cleaning agents containing aggressive substances, solvents or abrasives may not be used, as they may damage the surface.
Aluminium profiles should be washed down with a soft sponge or soft cloth using a neutral wetting agent (e.g. detergent) and
subsequently leathered.
Refrain from using sharp objects such as knives, steel wool or metal scrapers, as this may destroy the surface structure.
The popular high-pressure cleaner is also the wrong choice.
Due to its strong, point-focused jet, it may penetrate into the facade structure and impair the leak tightness of the entire
construction.
Remove deposits and dirt caused by building materials (building dust, plaster, mortar or cement etc.) with water before setting.

Natural products such as moss must also be removed.


Stubborn soiling on the surface must be removed with utmost care, preferably using a wooden or plastic scraper. When doing so
it is important to remove hard soiling as quickly as possible, as permanent influences may trigger alkaline or acidic reactions, this
permanently damaging the surface treatment. In the case of anodised surfaces it is necessary to immediately wipe off dirt from
non-hardened lime (e.g. during plastering or filling work).
Tip: These surfaces must be masked with plastic film prior to commencing work, and any splashes must be immediately removed.
Silicone and adhesive residues can be removed from aluminium by the immediate application of white and mineral spirits.
We recommend to not allow the cleaning agents to act on the material for longer than one hour in order to avoid permanent
damage. A period of 24 hours must at least be allowed between two cleaning procedures. The surfaces must be rinsed with
clean, cold water after each washing process to remove and residual cleaning agent. A water-repellent film must be applied very
thinly for the preservation of the components. Substances such as Vaseline or waxes are not suitable.
Observance of environmental protection (see P. 7). Gloves must be worn where specified to prevent bodily harm. Waste water
must be disposed of in accordance with the locally valid regulations.
Furthermore, it must be observed that an approval from the municipality or public water authority (Landratsamt) may need to be
obtained, or that these bodies may need to be informed regarding the cleaning and care of a building. A district-specific exception
may apply. Furthermore, the total areas requiring approval may differ. It is therefore recommendable to obtain information from
the responsible authority. An approval from the responsible Building Supervision Authority may also be required for scaffolding or
similar structures.
Caution! Wrong cleaning agents may cause irreparable damage. A differentiation must also be made between the different
materials. Not every cleaning agent is suitable for every material.

Cleaning and care of drainage and ventilation openings

Openings for drainage and ventilation purposes ensure that the water caused by
condensation and rainfall is led to the outside in a controlled manner. For that rea-
son please check regularly that all openings remain unobstructed and functional.
Dust or other dirt particles in gaps and interspaces may be removed with the help
of a vacuum cleaner.
Soiled drainage/ventilation openings may be cleaned by using a thin piece of wood
or plastic peg.

the mullion has to be cleaned separately to guarantee the water drain via the
glass.

Cleaning and care of gaskets

To ensure elasticity, all gaskets should be treated with a grease stick or Vaseline.
Check the gaskets for damage.
Whenever you find damaged gaskets have them replaced by a specialist certified
by RAICO.

At curtain wall constructions especially the outwardly visible areas (see red
marking) of the gaskets have to be cleaned and and checked for damage.

Protection from corrosion


Make sure to avoid corrosive vapours (e.g. arising from formic or acetic acid, ammonia, amine or ammonia compounds, aldehydes,
phenols, chlorine, tannic acid, etc.) in the area of the windows. The use of cross-linked acetic or acidic sealing agents or such
containing the previously stated ingredients must be avoided, as not only the direct contact with the sealing agent but also with its
evaporations can damage the surface of the fittings.
In coastal areas, a shorter maintenance and lubrication interval (every three months at the latest) is necessary due to the
increased risk of salt deposits on the fittings).

Cleaning and care fitting parts


Keep the fittings free from deposits and dirt. Never use aggressive cleaning agents containing acids, or abrasive agents. Only use
mild, pH-neutral cleaning agents in diluted form. Only clean with a soft cloth.

Operation

General terms of use


Regular maintenance, care and cleaning are essential to maintain the functionality of windows and doors. Please work following the
instructions below to prevent damage.
Apart from maintenance it is additionally necessary to adapt to the weather conditions, meaning that the windows are to be kept clo-
sed in the event of storms, rain and snow. On the other hand, the generally applicable stipulations of the individual house rules must
be observed, such as behaviour in the event of fire.

Hazard symbols

Danger! Keep your fingers out!


When operating window and door elements, take care not to get hurt by having your
fingers caught in the spaces between frame and sash.

Danger! Fall hazard!


Open windows may cause a fall hazard.
Do not leave open windows unobserved.

Danger! Falling objects!


Sudden gusts of wind and draughts may cause objects to fall out of open windows.

Danger! Risk of injury!


Open windows and doors are a serious risk of injury while you are working close to them.
Before starting to work make sure to close doors and windows.
Always make sure to close open windows and doors as soon as children enter the room.

Danger! Risk of injury caused by sudden slams!


Tilted windows and top-hung windows may suddenly slam after you have unlocked fitting
parts.
Swinging and turning window sashes may cause injury by sudden unforeseen movement
during opening and closing.

Operation

Wrong usage Wrong usage may result in damage to the window!

Do not leave any objects in the space between the frame and the open sash.
Do not put any additional load onto the window sash or door sash.

Window sashes and door leaves may be pushed towards the window reveal in an
uncontrolled way, for example due to wind gusts. Parts of the window/door (fitting
etc.) could thus be damaged or destroyed.

Do not press the window sash beyond the limit stop in order to avoid damage to
fitting and sash.

It is also forbidden to hang weights on the construction. Furthermore, French windows must not be closed in locked state, so that the
lock catch, the sash and the outer frame are not damaged.

In case of two-winged windows, always open the inactive leaf after the active leaf.
Exception: elements for which simultaneous opening of both wings is allowed.

WARNING!
Risk of injury due to incorrectly performed maintenance work!
Improper maintenance can lead to serious damages to persons
or to equipment.
– Before beginning the work, make sure there is enough installation
clearance.
– Pay attention to tidiness and cleanliness at the place of installation.
– Make sure that the window or the French window cannot unintentio-
nally slam open or shut during the maintenance work.
– Have any adjustment work to the fittings – particularly in the area of
the corner hinges and the stays as well as the replacement of parts
and the hinging and unhinging of the sashes performed by a specia-
lised company.
– Do not unhinge the window for maintenance work.

Child safety lock

When the child safety lock is on, the turn function of the sash is blocked.
The sash can now be put in tilt position only.
Without locking, all functions are possible.

Night ventilation
Windows with Tilt & Turn function may be equipped with an additional night
ventilation device.
For the night ventilation function, the sash is tilted towards theinside by
approximately 7 mm, thus creating a gap for ventilation purposes.

Move the handle upward by a quarter turn to the turn position.

Then move the handle further upward by 45° until it snaps into the night
ventilation position.

Operation

Anti-slam device

The anti-slam device damps the slamming shut of the window sash due to the
wind in the tilted position, thus preventing damage.
The anti-slam device is already integrated in the stays; no additional parts need
to be installed. Anti-slam devices are maintenance-free.

Opening restrictor

An opening restrictor limits the opening angle of the window sash in the turning
position. The max. opening angle can be variably adjusted. In the case of the
damped opening limiter, the slamming shut of the sash due to the wind is also
damped, thus preventing damage to the window sash and the fittings.

Snap fit

Snap fits are mainly used in balcony doors.


The snap fit keeps the door sash shut even when it is unlocked. By pressing or
pushing it lightly the sash can be opened.
Snap fits avoid the sash opening by wind gusts while it is unlocked but closed.
