STANDARD LEASE AGREEMENT

This Agreement, executed on 03/21/2017 by and between:

Alan T. Ibaldeo of 5975 N. Bayshore Drive, Miami, FL 33137, hereinafter known as the “Landlord”,

AND

Yaldo R. Merino and Rogelio Vazquez, hereinafter known as the “Tenants”. Both parties agree to the
following:

OCCUPANT(S): The Premises is to be occupied strictly as a residential dwelling only.

OFFER TO RENT: The Landlord hereby rents to the Tenants, subject to the following terms and
conditions of this Agreement, the property located at:

5975 N. Bayshore Drive, Cottage, Miami, FL 33137 consisting of a 1 bedroom and 1 bathroom,
hereinafter known as the “Premises”. The Landlord may also use the address for notices sent to the
Tenants.

PURPOSE: The Tenants and any Occupant(s) may only use the Premises as a residential dwelling. It may
not be used for storage, manufacturing of any product, or for any commercial use unless otherwise
stated in this Agreement.

FURNISHINGS: The Premises is not furnished.

APPLIANCES: The Landlord shall provide the following appliances:

! Refrigerator
! Stove
! Oven
! HVAC (Central Air Condition Unit)
! A washer and dryer are available for Tenants use.

Any damage to the Landlord's appliances shall be the liability of the Tenants, reasonable tear and wear
expected, unless damage is caused by a natural disaster or any other activity not caused by the
Tenants.

LEASE TERM: This Agreement shall be a month to month arrangement (tenancy-at-will) beginning on:
4/01/2017 and end at anytime by the Landlord or Tenants providing at least 30 days' notice to the other
party.

RENT: Tenants shall pay the Landlord in equal monthly installments of $900.00 (US Dollars) hereinafter
known as the “Rent”. The Rent will be due on the fifth (5) day of each month and paid by Cash, Money
Order or Cashier's Check only.

LATE FEE: If rent is not paid by the due date, and Tenants does not notify Landlord of the lateness in
advance, Tenants shall pay a late fee of $25.00.

POSSESSION: Tenants shall take possession of the Premises before the Rental Agreement and by taking
possession acknowledges that they have accepted the Premises in good order and in its current
condition except as herein otherwise stated.

ACCESS: Upon the beginning of possession, the Landlord agrees to give access to the Tenants in the
form of keys, fobs, cards, or any type of key-less security entry as needed to enter the common areas
and the Premises. At the end of this Agreement all access provided to the Tenants shall be returned to
the Landlord.

ABANDONEMENT: If the Tenants vacates or abandons the Premises for a time period that is the
minimum set by State Law or seven (7) days, whichever is less, the Landlord shall have the right to
terminate this Agreement.

AASIGNMENT: Tenants shall not assign this Lease without the prior consent of the Landlord.

RIGHT OF ENTRY: The Landlord shall have the right to enter the Premises during normal business hours
by providing at least twenty four (24) hours notice, unless it's an emergency.

UTILITIES: The Landlord agrees to pay for the following utilities: water, garbage disposal.

Tenants agrees to pay for the following utilities: The portion of the electricity that is consumed by the
Premises, cable and internet.

MAINTENANCE AND REPAIRS: The Tenants shall keep the Premises in a clean and sanitary manner and
shall surrender the same at termination hereof, in as good condition as received, normal wear and tear
expected. The Landlord shall be responsible for repairs to the interior and exterior of the Premises, as
well as repairs to any appliances provided by the landlord.

PETS: Tenants has one cat which shall be allowed in the Premises.

COMPLIANCE WITH LAW: The Tenants and Landlord agree that during the term of the Agreement, to
promptly comply with present and future laws of the Federal, State, County, City and Municipal
government with respect to the Premises, or the use or occupancy thereof.
ADDITIONAL TERMS AND CONDITIONS: There are no other terms and conditions unless stated below:

ENTIRE AGREEMENT: This Agreement contains all the Terms and Conditions agreed to by both parties
relating to its subject matter including any attachments or addendum. The Landlord and Tenants agree
to the terms and conditions and shall be bound until the end of the Lease Term.

The Parties have Agreed and executed this Agreement on March 21, 2017.
