DEED OF DONATION

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF DONATION is made and entered into in Cebu

City, Philippines, this _____ day of February 2018, by and between:

MARY LEE, of legal age, Filipino, widow, and residing

at Cebu City, Philippines, hereinafter referred to as
the DONOR;

- and –

JOHN DOR, of legal age, Filipino, widower, and

residing at Camagayan, Cebu City, Philippines,
hereinafter referred to as the DONEE;

WITNESSETH:

That the DONOR is the absolute and registered owner, of that certain
parcel of land situated in, Cebu City, Philippines, containing an area of ONE
HUNDRED NINETY (190) square meters, more or less, and covered by
Transfer Certificate of Title No. 000000 of the Registry of Deeds of Cebu
City, hereinafter referred to as the “Subject Property”, and which is more
particularly described as follows:

190 square meters (of the 570 square meters total
area)

“A parcel of land (Lot 000 of the Cad. Survey of Cebu),

situated in the Municipality of Cebu. Bounded on the
NE., by Norte America; on the S., by the Estero; on the
SW., by Lot No. 8; and on NW., by Lot No. 40. Xxx
Containing an area of FIVE HUNDRED AND SEVENTY
(190) SQUARE METERS, more or less. Xxx”

That for and in consideration of the love and affection which the
DONOR have for the DONEE, the said DONOR by these presents, transfer
and convey, by way of DONATION, unto the said DONEES, the above-
described real property, free from all liens and encumbrances;

That the DONOR affirm that this donation is not made with intent to
defraud her creditors and that she has reserved for herself in full ownership
sufficient property to support her in a manner appropriate to her needs;

That the DONEE does hereby accept this donation of the above-
described real property, and does hereby express his gratitude for the
kindness and liberality of the DONOR.

IN WITNESS WHEREOF, the DONOR and the DONEE have hereunto set
their hands this _____ day of February 2018, in Cebu City, Philippines.
