walkways of the city. And Jordanovac is, without exaggeration, Zagreb in a nutshell.
It offers the best of both worlds, whether you enjoy the culinary delights, going out

you`re a combination of all of that - Jordanovac is the perfect neighborhood. How
do we know? We investigated ourselves.
Živjeti u Zagrebu znači živjeti po mjeri čovjeka. Sve je nadohvat ruke, blizu i

Za one koji uživaju u gradskoj vrevi - centar grada nudi pregršt uzbudljivih mjesta

planinarenja na Sljemenu, rekreiranja na Jarunskom jezeru do jogginga i šetnje
Maksimirom i ostalim nebrojenim parkovima, perivojima i šetnicama grada. A

This green oasis is only a few minutes away from the city`s
center, but far enough to offer peace and quiet. Restaurants
and coffee shops, schools, kindergartens, hospitals, markets
and sporting facilities, all in a very narrow radius, providing
everything necessary for a comfortable life. Of course, there
is also the inevitable green jewel of Zagreb, park Maksimir.
Maksimir is to Zagreb as Central Park is to New York,
Tiergarten to Berlin or Regents Park to London; a center
of recreation, enjoyment and relaxation. In addition to the
beautiful forest, it boasts numerous meadows that call for
a family picnic and socializing with friends, trails for jogging
and walking, and playgrounds. Seven streams pass through
Maksimir and is reflected in the five lakes, and the zoo gets
better every year. Is it surprising that this park, as part of
the family tradition of almost every citizen of Zagreb, is the
backbone of our passion for Jordanovac? And after sharing
all these perks, we haven`t even moved from the heart of
the neighborhood!
Nearby, only a few minutes walking distance are Ravnice
with Maksimir stadium, sports center with swimming pools in
Svetice, Kvaternik square with its excellent green market and
restaurant and shopping area...
Therefore, we can proudly say that we have chosen the ideal
neighborhood for a pleasant life - this synergy of nature and
the city offers the privacy of your own luxury!
Ova oaza zelenila udaljena je svega nekoliko minuta od strogog
centra, a opet dovoljno daleko da nudi mir i opuštanje. Restorani i
kafići, škole, vrtići, bolnice, tržnica i sportski sadržaji, i sve to u vrlo
uskom radijusu, pružaju sve neophodno za ugodan život. Naravno, tu
je i neizostavni zeleni dragulj Zagreba, park Maksimir.
Maksimir je Zagrebu kao Central Park New Yorku, Tiergarten Berlinu
ili Regents Park Londonu; centar rekreacije, uživanja i opuštanja.
Osim prekrasne šume, krase ga i brojne livade koje pozivaju na

dječja igrališta. Kroz Maksimir prolazi čak sedam potoka i ogleda
se u pet jezera, a Zoološki vrt svake je godine sve kvalitetniji. Čudi
li imalo što ovaj park, kao dio obiteljske tradicije gotovo svakog
Zagrepčanina, čini okosnicu naše strasti prema Jordanovcu? A
nabrojavši sve ove prednosti, nismo se niti pomakli iz samog srca
kvarta!
U okolici, udaljeno svega nekoliko minuta ugodnom šetnjom su
Ravnice sa stadionom Maksimir, sportski centar s bazenima na
Sveticama, Kvaternikov trg s izvrsnom zelenom tržnicom, bogatom
ugostiteljskom i shopping ponudom...
Stoga, s ponosom možemo reći kako smo odabrali idealan kvart za
ugodno življenje - ova sinergija prirode i grada nudi intimu vlastitog

we decided to build the perfect home. We wanted the city and nature.
A house and an apartment. The luxury and quality with the highest

Na sve to smo mislili kad smo odlučili sagraditi savršeni dom. Htjeli smo
grad i prirodu. Kuću i stan. Luksuz i kvalitetu uz najviše standarde gradnje,

Privacy
With green gardens and roofs we wanted to distinguish this
project from the classic concept of housing and provide the
privilege of living in a home with their own green oasis of
peace. Thus we ensured privacy and we`ve amplified the
feeling of living in a house with separate entrances to each
apartment.

Privatnost
Zelenim krovovima i vrtovima željeli smo odmaknuti od
klasičnog koncepta stanovanja te pružiti privilegiju življenja
u kući s vlastitim zelenim oazama mira. Time smo osigurali
privatnost, a dojam življenja u kući dodatno pojačali zasebnim
ulazima iz vanjskog prostora u svaki stan.
Safety
All apartments are equipped with the most advanced security system that allows
security control 24/7. With smartphone or tablet, even when you’re not at home, you
can manage it and at any time check the situation.

