Do I need to leave the solar heater electricity power switch on all the time since there is a thermostat to cut

off the electricity supply when the water is hot? At what temperature does the thermostat cut off the
electricity supply?
The thermostat for the solar water heater is normally set at 60℃.

The solar water heater can only heat the water automatically if the electrical supply to the heater is switch
on. If the electrical supply to the heater is switch off, the water will not be heated automatically when the
water is below 60℃.

Our Recommendation: To switch on the power supply during raining season if ready hot water is needed,
otherwise the power can be switched on for 5 minutes before use and switch off after use.

Water Leakages
Clean water is a valuable natural resource that we cannot afford to waste. In these days of rising costs, it is
prudent to have some knowledge on how to detect and manage a leakage problem.

The picture above shows a screw driven through a timber wall that penetrated the hot water copper pipe. The
penetration caused a minor leak and if left undetected, it will turn into a large leak over time, resulting in
wastage of water, uncalled for damages to the furniture or flooring and also a huge water bill for the owner.

How do I check whether there is a leak?

We suggest you do the following steps on a monthly basis:

1. Make sure no water is being used inside or outside the house.


2. Know where your water meter is sited. It is located just outside the front garden wall. If you have
any trouble locating or reading your meter, please contact SYABAS.
3. Check and record the water meter reading. Wait at least 10 minutes, although an overnight reading
would be better.

REMEMBER - do not use any water while you are waiting - this includes toilet flushing. (Note: Your
meter has 6 digits whereby the first 3 digits in black denote water usage in meter cube (m3). The last
3 digits in red background denote decimals of a meter cube.)

4. Read the water meter again. If the reading has changed, then you have a leak that requires immediate
attention.
5. Locate the home's main shutoff valve and shut off the water at that valve.
Repeat steps 3. & 4. If the reading has changes, you have a leak in the underground water pipe
between the meter and the house.

How can I locate a leak?


1. The sound of running water helps. If you hear it, follow it to its source.
2. If water is staining the ceiling or dripping down, the leak is probably directly above. Occasionally,
water may travel along a rafter/ beam and then stain or drip at a point some distance from the leak.
3. Any wall stain is likely to be below the actual location of the leak and you'll probably need to
remove part of the wall to find it.
4. Without the sound of running water and without drips or stains as evidence, leaks are more difficult
to find. Using torchlight, check all the pipes within the roof space may help.
5. Most outside leaks occur at joints between two pipes or connections. Common locations for leaks are
joints at the meter and the point where the water pipe enters the home or building. Sometimes the
pipe itself may leak, the common telltales sign are wet or soft spots in your garden or moist floors at
the side terrace.

Should I hire a plumber or do the work myself?

You can save a lot of money if you do it yourself, but is it worth it? Obviously, changing a 15-cent tap
washer yourself is better than calling a plumber with a minimum RM50 service call. In other situations, the
choice may not be as clear. Before you tackle any large jobs yourself, consider the following:

 Tools and equipment to complete the job.


 Building codes and permits.
 Your skills and experience.
 Cost of materials.

In some cases it is prudent to hire a plumber. Remember to get a few estimates from plumbers who are
licensed by SYABAS and record/ check their license registration and validity date.

Serious Leaks

In case of serious leaks whereby your water bill is several hundred ringgits, you are advised to do the
following,

1. Such occurrences are normally underground and may not be easy to detect or repair.
2. Shut off the supply at the water meter unless water is required to fill the water tank or for kitchen
use.
3. Report to SYABAS on abnormality in billings.
4. Obtain quotations from SYABAS-licensed plumbers, who have valid SYABAS license.

What kind of indoor plants species, which can grow well under minimal sunlight exposure and
maintenance?

For maintenance of internal & external floor trap and drainage system, owners can refer to the following

 For all internal and external floor traps and drainage system, to check regularly to make sure the
floor traps and drainage system are not blocked by any debris, leaves, dust, hair etc
 Clear any form of debris regularly to prevent blockage

 For unoccupied property or orccupied property where you need to be away for a perios of time, it is
adviseable for you or your own representative to visit your house regularly to check and perform the
above maintenance
 Check regularly that the under-floor trap cover is not damaged (bumped off its hinge). If the trap
cover is missing, debris will be able to flow freely into the hole and may cause blockage
 If a blockage occurs beyond the trap, please call your plumber for professional help. Do not attempt
to insert any objects into the hole to free the blockage, this often makes the situation worse.
