This PARTITION AGREEMENT AMONG HEIRS OF THE DECEASED GUILLERMA

ELICHO ALBA is made and executed by and between the following heirs:

CORAZON ALBA-PE, of legal age, Filipino, married to Marino V. Pe and

resident of Valencia St., Puerto Princesa City, Palawan;

SUSAN LIAO-ESPINA, of legal age, Filipino, married to Ramon P. Espina and

resident of 147 National Highway, Brgy. San Pedro, Puerto Princesa City,
Palawan;

BETTY LIAO-MASIGLAT, of legal age, Filipino, married to Roberto D.

Masiglat, Jr., and resident of Pineda Road, Purok Bagong Silang, Brgy. San
Pedro, Puerto Princesa City, Palawan;

ROSALINA A. LIAO, of legal age, Filipino, single, and resident of Pineda

Road, Purok Bagong Silang, Brgy. San Pedro, Puerto Princesa City,
Palawan;

EMILY A. LIAO, of legal, Filipino, single, and Pineda Road, Purok Bagong
Silang, Brgy. San Pedro, Puerto Princesa City, Palawan;

MARIA CRISTINA LIAO-MENDOZA, of legal age, Filipino, married to James

Albert A. Mendoza, and resident of 34 Lapu-Lapu St., Brgy. Mandaragat,
Puerto Princesa City, Palawan;

ETHEL LIAO-ALTAREJOS, of legal age, Filipino, married to Alfonso Lucas O.

Altarejos, and resident of Pineda Road, Purok Bagong Silang, Brgy. San
Pedro, Puerto Princesa City, Palawan; AND

KIM A. LIAO, of legal age, Filipino, single, and resident of 147 National
Highway, Brgy. San Pedro, Puerto Princesa City, Palawan

- all of whom are herein referred to as HEIR(S)

- WITNESSETH –

WHEREAS, the above named HEIRS are the only surviving heirs of the deceased
GUILLERMA ELICHO ALBA who died on February 26, 2014 at MMG-PPC Cooperative
Hosptial, Puerto Princesa City, they being her children;

WHEREAS the above named HEIRS have executed on March 24, 2014 in Puerto
Princesa City, Palawan an instrument entitled EXTRAJUDICIAL SETTLEMENT OF
ESTATE OF THE DECEASED GUILLERMA ELICHO ALBA acknowledged before Atty.

Joel Agustin Tan and recorded in his notarial book as Doc. No.: 287; Page No.: 59;
Book No.: 4; Series of 2014. The certified true copy of the Extrajudicial Settlement of
Estate of Guillerma Elicho Alba is herein attached as “Annex A” and made an integral
part of this Agreement;

WHEREAS, the said deceased at the time of her death left five (5) parcels of land
known as follows:

(a) Lot, 2 Block 13, Psd-04-1121189 covered by Transfer Certificate of

Title (TCT) No. 164171 containing an area of ONE HUNDRED
SEVENTY (171) SQUARE METERS, situated in Brgy. Madaragat, Puerto
Princesa City, Palawan, and more specifically described in Item No. 1 of
herein attached “Annex A”;

(b) Lot 5-A, Psd-4A-089669 covered by TCT No. 7762 containing an area
of SIX HUNDRED (600) SQUARE METERS, situated in Barrio of Calero
(now Brgy. San Pedro), Puerto Princesa City, Palawan, and more
specifically described in Item No. 2 of herein attached “Annex A”;

(c) Lot 8-B (LRC) Psd-160210 covered by TCT No. 1023 containing an
area of SIX HUNDRED SEVENTY SEVEN (677) SQUARE METERS
situated in Brgy. San Pedro, Puerto Princesa City, Palawan, and more
specifically described in Item No. 3 of herein attached “Annex A“;

(d) Lot D-8 Psd-04-0455376 covered by TCT No. 130322 containing an

area of TWO THOUSAND (2,000) SQUARE METERS situated in Brgy.
San Pedro, Puerto Princesa City, Palawan, and more specifically described
in Item No. 4 of herein attached “Annex A”; and

(e) Lot No. 793, PLS-110-A covered by TCT No. 177723 containing an
area of SIXTY SIX THOUSAND (66,000) SQUARE METERS situated
in Brgy. Salvacion, Puerto Princesa City, Palawan, and more specifically
described in Item No. 5 of herein attached “Annex A”;

WHEREAS, pursuant to the above metioned EXTRAJUDICIAL SETTLEMENT OF

ESTATE OF THE DECEASED GUILLERMA ELICHO ALBA, herein HEIRS have agreed to
extrajudicially settle, divide and adjudicate among themselves in equal manner the
entire estate particularly the above-described real properties;

WHEREAS, it is the best interests of the parties hereto to divide, partition and
adjudicate among themselves the above-mentioned real properties in the manner and
form hereinafter set forth;

NOW THEREFORE, pursuant to the foregoing premises, the parties hereto hereby
by these presents, agree to divide, partition and adjudicate, as they hereby divide,
partition and adjudicate, among themselves, the above-described real properties in the
following manner:

(1) TO: MARIA CRISTINA LIAO-MENDOZA – the parcel of land
specified and described under Letter (a) of Paragraph 4 hereof;

(2) TO: ROSALINA A. LIAO, ETHEL LIAO-ALTAREJOS and KIM A. LIAO

– the parcel of land specified and described under Letter (b) of Paragraph
4 hereof divided in equal share;

(3) TO: BETTY LIAO-MASIGLAT, ETHEL LIAO-ALTAREJOS, ROSALINA

Paragraph 4 hereof, shall partitioned as follows:

(5.a) TO: CORAZON ALBA-PE – Fifteen Thousand (15,000) Square

Meters;

(5.b) TO: SUSAN LIAO-ESPINA – Fifteen Thousand (15,000)

Square Meters;

(5.c) TO: BETTY LIAO-MASIGLAT, ROSALINA A. LIAO, EMILY A.

LIAO, MARIA CHRISTINA L. MENDOZA and ETHEL LIAO-
ALTEREJOS – the remaining Thirty Six Thousand (36,000) Square
Meters shall be equally divided among these Heirs.

All the parties hereto irrevocably ACCEPT to their complete satisfaction, the
specific partition and adjudication of the above described properties, and WAIVE, as
they EACH WAIVE in a manner absolute and irrevocably, any claims, they have or
may have against each other.

NOW THEREFORE, We have hereunto set our hands this November 7, 2017 at
Puerto Princesa City, Palawan.
