DEED OF EXTRAJUDICIAL SETTLEMENT OF ESTATE

WITH DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Extrajudicial Settlement of Estate with Deed of Absolute

Sale is executed by and between:

PACITA A. GAMBOL, widow, of legal age, Filipino citizen, and a

resident of Banger, Victoria, Tarlac;

CHRISTOPHER A. GAMBOL, married, of legal age, Filipino citizen,

and a resident of Banger, Victoria, Tarlac;

MONDAE A. GAMBOL, married, of legal age, Filipino citizen, and a

resident of Banger, Victoria, Tarlac; and

___________________, married, of legal age, Filipino citizen, and a

resident of Banger, Victoria, Tarlac, representing her husband,
FERDINAND A. GAMBOL;

WITNESSETH:

That the above-named parties are the heirs of the late FRANCISCO
M. GAMBOL who died intestate on _________________ at
__________________, a copy of his Certificate of Death is hereto-attached
and marked as ANNEX “A”;

That PACITA A. GAMBOL is the surviving spouse of the late

FRANCISCO M. GAMBOL, a copy of their Certificate of Marriage is hereto-
attached and marked as ANNEX “B”;

That the marriage between PACITA A. GAMBOL and FRANCISCO

M. GAMBOL begot three (3) children namely: CHRISTOPHER A.
GAMBOL, MONDAE A. GAMBOL and FERDINAND A. GAMBOL, copies of
their Certificates of Live Birth are hereto-attached and marked as ANNEX
“C”, ANNEX “D” and ANNEX “E”;

That the late FRANCISCO M. GAMBOL the time of his death left a
parcel of land situated in Victoria, Tarlac, covered by Transfer Certificate of
Title (TCT) No. 388318 with an area of SIX THOUSAND FOUR
HUNDRED THIRTY NINE (6,439) square meters, more or less, an
electronic copy of which is hereto-attached and marked as ANNEX “F”;

That to the best knowledge and information of the parties hereto, the
said deceased FRANCISCO M. GAMBOL left no wills or debts;

That we, the parties hereto, being of legal age and with full civil
capacity to contract pursuant to Section 1 of Rules 74 of Court of the
Philippines, hereby by these presents agree to divide and adjudicate unto
ourselves the estate of deceased FRANCISCO M. GAMBOL in equal
shares;

DEED OF ABSOLUTE SALE

That, FURTHER, for and in consideration of the sum of FOUR

HUNDRED SEVENTY THOUSAND PESOS (₱470,000.00), Philippine
currency, PACITA A. GAMBOL, CHRISTOPHER A. GAMBOL, MONDAE
A. GAMBOL and FERDINAND A. GAMBOL (SELLERS) hereby SELL,
CONVEY, and TRANSFER by way of Absolute Sale unto SPOUSES
JEFFERSON L. GACAYAN and LEA MAY P. GACAYAN, their heirs and
assigns and successors-in-interests, all their rights, interest and
participation over the parcel of land covered by TCT No. 388318 of the
Registry of Deeds of the Province of Tarlac, located in Victoria, Tarlac, free
from all liens and encumbrances.

That SELLERS hereby acknowledge receipt of the amount of

₱470,000.00 from the BUYERS representing full payment of the subject
parcel of land.

Extrajudicial Settlement of Estate with Deed of Absolute Sale, consisting of
three (3) pages including this page on which this Acknowledgment is
written, has been signed by the parties and their two (2) instrumental
witnesses on the left margin of each of the first and third pages and on the
top of each of their typewritten names of the second page.
