Introduction

A Development organization which is best in class for all uses and approaches
each project,

 Master planning
 Mixed use densification
 Place making process

First wave of mixed use projects are opening and residential market will
rebound from 2006 -2007 slump creating opportunities for more ambitious
projects

Buy one other MPC due to downtum

Larger array of mixed use opportunities because of “company name” experience


in mixed use fully exploting competitive advantages.

Focus on sustainability in mixed use and MPC due to increase resource concern
and threat of taxes based on carbon footprint.

Complex is composed of certain units unified with same height, consisting of


basement or stilt, ground floor, mezzanine and one floor in each blocks.

Aim and Objectives


Objectives of Emergency Planning are to maximize the resource utilization and
combined efforts towards emergency operations and would broadly cover the
following.

1. To localize the emergency and if possible eliminate it.

2. To minimize the effects of accidents on people and property.


3. To take remedial measures in the quickest possible time to contain the
incident and control it with minimum damage.

4. To mobilize the internal resources and utilize them in the most effective way.

5. To get help from the local community and government officials to


supplement internal manpower and resources.

6. To minimize the damage in other sections.

Scope and limitation


The plan covers information regarding the properties of the residential
apartments, type of disasters and disaster/accident-prone zones, the actual
disaster control plans with authority delegation, controlling and other details.
General details like location, project layout, neighboring entities and the
assistance they can render etc., are also provided.

The important elements considered in this plan are Statutory requirements

 Emergency organization

 Roles and Responsibilities

 Communications during emergency

 Emergency shutdown

 & control of situation Rescue

 & Rehabilitation Emergency facilities

Methodology
The considerations in an emergency planning include the following:

1. Identification and assessment of hazards and risks

2. Hazard, consequence analysis

3. Alarm and communication procedures Proposed TOR for Proposed

4. Identifying, appointment of personnel & assignment of responsibilities

5. Identification and equipping Emergency control centre, Identifying


Assembly, Rescue points, Medical facilities.

6. Emergency preparedness plan, procedures, steps to be taken before, during


and after emergency.

7. Formulation of plan and emergency sources.

8. Training rehearsal, evaluation and updating the plan

Site Selection
 Environmental impacts of construction and operation are established
during the early phases of site selection and planning.

 Site selection, planning and design form an important stage in the


development of the project and will determine their environmental
impacts throughout the construction & operation stage of the proposed
project.
 Following procedures are considered during site selection From the
project there should not be any negative impact to the existing bio
diversity & ecosystems of the site.

 From the project there should not be any disturbance to the heritage &
cultural values, such as protected monuments. Geographical latitude and
microclimatic factors such as wind loads & solaraccess will be assessed.
Natural topography & landscape will be given clearly. Proposed TOR

 Bengaluru 20 Based on the infrastructure & utilities available the site is


selected. Site is selected in light of a holistic perspective of land use,
development intensity, social well-being and preservation of the
environment. Proposed land use will conform to the approved Master
Plan/ Development plan of the area.

 If there is no approved plan, consent from appropriate authority will be


taken & will be submitted for Environmental Clearance.