Cooling / heating and fresh air


With the system of ceiling, wall and floor heating and cooling we`ve ensured that
tenants have the most effective and most comfortable way of heating and cooling,
in accordance with the highest international standards, without radiators and air
conditioning units that ruin the aesthetics of the space. Recuperation system allows
constant air exchange in the area without energy loss. The air, purified from allergens,
and temperature in the apartment are always optimal, natural and healthy for the body
for maximum feeling of comfort.

Sigurnost
Svi stanovi opremljeni su najsuvremenijim protuprovalnim sustavom i omogućuju
kontrolu 24 sata. Pametnim telefonom ili tabletom, čak i kad niste kod kuće, možete
upravljati domom.

Hlađenje/ grijanje i svježi zrak


Sustavom stropnog, zidnog, podnog grijanja i hlađenja osigurali smo stanarima
najefikasniji i najugodniji način grijanja i hlađenja u skladu s najvišim svjetskim
standardima, bez radijatora i klima jedinica koje nagrđuju estetiku prostora. Sustav
rekuperacije omogućuje stalnu izmjenu zraka u prostoru bez energetskih gubitaka.
Zrak, pročišćen od alergenata, i temperatura u stanu uvijek su optimalni, tijelu prirodni i
zdravi za maksimalni osjećaj ugode.
Smart
technology

Smart technology
With the concept of “smart home” the flat is on the palm of the
hand. From the apartment or from a remote location, via tablet
or smartphone, tenants are allowed to manage the entire house
from the “armchair” – controlling the lighting, heating, cooling,
ventilation, cameras , burglar alarm, blinds...

Pametna tehnologija
Konceptom „pametne kuće“ stanarima nudimo stan na dlanu. Iz
samog stana ili s udaljene lokacije, putem tableta ili pametnog
telefona, stanarima omogućujemo upravljanje cijelom kućom
iz “fotelje” – upravljajte rasvjetom, grijanjem, hlađenjem,
ventilacijom, kamerama, protuprovalnim sustavom, roletama...
Cleaning
With central vacuum cleaning we allowed the residents to
easily and healthily vacuum without raising dust and with
minimal noise. The calcium filter eases the fight against
Zagreb`s hard water and unappealing water “marks”.

Sorting
In cooperation with nature, we`ve secured an odorless, clean
and aesthetically pleasing system of sorting waste disposal
with access control.

Čišćenje
Centralnim usisavanjem omogućili smo stanarima jednostavan i
zdrav način usisavanja bez dizanja prašine i s minimalno buke, a
razbijačem kamenca olakšavamo borbu s tvrdom zagrebačkom
vodom i neprivlačnim vodenim “mrljama”.

Sortiranje otpada
U suradnji s prirodom, osigurali smo bezmirisan, čist i estetski
lijep sustav sortiranog zbrinjavanja otpada s kontrolom pristupa.

About the project, in the words of Architects

The architect’s task is to make the space cozy and


comfortable within the settlements, buildings and
apartments. All these levels we consider equally
important and we devote them adequate attention in
our projects. Accordingly, the project at the level of
settlements represents efforts to form a micro-unit with
identity, an environment that will be more than a group
of well-designed house.

The assembly is also made up of four buildings grouped


around a semi-private yard intended for access, having
fun and games. The choice of materials and landscaping
show the effort to humanize and domesticate the
environment. The buildings contain three apartments.
Like in semi-detached houses, each of the apartments is
provided with a direct pedestrian and vehicular access.
In terms of design, the houses are simple prisms with

U oblikovnom smislu, kuće su jednostavne prizme s
glatko žbukanim glavnim korpusom na postamentu od
velikoformatnih ploča. Ovakav oblikovni slog referenca
je na ponajbolje primjere zagrebačke Moderne, ali -
dakako – u suvremenoj interpretaciji. Krovovi su intenzivni
zeleni i koriste se kao vanjski prostori stanova na
završnim etažama. Stanovi imaju više etaža i prostornu
kvalitetu malih obiteljskih kuća te su trostrano ili čak
četverostrano orijentirani, što ih - u kombinaciji s velikim
otvorima - čini dobro osvjetljenima i zračenima. Posebnu
kvalitetu predstavlja, dakako, pogled na grad s bogato
dr.sc. Svebor Andrijević dipl.ing.arh dimenzioniranih terasa i lođa.
