DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by:

DYBIE B. LUMINGKIT, of legal age, single, Filipino, and with


residence and postal address at DR. MECIANO ROAD, DUMAGUETE
CITY, NEGROS ORIENTAL, hereinafter referred to as the SELLER

-AND-

RONNEL A. BULGADO, Filipino and with residence and postal


address at BARANGAY CADAWINONAN, DUMAGUETE CITY,
NEGROS ORIENTAL, hereinafter referred to as the BUYER.

WITNESSETH;

WHEREAS, the SELLER is the registered owner of a parcel of land


with improvements located at CAPALASANAN, LAZI, SIQUIJOR and
covered by Transfer Certificate of Title No. 143 containing a total area of
(Five thousand) (5,000) SQUARE METERS, more or less, and more
particularly described as follows:

TRANSFER CERTIFICATE OF TITLE NO. TCT 143

“A PARCEL OF LAND (LOT 244-D, PSD-07-067890, BEING A


PORTION OF LOT 488, CAD.-146), SITUATED IN THE BARANGAY
CAPALASANAN, LAZI, SIQUIJOR. BOUNDED ON THE NE., ALONG
LINE 1-2 WITH PERPETUAL ROAD RIGHT-OF-WAY (1.00 M. WIDE)
by Lot 468-A with a (1.00 m. wide) Perpetual Road Right-of-way; on the
SE., along line 2-3 by Lot 468-C, both of the subdivision plan; on the SW.,
along line 3-4 by Lot 469; along line 4-5 by Lot 524; on the NW., along line
5-6 by Lot 464; on the NE., along line 6-7 by Lot 467, all Cad.-141; and on
the SE., along line 7-1 by Lot 468-A, of the subdivision plan. Beginning at a
point marked “1” on plan, being N. 84 deg. 45’W., 220.41m. from B.L.L.M.
No. 1, Cad 141, thence S. 82 deg. 36’ E., 12.11m. to point 2; thence S. 09
deg. 03’ W., 13.67 m. to point 3; thence N. 87 deg. 04’ W., 2.89m. to point
4; thence N 84 deg. 26’ W., 25.64m. to point 5; thence N. 05 deg. 18’ E.,
29.60m. to point 6; thence S. 79 deg. 35’ E., 18.76m. to point 7; thence S.10
deg. 54’ W., 13.91m. to the point of beginning; containing an area of FIVE
THOUSAND(5,000) SQUARE METERS, more or less. All points referred
to are indicated on the plan and marked on the ground by P.S. Cyl. Conc,
Mons. 15 x 40 cms. Bearings true; date of the cadastral survey, June, 1918 –
September, 1921, that of the subdivision survey executed by Geodetic
Engineer Joriel B. Lumingkit, April 6, 2017 and approved on May 6, 2017.”

WHEREAS, the BUYER has offered to buy and the SELLER has agreed to
sell the above mentioned property for the amount of (Two Million) (P
2,000,000.00) Philippine Currency;

NOW THEREFORE, for and in consideration of the sum of (Two Million)


(P 2,000,000.00) Philippine Currency, hand paid by the vendee to the
vendor, the SELLER DO HEREBY SELL, TRANSFER, and CONVEY by
way of Absolute Sale unto the said BUYER, his heirs and assigns, the
certain parcel of land together with all the improvements found thereon, free
from all liens and encumbrances of whatever nature including real estate
taxes as of the date of this sale.
