Client Profile
Mr. & Mrs. Lannister are an aging couple who have decided to downgrade from their larger
family home to a home within walking distance of many bookstores, restaurants, and food
markets in the Pittsburgh, PA area. Mr. Lannister is currently retired and Mrs. Lannister has one
year of school teaching left before retirement. They want a relaxing environment to spend their
quality time together upon the new and upcoming retirement phase. Their hobbies include
reading, watching movies, enjoying time with grandchildren and simply relaxing whenever
possible. Outside of the visits from their children and grandchildren the Lannister’s home remains
peaceful and quiet, with few guests. The couple prefers to go out and explore the world around
them to gain experiences and stories to pass down to the grandchild. They look forward to
vacationing to the tropical islands once retirement happens for Mrs. Lannister. Their style is
English with hints of Hepplewhite furniture, incorporating a warm and calming palette. They want
their new home to be a place of tranquil and relaxation.

Architectural Style- Building 4
Italianate- style was very popular beginning in England
approximately 1840 through the 1870’s. It is widely known for
the colorful design and a way for artist to express
“fashionable ornamentation” (oldhouseonline). This style can
be referenced to Andrew Jackson Downing who owned a
home with this free spirited design. The roofs were often low
pitched. This architecture also had decorative brackets and
cornices.

Concept Statement
The goal of this design is to create a place of pure tranquility and peacefulness, while
incorporating the English style swag. The space will be filled with clean fresh lines with a
vertical emphasis on the south side window treatment on the first floor. The use of warm
muted hues throughout will accentuate an ease and comfort level tailored to the aging retired
loving couple. The space will be furnished with soft and indulgent pieces, to exude coziness
and luxury. The use of natural lighting on most days will help create a sense of relaxation
during the morning and afternoon hours. The muted neutral color palette will be seen
throughout the home to maintain balance and unity of this incredible time period, inspired by
George Hepplewhite. The flow of all these elements in the home will ultimately create a place
to grow old and blissful together.

Energy Efficiency (list at least 2 ways to promote efficiency) Helping conserve energy is very important for the world today and also to
help reserve costs. Ensuring ducts and pipes are properly sealed and
insultated can prevent the waste of air flow. Using a circulating how water
system is another great and effective was to conserve energy and costs.

Part II: Discuss how important codes are in residential design. Explain how knowing this
information will specifically advance your future application of code factors while
designing. Provide at least two examples.

Codes have been developed to ensure the safety and compliance of a building before the
design process even begins. Codes are a set of standards to abide by when constructing and
designing a building, that may vary slightly by region. In residential design, the International
Residential Codes(IRC) model is the main source of information for designers to reference when
beginning a project(artinstitutes). There are many officials that the designer will work with to
ensure all codes are followed, the fire marshal and building inspector are common examples. The
three main areas that go under review during a project are the building construction, fire safety,
and ADA compliance. With the advancements in technology today, finding all needed
information is at the tip of our fingers and can be views on the specific jurisdictions website.

Code knowledge is arguably one of the most important aspects to have when designing
and building. For example, in chapter 39: Power and Lighting Distribution, it discusses how
receptacle outlets for countertop and work surfaces in the kitchen and dining areas shall be
installed in accordance with Sections E3901.4.1 through E3901.4.5. Among these sections the
IRC specifies the distance each receptacle shall be from the finished floor and from one another,
depending on where they are. Once you get into the bathroom, there are a separate set of codes
for these outlets, for example Section E3901.6 states, “such outlet shall be located within 36
inches of the outside edge of the lavatory basin.” (ICC). The outlets also have specific codes in
the hallways, foyers, laundry areas and basically every inch of the building. This goes to show
the amount of information and knowledge to be aware of during the beginning phases of
developing and building a structure.

Another example of an important code factor that will advance future applications while
designing is in chapter 11: Building Planning, which discusses ceiling height in Section R305. It
defines exactly what a habitable space is and what a non-habitable space looks like, which are
normally in parts of the basement. The height of the ceiling in all habitable spaces, except for the
bathroom must reach at least 7 feet and nothing less. The bathroom and basement spaces with no
habitable space must reach 6 feet 8 inches (ICC).

The amount of knowledge and facts that go into residential codes are endless. It is
impossible to completely remember every section and exceptions word for word. With that being
said, it is highly important to and crucial to keep this information handy at all job sites to
reference and reflect upon. As the designer, we have a duty to ensure the safety and well-being
of the client, and the integrity of the structure before anything else.
